Les Guillamaux is a large 19th century stone farmhouse set in the rolling countryside of South West France near to the villages of Fleurance, Lectoure and St.Clar. Completely renovated in 2001 it retains all the character of a traditional Gascon farmhouse ; large rooms, stone walls, beamed ceilings, original tiled floors and fireplaces alongside all modern comforts. The house sits in an acre garden with panoramic views over gentle fields and woods to nearby hilltop villages. It has its own private pool 11m x 5m, table tennis in the summer lounge and a huge 5m trampoline for everyone.

SLEEPING:
The house can comfortably accommodate 10 people but there is bed space for 12. With three bath/shower rooms all with toilets and 4 huge bedrooms there is space for everyone!
Upstairs, there is the master double bedroom with en suite family shower/dressing room, and along the corridor another bedroom with twin beds in it ( can sleep 2 more on mattresses ) with a bathroom next door.
Downstairs, there are a further two bedrooms: a twin bedded room with its own french windows onto the garden and suitable for anyone with limited mobility ( No stairs ). And lastly, a huge three bed room also with direct access to the garden. The downstairs rooms share a wet room, ideal for showering mucky children, or overheated adults.
We can arrange the sleeping arrangements with you according to the needs of your party. A baby cot is available.
COOKING & EATING
The people in this part of France, like so many, take their food and wine very seriously- as we do! The fully equipped family kitchen has a wonderful wood burning stove in it, dining table for up to 12 and french doors to the garden. It comes complete with modern gas hob, electric fan oven, integrated dishwasher and huge fridge. It is well equipped with big pots,pans and dishes to cater for the masses. In the separate utility room there is a washing machine, sink, drying maid, ironing board etc. and the central heating system. A high chair is also available.
RELAXING:
Next to the kitchen is the main lounge with a large open fireplace, doors to the garden and of course, two big squishy sofas to stretch out on. For home entertainment there is a TV and DVD player, together with CD and MP3 music systems, and a collection of board games and books.
We recently created a second lounge upstairs on the 50m2 mezzanine- a place to escape to, to read a book quietly, or listen to some different music - somewhere for teenagers , or others to gather, to lounge on big sofas, listen to music, watch a film, play cards.....There is also a big table for the family game of Monopoly, lego building, or puzzle making. The second lounge can also be used to sleep 2 people but is open plan.

LIFE OUTSIDE:
The house is set in its own one acre garden with a pool surrounded by olive trees, an orchard and large grassed areas that are perfect for ball and other games. Hammocks are dotted about so everyone can all find a spot for the afternoon siesta....
The pool is fully managed and you need do nothing other than take a dip. It is a 11 x 5 m pool with full width entrance steps, pool alarm and outdoor shower. If you’re feeling particularly active you could skim a few leaves, or perhaps rescue the odd piece of wildlife that falls into the pool.
The house comes with other playthings too. These include a full-size table tennis table, a 5m trampoline, a swing off the big oak tree, six bicycles to suit ages from 6 years up, a badminton set, cricket set, swingball, plus the mandatory boules and of course BBQ equipment!
The Midi-Pyrenees / Gers region


The house is in the middle of French countryside along a small road used by occasional cars but mostly by tractors, ploughs etc. going to the fields.
The nearest shops for all your requirements are in the local village of St. Clar 2 kms away. Here you have several bakeries with fresh bread, croissants and cakes daily, a couple of pharmacies and a medium sized supermarket ( eco-marche ) stocking everything you might want. For those of you who particularly like the big French Hypermarche they can be found in Auch/Agen about 40 minutes away. There are a couple of Doctors in the village too should the need arise.
The local markets have a wonderful supply of fresh local seasonal produce including fish,meat and wine. Just to give you an idea-In summer you can buy trays of Peaches,Nectarines, Melons, lots of varieties of Tomatoes, Strawberries, Cherries, Greengauges, Plums, Berries..... Organic produce can increasingly be found as well as produce from Spain and surrounding countries.
This is a part of France that is slow and tranquil. Choose between days at the poolside listening to the crickets, relaxing in the hammocks, admiring the sunflower fields or for the more active explore the local picturesque bastide villages, the bustling markets with fresh local produce, visit castles or take part in the many sporting activities on offer.
The house is an hour west of Toulouse International airport and Toulouse Motorail. The railway station at Agen is served by the TGV and is only 45 minutes away. It’s about a nine hour drive from Calais. The nearest village for the morning croissants is 4 minutes in the car or a 45 minute round trip on the bicycles.
Les Guillamaux is available for rent all year round and is perfectly suited to two families wishing to holiday together or perhaps a family taking the grandparents with them although a group of fewer people will just be able to enjoy even more space! We have furnished the house giving importance to comfort and aesthetic and conducive to relaxation and fun - successful holidays are when everyone is happy!
The Fleurance / Saint Clar area
The area around Les Guillamaux is dotted with villages and towns with an array of good food and wine, markets, restaurants and historical sites. Nearby is the Chateau of Gramont and the fortified village of Larressingle. Further afield are the castles in Bruniquel or the magnificent walled city of Carcassonne, the monasteries of Moissac, the stargazing dome in Fleaurance, and all the delights of Toulouse ( Modern Art, Space Museum, Museum of the Resistance etc.... ) and Bordeaux.
For ‘le type sportif’ there are local tennis courts, swimming lakes with water slides, tree top walking, Golf, horse riding and many beautiful walks and cycle rides. Slightly further afield there is canoeing, sailing, go -karting and rock climbing or 'Walibi' adventure/theme park.The Pyrennean mountains are only 2 1/2 hours away whilst the Atlantic coast is about the same distance.
This is the heartland of Gascon gastronomy. The region is famous for duck, foie gras, prunes and of course Armagnac. There are abundant local farmers’ markets and restaurants to suit all tastes and pockets.The
local farmers’ markets are a pleasure for all senses particularly in the peak summer months when they are at their best and most varied. If you are a market type then this is the place to buy your fresh fruit and veg ( tomatoes, melons, peaches, nectarines, strawberries, garlic galore) fresh fish and meat, sample some cheeses maybe do a little wine tasting yet still find time for people watching. There are local markets on 4 days each week.
We can give you plenty of ideas for day trips if you need them.
SPECIAL EVENTS
The International Jazz festival in Marciac ( 100 mins by car ) is held in the first two weeks of August every year. Equally famous is the Astronomy festival held in Fleurance every year with International speakers, debates and a local observatory for star and planet gazing. Alongside these more prestigious events, local villages put on evening feasts and dances throughout the summer with long tables surrounding the village squares, local produce being cooked and sold and everyone of all ages joining in the music and merriment until the early hours of the morning. A must !!

