Chalet Charlotte is located in Fusch an der Großglocknerstraße in the province of Salzburg, 13km south of Zell am See. The wonderful valley location with its mountain views on all sides provides an idyllic setting to relax away from the stresses of everyday life, whilst being close enough to all the attractions and amenities when required. The holiday region grossglockner-zellersee is one of the most unique in the Austrian Alps. On the way to the amazing Grossglockner high-alpine-road you will find our village of Fusch, and the gateway to the mountains of the ‘Höhe Tauern National Park’.
We are a family run Chalet and collectively have over 40 seasons experience, working in travel & tourism. Our aim is to provide our guests with excellent individual service, fantastic cuisine, and a comfortable stay allowing you nothing to think about but just how to relax and enjoy yourselves. We have a wealth of local information and will happily find out any details you require, from booking your activities in advance, to finding out ski conditions or giving you money saving tips.
Wake up to a filling continental breakfast with traditional hot English options. And in the evenings enjoy a 3 course meal, with house wine provided free of charge. Part & non-catered options are also available, please ask for further details.
Whatever the time of year the Zell am See-Kaprun region always has plenty to suit your tastes. There is almost every winter sport imaginable. And in the summer we’ve got mountain biking, rafting, sailing, golf, rock climbing, tennis, horse riding, and of course all the walking/ hiking trails you can handle, plus much much more. The nearby town of Zell am See is bursting with Austrian charm & character and the crystal clear waters of the lake combined with the surrounding mountains, really do provide a beautiful picture postcard setting.
There are plenty of relaxing options too, whether that be a sightseeing & shopping trip in historic Salzburg or Innsbruck, to a leisurely boat trip around the lake or meadow walks.
In short, whatever you are looking for in your holiday, Chalet Charlotte is the place to stay whatever the season.

Chalet Charlotte has 170 m2 of living space, split into 5 bedrooms with a communal kitchen & dining area and sleeps 10-12 guests. It is perfect for a relaxing holiday for a large group of family or friends. In mid, low & off season we also rent out rooms individually. Breakfast & Evening meal is possible in all circumstances (please ask for further details).
Each newly refurbished double bedroom has it's a CD/Radio player with i-pod docking station, and flat screen TV, with built in DVD player and a cable TV connection. All rooms have their own shower & sink. Most of our rooms also have their own private balcony.
Self catering guests have use of the large kitchen/dining area with hob, oven, dishwasher, fridge-freezer, microwave & coffee machine. There is seating for 12 persons at the table. In the adjoining area, there is a corner sofa for relaxing with large TV and home cinema system. Also in this area there is a traditional wood burning oven. In the cellar there is a Infra-Red Sauna, and a Ski storage area.
We have free Wi-Fi connection throughout the entire house.
Other Details: Owner lives in the same property. Children welcome. Smoking is only permitted on the balconies or outside areas. Pet's only considered when the entire property is rented out by one group. Baby facilities, such as cots, high chairs, baths, potty's and changing mats are all available on request at no extra cost. All double beds are 'Austrian twin' and two rooms share a toilet.

