The cottage sits on a 3 acre elevated site overlooking Irelands 3rd largest lake Lough Derg and has private access to the lakeshore. It was built around 1750 and still includes many original features including 4 open fireplaces, oak floors and 4 foot thick walls. The entire cottage was recently restored to the highest standards and is tastefully furnished throughout with a mixture of Antique and modern furniture. There are 12 rooms in total including 3 spacious bedrooms, 3 bathrooms, 4 sitting rooms, a formal dining room and a large well equipped kitchen cum breakfast room. The 3 acre site consists of landscaped gardens, woodlands and mature and semi-mature orchards (pear, apple, cherry and plum). It also includes private access to the lake which is suitable for fishing or a quiet moment to yourself while enjoying stunning views of the lake. The surrounding area consists of green fields and mature woodlands and the lively and picturesque village of Garrykennedy is 1 mile away.

The cottage is located in the scenic lake land region of North Tipperary where the Arra mountains provide a dramatic backgroung to the beautiful waters of Lough Derg. The quiet waters of the lake and its many tributaries are a fishermans paradise which are famous for its pike, trout, eel and salmon.
All along the lake shore there are beautiful Irish villages which compliment the natural beauty of the region and numerous historical sites are to be found in the region including Clonmacnoise, Rock of Cashel, Holy Island, Birr Castle and Nenagh Castle.
Garrykennedy area
GarryKennedy: The cottage is located less than 1 mile away from Garrykennedy, considered by many to be one of Irelands most beautiful villages. The village dates back to 1450 when it was the stronghold of the O’Kennedy clan. The ruins of their castle on the lake shore remains the centrepiece of the village today. The village offers 2 pubs which are famous throughout Ireland for their traditional music sessions. Additionally there is a good quality restaurant which serves traditional Irish food at a reasonable price. There are also facilities to enjoy relaxing lakeside forest walks, boating, fishing, sailing and various other outdoor activities.
Lough Derg and Killaloe: Lough Derg is the 3rd largest lake in Ireland and the largest on the River Shannon which is the longest river in the British Isles. It's many attractions include its un-crowded waters which are superb for all kinds of sailing and windsurfing. It’s a fisherman's paradise with the Rivers Shannon and its numerous tributaries providing some of the best fishing in Ireland. Its waters are home to all types of fish - salmon, perch, pike, brown trout, bream, eels, roach and rudd – and offers a challenge to all fishermen. Killaloe is an ancient village nestling on the hills at the mouth of Lough Derg and is approx. 8 miles from the cottage. Most of its buildings date from the last century and its church dates from the 12th century. It is famous for its food and includes 3 of Irelands top Restaurants.

How to get there
If you fly to Shannon you take the road to Dublin. Aprox 15Km after passing through Limerick you come to a little village called Birdhill. If you fly to Dublin you take the road to Limerick and aprox 15Km after Nenagh you will arrrive in Birdhill
At Birdhill you leave the main Dublin/Limerick road and head in the direction of Killaloe/Balina. You drive through Balina and take the road to Portroe which is aprox 15Km.
