Located in the San Niccolò neighbourhood, one of the oldest areas in town, right below the magnificent Piazzale Michelangelo, where the most breathtaking panorama of the city of Florence can be admired, here lays our 120 square mts apartment. Combining together the comfort of a short walking distance from the major downtown historical sites and shopping areas, together with the benefits of living in the greenest and cleanest area of town, makes this place, the best one to be staying while visiting Florence.


The apartment has its own garden of about 200 square mts. which makes it the ideal place for children and families with pets.

The apartment is a ground floor in a very small and quite condo.

There are a few steps to reach the main entrance door, which makes it unsuitable for wheelchairs.

The apartment is a classical italian home with pavements partially in cotto tiles and wooden planks and beautiful vault ceilings in cotto tiles.

The lounge is vast and wide with two sofas, of which one can be used as an extra bed, and has a door access to the private garden.

A nice and luminous corridor characterised by an original ancient brick wall leads the way to the kitchen decorated in provençal style.

The kitchen has all facilities included and is incredibly bright and exposed to the sun the entire day.There is a wide table that can seat up to twelve people. A central kitchen island charcaterises this area, with a useful cutting board and sink which makes it ideal for those who love cooking!

The kitchen is surrounded on all sides by the private garden with two main doors of access and a big window view over the garden.

One of the doors leading externally also takes you to the laundry machine postioned outdoors.

Opposite to the kitchen, on the other side of the house is the night area, whith two bedrooms and two bathorooms.

One is the master bedroom, illuminated and cosy, with a majestic view over the ancient city walls and the old wooden door that once lead to enter medieval Florence.

The other bedroom is composed of a bunk bed for two kids.

The master bathroom has a bath tub whereas the smaller bathroom has a shower box.


San Niccolò is a very old area of the city of Florence. It is located on the southern side of the river, right at the border of the old medieval town's walls, which delimit the whole area all the way up to the old city fortress, the Forte Belvedere.

This area from the rivers' plain suddenly clims up towards hills and pitches full of trees and vegetation. It is without exception, the greenest and cleanest area of the city, ideal for jogging and outdoor sports. Close to the apartment is a very nice children playground immersed in the green of the Florentine olive fields, and further up the hills is a cosy tennis club, called "La Carraia".

If you look above your head, on the top of the hill dominating Florence is the beautiful church of San Miniato, the very first example of Gothic architecture in Italy, with its beautiful gold mosaic facade.

Another little gem of the area is the "Giardino delle Rose", the "Roses Garden" with a unique and rare collection of hundreds of different rose species trough which you may wander trough in the little windings trails of the park.This romantic park is opened during the spring and summer time from the early morning hours until dawn.

The district has typical italian groceries, butchers and bakers around the area, as well as a bigger supermarket about 10 minutes walking distance, vastly equipped with all the necessary.

The area has many little typical restaurants and the whole area is animated with bars and considered to be one of the hottest places in town.

Within walking distance from the area, are many important museum, including the Bardini Museum, the Villa Bardini Park, the Pitti Palace and the Boboli Park Garden, the Uffizi Museum, the Palazzo Vecchio and the Ponte Vecchio, the famous Florentine "Old Bridge", and of course the Santa Maria del Fiore Cathedral, the second biggest christian church in the world.

Still heading south, within a few minutes is the italian highway.

Within an hour drive, you may still visit many little medieval hamlets as well as major tuscan cities like Siena, Arezzo, and the Chianti area where the famous italian red wine is produced.

The Tuscany region

Tuscany is one of the richest regions of Italy, both in terms of historical/ cultural sites that can be visited, and in terms of leisure destinations to be reached out easily.

Within an hour drive you may reach the Appennines, mountain where you can enjoy nice trekking and fresh air during the hot seasons, and where you may find sky resorts in winter time.

Still an hour drive away, you may reach the coast and the sea, with the beautiful Versilia Riviera, about 100 kmts of pure white sand and clear blue and flat Mediterranean sea. Forte dei Marmi is the most reknown little village of the Versilia coastline, famous for its shopping and for the beauty of the area. There are lots of night entertainments with restaurants and discos.

The Maremma area, southern, is also a beautiful summer destination, wilder and more naturally preserved, less built by man but also with less night entertainments.

Tuscany holds in its region some true little treasure cities such as Arezzo, Pisa, Siena and many smaller medieval hamlets scattered all over the countryside that are all within an hour drive or so from Florence.