The house is in the Midi- Pyrenees about 70 km West of Toulouse. The drive from Toulouse International airport takes about 60 minutes. Toulouse is served from the UK by both BA, Easyjet and BMI. The closest airports that are served by Ryanair include Carcassonne (195 km, 2hr 15m) Bergerac (64 km, 2hr 5m), Rodez (201 km, 2hr 51m) and Lourdes (135 km, 2 hr 35m).
The railway station at Agen is is only 45 minutes away and served by SNCF’s TGV. Rail Europe’s motorail ( which takes the car overnight on a train from Paris ) goes into both Brive and Toulouse. Both French rail and motorail prices can be surprisingly inexpensive.
It is in a completely rural location and a car is a must. Car hire is available at all the airports and near to Agen railway station.
The driving time from the French terminal of Eurotunnel in Calais is almost exactly 9 hours, tunnel to door.

NB: Prices may be subject to change at the advertiser's discretion.
For two weeks continuous rental in High summer we offer a discount of £200 and for three weeks or more a discount of £500.
Out of High Summer shorter breaks are possible from 3 nights minimum. We are flexible on start days as we recognise sometimes flights are cheaper off weekends. Tea towels, duvets and pillows are included in the cost as are central heating and logs for winter breaks. For short stays we can provide linen/towels etc.. at an extra cost of £10 pp. Please contact us if you are interested in a short stay.
HOW TO BOOK
Once we have confirmed availability of your holiday dates, we will ask you to submit a Booking Form with a Deposit of 35% of the total rental cost in GBP. The balance is payable 2 months before the date of your arrival as well as a refundable deposit of £300. If you are booking within two months of arrival, we require full payment at the time of booking.
Upon receipt of your booking form and deposit, we will send you a booking confirmation showing the dates of your stay, and giving a date for payment of the balance, with details for payment by cheque or bank transfer to our UK account.
When we have received your final payment, we will send details of how to find the house, collection of keys and all other relevant information to facilitate your arrival.
Upon arrival you will find a welcome hamper to settle you into your holiday home -a bottle of wine to salute the beginning of your holidays, juice, biscuits, some fresh farm eggs, cheese, butter, bread and milk. Just to keep you going whilst you unpack and settle in.
We also expect you to find the house clean and fresh with a sparkling pool.In return we hope that you will leave the house clean. There are cleaning tools and products in the house and we ask that you maintain the house during your stay as you would your own home, and leave it as you found it, having replaced products (including dishwasher tablets, washing powder) that you have used up. You may be able to employ our cleaner during your visit ( depending on her availability). She currently charges 12€ per hour. Please indicate on your booking form if you would like this arranged. In the unusual circumstance that we need to provide extra cleaning there will be an additional charge made and deducted from the refundable deposit.
The pool and gardens will be looked after and maintained during your stay by our housekeepers who are also available should the need arise to deal with any unforeseen problems.
At the end of your stay once the house has been checked following your departure, charges for damages, breakages, and extra cleaning will be deducted before returning the balance to you with an account of any monies retained.
CANCELLATIONS:
In the case of cancellation the following charges will apply.
For a cancellation more than two months before arrival at the house your deposit plus 30% of the full rental payment will be charged.
For cancellations between one and two months before arrival date, the deposit plus a further 75% of the full rental payment will be charged. In the event of cancellation one month or less than the arrival date the deposit plus the full outstanding rental payment will be charged. If we are able to rent out the property, at the same time and at the same rates as your planned rental, with no extra costs, then we will reimburse your rental payments.
