QUICK INTRO: Villa Cafaggiolo in a few sentences.

• The Villa is a luxury farmhouse only 7 miles east of Florence, 20 minutes by car. It is located in the Chianti countryside, surrounded by vineyards and olive trees. It is at the top of a hill so you can enjoy a great view of the valley.

• The Villa is composed of 3 luxury apartments, each a different size and shape, and each completely independent of the others. Each one has its own private entrance as well as its own private garden.

• The apartments are tastefully furnished with antique furniture and chandeliers and decorated with paintings and ceramics. Terracotta floors, beamed ceilings, and stone walls are everywhere. We (the Owners) used to live in this house ourselves, before we divided it into apartments, so they have a genuine Tuscan homelike feeling.

• Access to the Villa is by private road. You will never hear the sounds of traffic (day or night) during your stay. Our guests love falling asleep at night to the sounds of nature.

• All the land around Villa Cafaggiolo (2.5 acres) is completely fenced; your children will be safe in any part of the estate.

• There is a private swimming pool on the estate and also a private parking lot for your cars.

• The medium-sized village of Pontassieve is less than two miles from the Villa. There you’ll find any of the shops, restaurants, supermarkets, or banks you may need.

• There is a Railroad Station in Pontassieve with trains running frequently to Florence. The fares are inexpensive and the trains are comfortable and fast. It only takes 15 to 20 minutes to get to the centre of Florence. It’s easy to find parking at or close to the Station.

• The Villa is strategically located close to major highways. The following are some approximate driving times from Cafaggiolo:
20 minutes: Florence and Fiesole
1 hour: San Gimignano, Volterra, Siena, Lucca, Arezzo
1.5 hours: Pisa, Assisi, Gubbio, Orvieto
2.5 hours: Roma, Venezia, Cinque Terre.

• For bargain hunters…, the Gucci, Ferragamo, Armani, Valentino, Zegna, and other Outlets are just 15 minutes by car from Villa Cafaggiolo.

• Presently, we (the Owners) live on the same estate but in a separate Villa. This means you will have your privacy but, at the same time, we’ll always be available to solve any problems or to offer suggestions.

How to get there

Villa Cafaggiolo is only 7 miles East of Firenze and 1.5 mile from the medium size village of Pontassieve.
A large comfortable road (SP34, named: Via di Rosano), will lead you from Firenze Sud (South), up to the small village of Rosano and then up to the hills, to Villa Cafaggiolo.
It takes only 15 minutes driving and 20 minutes by train (from Downtown Firenze to Pontassieve).

- From Firenze Airport: you have 2 solutions:
1) Autostrada A11 (Highway A11), after few km, take Autostrada A1 for Roma (Highway A1).
Exit in “Firenze Sud”. Follow signs for Bagno a Ripoli, Vallina, Rosano (do not cross the river Arno).Drive on the SP 34 named: Via di Rosano.
When you arrive in Rosano, go ahead through the village until you'll find signs for Volognano, San Donato, Rignano sull’Arno: take on the left, up on the hill. After 1 km, you'll find a small wooden sign post on your right. Attention, turn on the left and follow the country road for 100 metres).
Villa Cafaggiolo is only 1.5 Km distant from Rosano (the first country road on the left, after the cross-road “San Donato, Rignano sull’Arno”).
2) Enter in the city, get in the “Viali di Circonvallazione” (large Avenues all around Firenze). Once there follow for Viale Spartaco Lavagnini, Piazza Libertà, Piazzale Donatello, Piazza Beccaria, Lungarno del Tempio, Lungarno Colombo. When you'll meet the bridge "Amerigo Vespucci", cross the river and get in Viale Giannotti; go straight ahead until you'll meet Viale Europa.Now, follow signs for Bagno a Ripoli, Vallina, Rosano (do not cross the river Arno). Drive on the SP 34 named: Via di Rosano.

- From Firenze Rail Station (SMN: Santa Maria Novella):
Exit from the historical centre; get in the “Viali di Circonvallazione” (large Avenues all around Firenze). Now look at point 2 (see above) and follow instructions.

