Single storey 18th Century listed detached cart lodge converted to the highest standard completed in October 2013. The property offers 2 double bedrooms of generous size, a large living/dining area with vaulted ceiling, a useful double sofabed suitable for an extra adult or 2 children, TV and dining table for 6 adults. Wet room with shower and easy access for the less mobile. Seperate fully fitted kitchen with 4 ring hob and oven , fridge, dishwasher, kettle, toaster, microwave and numerous appliances. Seperate laundry room.
The whole property has been totally rebuilt providing the most modern facilities in a traditional building. Limestone floors with underfloor heating throughout, guaranteeing a warm and comfortable stay even in the depths of winter, exposed beams to the vaulted ceiling in the spacious living room and beautiful unspoilt panoramic views accross the surrounding countryside.
The Lodge stands in the courtyard to Moat Farm which is situated at the end of a long private drive off a quiet country lane in 10 acres of garden and paddocks, so if you are looking for peace and quiet or a child safe environment this is it. The Lodge has it's own private garden and parking. Moat Farm is no longer a working farm but we do have numerous animals, horses, dogs, cats and ducks. We have resident owls, kingfishers and the occasional visiting otter.
Sittuated just 1 1/2 miles from the village of Fressingfield with it's famous restaurant "The Fox and Goose", Laxfield just 3miles for "The Low House" one of only 2 surviving untouched pubs in Suffolk and 3 miles from Stradbroke with it's heated indoor swimming pool. Southwold is 1/2 an hour away and Aldeburgh, the Snape Maltings and Minsmere the same.

Suffolk is one of the U.K. s unspoilt counties, no motorways or airports. Quiet countryside and beautiful beaches, miles of countryside walks and a bird watchers heaven. All this within less than 2 hours from London.
The countryside is gentle and accessible and the small market towns are a delight to visit. The Suffolk Heritage Coast has something for all visitors from the celebrated seaside charm of Southwold and Walberswick, to the heaths and wildness of Dunwich and Minsmere. The famous Snape Maltings for wonderful concerts and operas is less than 20 miles away.
Suffolk has some of the best food producers in the country and many of the excellent pubs and restaurants make use of this produce in their menus.
As the driest part of Britain, Suffolk is an ideal destination for walkers and cyclists as the countryside is gentle and unspoilt. Motoring is also a good way to explore as the roads are quiet.
There are places to visit to suit all tastes from wildlife parks, and activity centres for children to golf courses and pretty villages with historic buildings and churches for those seeking a quieter experience
Moat Farm is situated on the edge of the pretty village of Fressingfield, surrounded by wheat fields and meadows. Less than 20 miles from the Heritage coast and less than an hour from the historic cities of Norwich and Colchester. The Norfolk Broads are within easy reach and the spectacular North Norfolk coast is about an hour and a half away. This is a great centre to explore the beautiful region of East Anglia.

"A wonderful and peaceful property - perfect for recharging your batteries"
The Cart Lodge is a great property - it has been decorated to a high standard and has two very comfortable bedrooms. The kitchen is well-equipped and there is a lovely garden to enjoy the sunshine and peaceful atmosphere. The view from the lodge over the fields is food for the soul.
The owners couldn't have been more helpful and friendly. John and Lorna went out of their way to offer us everything we needed for our stay.
We had a marvellous time.

"The perfect chill out getaway!"
Stayed here for a week in May and had such a relaxing time. John and Lorna the owners who lived in the farm couldn't have been more helpful and accomodating, giving advice on where to go and what to eat etc. The barn itself is 18th century but the fittings are of the highest quality, it's beautiful inside. There's plenty to do in the area, the coast, Aldeburgh and Southwold, but we found just the peace and quiet, the pace of life, meant we just chilled out and relaxed. By the way the food at the local pub is amazing. All in all a brilliant break.