The garden which wraps around the house on the east, south & west sides has stunning views of the mountain valley. There is an outdoor terrace with seating accessible via the ground floor dining area, as well as a separate BBQ area and plenty of space to relax in.
There is free on-site parking for all guests as well as undercover parking for motorcycles.
Guests can enjoy free use of the local outdoor solar heated pool which is only 500 metres away.
Conditions
A 50% deposit required when the renting the entire Chalet. A €300 breakage deposit is also required.
The Austrian Alps / Salzburgerland region
The National Park village Fusch has always been an important alpine transit town, connecting the villages north and south of the Alps. Not long ago, an ancient knife - dated 2000 BC - was found on the eastern foot of the Brennkogel mountain. This knife is the oldest object ever found, and proves that Fusch used to be a very important alpine transit town over the Hohe Tauern mountains. However, there is no proof that the so-called ’Römerweg’ was actually a Roman transit road, i.e. no milestones were ever found.
However, a 4-metre wide, kilometre-long road was found between Fuschertörl and Hochtor. This road was probably used by medieval traders, rather than Roman legions. Salt was transported from north to south, whereas wine and spices were brought back on the backs of local Haflinger horses. Apart from trading, mining was an important economic factor for the Fusch Valley. The gold and silver mines were built at an altitude of 2.900 - 3.000 metres, however they were abandoned in the years around 1600, due to the changes of climate and the approaching glaciers. This was the time of the ’small ice age’. At that time, 150 people worked as miners. The mines were re-opened in 1763, and were finally closed exactly 100 years later.
The construction of the Grossglockner mountain pass road from 1930 to 1935 - by Franz Wallack - was of greatest importance for the town of Fusch. The Governor of the Province of Salzburg Franz Rehrl was responsible for the construction of this important alpine transit route - the historical continuation of the ancient trading route. This mountain pass road was not only an important transit route, it is also an historical document for the job-creation policy during the world economic crisis.
At that time, it was also a political strategy to demonstrate that the young Austrian Republic was not only productive, but also capable of surviving. Apart from this most important construction of the 20th century, you can also visit other constructions from previous centuries in the Fusch Valley. The ’Saint Wolfgang’ church in Bad Fusch was built around 1400. Over the centuries, the twin-tower church was severely damaged by avalanches and gradually began to decay. Renovation work started in 1986. Today you can visit this beautiful church. The church of ’Saint Aegidius and Saint Martin’ is older than the previous mentioned, and was built in the year 1344. However, a new church was built on this site in 1971/72. The old early-gothic tower has a saddle roof and a step-gable.
The Fusch an der Grossglocknerstrasse area
The Fusch valley lies north of the Alps between Rauris valley and Kaprun valley and flows into the Salzach Valley.
Through the Fusch valley and situated in the valley, at Ferleiten (also belongs to Fusch), the Grossglockner High Alpine Road leads as a well-known scenic road and popular destination.

Most visitors to the Zell am See region who fly, do so into Salzburg airport which is a 75 minute journey by road. There is also a good train link direct to ‘Bruck-Fusch’. We will happily arrange a free transfer from either ‘Bruck-Fusch’ or ’Zell am See’ stations. Innsbruck, Munich and Klagenfurt are other airport options.
Chalet Charlotte is at the South end of the village of Fusch. The village itself has many restaurants, a bakery, tourist information office, a petrol station with mini-market as well as a ski hire & bike rental shop.
Directions by road:
If you are coming towards Zell am See from the East on the B311, approximately 6km before Zell am See, take the exit marked Fusch, Bruck & the Großglocknerstraße. This will bring you out next to a Billa supermarket. Turn left at this junction and head straight over the bridge, following the signs for the Großglocknerstraße & Fusch. Stay on this road for 7km, it will take you through Fusch centre, past the Lampenhausl Hotel on your Left. Just after this, you will see a sports club on your Left and Chalet Charlotte is opposite this.
If you are coming towards Zell am See from the North on the B311, approximately 2km before Zell am See centre, stay on the B311 and go through the tunnel, sign-posted Schüttdorf. Upon exiting the tunnel, take the 2nd turning (straight over) at each of the 3 roundabouts you come to, signposted Bischofshofen / Salzburg. After passing the Agip petrol station, take the next exit marked Fusch, Bruck & the Großglocknerstraße. Turn right at the end and follow the signs for the Großglocknerstraße & Fusch. Stay on this road for 7km, it will take you through Fusch centre, past the Lampenhausl Hotel on your Left. Just after this, you will see a sports club on your Left and Chalet Charlotte is opposite this.

Meals: Breakfast is €6 per person per day. Evening meal is €15 per person per day.
Booking Fee: A minimum of 50% must be paid immediately in order to secure your booking. The remaining balance can be paid on arrival.
Cancellation Fee: 0% if more than 3 months before the date of arrival. 40% of the total agreed price if cancelling between 90 and 30 days before the date of arrival. 70% of the total agreed price if cancelling between 30 and 7 days before the date of arrival. Cancellation Fee: 0% if more than 3 months before the date of arrival.
For self catering group bookings of the entire house there is an additional charge of €10 per person which covers the cost of the final cleaning. A €250 breakage deposit is also required on arrival. Bed linen packs & towels can be rented for €7. There is also an additional charge of €1 per adult per day covering tourist tax.
