This old country house has been lovingly restored into a spacious and comfortable family home on three levels affording every comfort such as washing machine and dishwasher.

The house is entered on the middle level which leads to the large balcony which has stunning views.

One of the most attractive features of this house is the large bright living room on the mezzanine level with a beamed ceiling. It provides plenty of comfortable seating including a sofa bed and makes a wonderful family room.

Just above the house is a large swimming pool surrounded by an area for sunbathing. The views from the pool are simply stunning and the owners have even provided a rope hammock in which to laze away the hours!

There are 5 bedrooms and 3 bathrooms. There is a double bedroom with luxury en suite bathroom on the upper level, with a comfortable fold up single bed also available up here.

At the entry level there is a good sized bedroom with a traditional Italian double bed and washing facilities plus WC. There is room for single bed if necessary

On the lower level there is a double bedroom with en suite shower, a twin bedroom and a small bedroom with as a traditional Italian bed. There is a spacious luxury marble bathroom plus a separate cloakroom with basin and WC. They lead off the delightful lower hall where the hillside rock has been attractively exposed to make a special water feature. From here there are double doors to the garden.

The house is entered on the middle level into the hall, which leads to the attractive open plan beamed kitchen and cosy sitting room and has glass doors opening to the large balcony which has stunning views.

Up some steps above the house is a large swimming pool with a lawned area for sunbathing. The views from the pool are stunning and there is a rope hammock in which to laze away the hours!.

The shops and bar are in walking distance and there are many good restaurants in the villages of Monzone and Equi Terme, which nestle in the valley below. The old market town of Fivizzano is not far away and with its bars and trattorie around the piazza, is well worth a visit, especially to sample the ice cream.

Equi Terme, just down the road, is a spa with natural hot water gushing out of the rocks. Treatments are available at the Spa centre. There are also trips into the spectacular caves, inhabited in mesolithic times.

The ski resort of Cerreto is only half an hour up the road, with a lovely lake and splendid scenery all around.

Lunigiana boasts being the Land of 100 Lakes, and the Land of 100 Castles.

Just 40 minutes away is the old fishing port of Lerici, wih beaches and restaurants along the quay side. From here you can catch a boat to the famous Cinque Terre, old villages clinging to the cliff sides.

Lucca and Pisa are an hour away, and Florence 2 hours, by road or by train.

A very special house - book early to avoid disappointment.

This is suitable for couple plus baby or older children. The stairs are not suitable for toddlers.

The owners sometimes stay at the house next door now their family is grown up and may occasionally ask to use the pool when no one else is using it. But otherwise it is private for the clients.

There is the possibility of also renting a small apartment next door, to accommodate larger parties.

The Tuscany region

Here in Lunigiana you will experience a very relaxed tempo of a century or two ago - calm and unhurried. The restaurants serve traditional dishes made from local ingredients at at a bargain price. Many don't have menus. You have to listen carefully to what they are serving that day - or just say what what you would like, and they will endeavour to provide it. The food in this area is as good as you you will find anywhere in Italy.

Many of the ‘Borgos’, old hill villages, are worth a visit. Try just wandering through the village streets, saying buongiorno or buona sera to the people sitting around on chairs or doorsteps chatting in the sunshine. If you attempt a few words of Italian, they will always be pleased, and many of the youngsters will want to practise their English. Tavernelle, Crespiano, Virgoletta, Prota, Camporaghena, Bastia and Varano and all typical examples of traditional Lunigiana villages.

The rhythm of the seasons still rules here. Tomatoes are 'passed' through sieves in the summer to make 'passata' for the year. Barrels are left to soak and swell in the street ready for the year's vintage.

In their time the olives and the chestnuts are harvested and processed in the 'cantine' beneath the village houses.

Funghi hunting is an obsession. Tens of kilos are collected by each family each year. The places where they are found are closely guarded secrets, though you have to have a licence to collect them. There is even a 'funghi' machine in one bar instead of a fruit machine!

Over the ages people and armies have passed through or settled in Lunigiana, each contributing to its complex defence system. Lunigiana is known as 'Land of the Hundred Castles'. Many are still standing others have been ruined by time. Many castles were built by the Marquis of Malaspina, though they stretch through times from the remains of Bronze age constructions to bastions of the 17* Century.

In Pontremoli Castle is a Stele museum - prehistoric stone statues that have been found in large numbers in this part of Lunigiana. They stare out at you from the past in a most impressive manner.
