The Cottage at Friston Down is a delightful three-bedroom annexe to a larger house - set within beautifully maintained, expansive gardens and with shared use of a swimming pool.

The annexe has its own private entrance and is set over two floors. Upstairs, in the eaves of the cottage, is a huge master bedroom with views over the South Downs, a walk in wardrobe and TV. This room can easily accommodate a cot or a camp bed for an extra child (both can be provided). Across the top of the stairway is a large family bathroom, complete with bath, separate walk in shower, toilet and bidet.

Downstairs are two further bedrooms - one double, one twin - plus another family bathroom, again with separate shower and bath.

There is a spacious, comfortable lounge with views over the gardens and French doors leading to your own private terraced area - perfect for summer BBQs or an evening drink. With a large screen TV with Sky TV, DVD player, stereo, free WiFi and even an iPod docking station, you're perfectly equipped for a relaxing break.

The dining kitchen is equally well equipped for a self catering holiday. There's another TV, plus a fridge, double oven, microwave, dishwasher, table and chairs and plenty of pots, pans and crockery. A separate utility room houses a washing machine and separate tumble dryer.

Set within the lovely grounds is a swimming pool which opens during the warmer months of the year - and you'll have set times each day where you can enjoy exclusive use.

With central heating throughout, this is a cosy hideaway in winter as well as a fabulous choice for a holiday in warmer weather. All towels and linen are provided, and while you'll feel completely independent in your own cottage, the owners are nearby if you need them, to answer any questions about the area or property.

There is plenty of parking in the wide gravel driveway leading to the cottage. All towels and linen are provided, along with enough tea, coffee and milk for welcome drinks on arrival.

Located in Friston, near Eastbourne in the glorious Sussex countryside, Friston Down Cottage offers the ideal location for walkers and cyclists, with the South Downs Way just a stone's throw away.

Beaches are also within easy access, along with a multitude of quaint villages and historical attractions. And if you're looking for a bigger social scene, Eastbourne is only four miles away and even Brighton is just a bus ride or drive away with its cosmopolitan cafes, shops and nightlife.

The village of East Dean is an easy walk away, with a fantastic pub offering great food and real ales - the Tiger Inn. The village has a nice selection of shops including a delicatessen, grocers, Post Office/newsagents, grocery store and a hairdressers. There's also a doctor's surgery and a fabulous Thai restaurant.

I think something has changed in translation - towels and linen are definitely included in the price, as is the WiFi and all utilities so there isn't anything extra to pay on top.

Wonderful to hear you were impressed with the quality and size of the accommodation.
Phil and Carolyn genuinely enjoy having others experience their cottage and I think this is reflected in the welcome and general hospitality they offer. That said, they will also leave guests alone if that is what is wanted and they seem to instinctively know and react accordingly.

It consistently blows away expectations (here at Exclusively Eastbourne we would never over-sell any of our properties - we'd much rather have our guests enjoy similar experiences to yours!), so to hear it was 'out of this world' really does make me smile :)

It feels very secluded, but is actually very close to Beachy Head and Birling Gap, situated as it is right on the South Downs Way. The views from the bedroom really are amazing aren't they?!
