Snaffles is a newly renovated 2 bedroom east wing of a family home located on a racing horse stud farm in East Sussex. The farm is located at the bottom of a private drive and has stunning views across open fields and woodland. The owners also live in the adjacent part of the house and are happy to offer the option of cooked breakfast, BBQ boxes for the fridge, and freshly picked flowers from their cutting garden. Children may also well enjoy a visit to feed the chickens and ducks.

The main entrance to the property is located in the corner of the stable yard, the door opens into a small hallway with hanging space for coats and then directly into the large open plan kitchen with stone tiled floor. This kitchen is fully equipped with fridge freezer, dishwasher, electric oven and hob and microwave. There is a lovely round pine table with seating for 5 and an additional settle with cushions. Windows to the side overlook the woodland and French doors open out onto the lawned garden with teak garden table. The views from here are stunning with deer often visiting in the adjacent field in the evening. An abundance of roses fill the area as hedging and over trellis and there is a pathway from the garden through to the woods.

From the kitchen, doors open into the sitting room with 2 comfortable sofas, side tables and shelves housing a collection of interesting books to enjoy during your stay. There is a working woodburner which adds a cosy feel to the room in cooler months of the year. There is wifi available and an IPod dock and TV.

Stairs from the sitting room lead to the first floor with double bedroom to the rear overlooking the garden and twin room at the front overlooking the stable yard.

The bathroom has bath with hand held shower, sink, WC and shave socket.

Booking information

Strictly no smoking in this property. No pets are allowed. Parking available for two cars.

Prices include bedlinen, all utilities, pre-arrival and departure cleaning and a welcome pack. The changeover day for weekly bookings is Saturday in high season. Other start days may be possible on request in the low and mid-season. Short breaks may commence on any day. There is a £24 booking fee per holiday and a £250 security deposit is required prior to arrival which can be pre-authorised on a credit/debit card.

Frant village is located about 3 km outside of the Victorian Spa town of Tunbridge Wells. The village is quiet and peaceful and has many traditional features such as a local church and pub within walking distance of the cottage. The village shop supplies locally sourced produce including breads and meats . The village green plays host to the local cricket team who hold regular matches throughout the summer season.