- From Genova:
Autostrada A12 (Highway A12), then Autostrada A11 (Highway A11), then Autostrada A1 for Roma (Highway A1), - Exit “Firenze Sud”. Now look at point 1 (see above) and follow instructions.

- From Rome:
Autostrada A1 (Highway A1) - Exit “Incisa val d’Arno”.
Follow signs for Leccio, San Clemente (cross the river), Rignano sull’Arno, Torri, Volognano (castle). After 1 km, you'll find a small wood sign on your left. Attention, turn on the right and follow the country road for 100 metres).

- From Milan:
Autostrada A1 (Highway A1) or Bologna then Firenze. Exit “Firenze Sud”. Now look at point 1 (see above) and follow instructions.

- From Pisa:
After exiting the Airport follow the Blue signs for “Firenze” (ignore the green autostrada sign for Firenze). Continue along this highway for approximately 60 Km.
To avoid entering in the town, few km before arriving in Firenze , follow the Green sign “A1-Roma”. Take this highway and exit in “Firenze Sud”. Now look at point 1 (see above) and follow instructions.

- By Train:
There are many connections from the Firenze “Santa Maria Novella” Rail station, to the: Pontassieve Rail Station.
Pontassieve is only 2 Km distant from Rosano, and 5 minutes from Cafaggiolo.

APARTMENT MICHELANGELO (2 bedrroms, sleeps up to 6), 1130 square feet.

This is a large luxurious apartment with an upstairs and a downstairs. It has stone walls, beamed ceilings, terracotta floors, brick niches, and windows with stone lintels.

The ground floor consists of a large living room with the original 19th century fireplace; a big well-equipped kitchen (with a table seating eight people) with an authentic terracotta floor; and a bathroom with Italian tiles, shower, basin, and wc.
The upper floor consists of two double bedrooms which sleep up to 6 people. Each has a double bed and a single bed. Each also has a panoramic view over the garden, swimming pool, and hills. There is also a tiled bathroom with a bathtub, twin basins, bidet, and wc.

The covered terrace outside the living room and kitchen has a barbecue and dining table and chairs for eating out-of-doors. The furniture is antique and elegant and the bedrooms are well-lighted.

The other 2 apartments in Villa Cafaggiolo are bigger and sleeps up to 7 and 8 persons.

sorry for the bit of delay with my response – work has been a bit hectic this week and I certainly wish I was back at Villa Cafaggiolo drinking wine, eating fabulous cheese and listening to the church bells on the hill across the way!
I can’t say enough wonderful things about the Pucci family, their Villa, the Giotto apartment and the time we had there.
We were there last May-June for 3 weeks. We were 2 families and a total of 3 children and there was plenty of space for all. My friend and her family loved it so much, they rebooked for this year – just staying in one of the smaller apartments as there aren’t so many of them this time. Hopefully I’ll be able to return next year.
The apartment has a wonderful feel to it, and we felt right at home from the first day. Comfy beds, lovely sheets, and a great mix of old rustic farmhouse yet new bathrooms. The patio overlooks an incredible view, and is a great spot for an outdoor barbecue. It’s quiet, serene, in the middle of beautiful vineyards and olive groves – yet only 20 mins from Florence.
The town of Pontassieve at first glance is not as quaint and charming as the other surrounding Chianti road towns, but actually has a cute old city centre you just have to look a bit for it.
We found some wonderful restaurants right down the hill. Some of the most fun we had was just piling in the care and seeing what adorable town we’d end up in. It is so beautiful there – absolutely breathtaking. I’m getting so nostalgic just writing this email!!!
It was really one of the best vacations we’ve had, and we’ve gone to variety of places. I don’t know how you found Villa Cafaggiolo, but we found it online, and it was a bit nail-biting for us to book a place that we only saw website pictures of – but it’s a gem.
The Pucci’s are accommodating and helpful, yet are also very respectful of everyone’s privacy. We enjoyed meeting the other guests as well around the pool.
It was just a lovely trip, I know I’ll be back there someday.

As you did, we found Villa Cafaggiolo on the internet and were a little concerned about depositing money without references and having to rely on pictures from the internet. But your comments totally reassured me and I am now exited about having the good luck of finding this villa on the internet. I can now plan other stuff and not worry about the Villa.
