Apartment Fitou is on an exclusive, private residential development in an elevated position on the edge of Fitou village, overlooking the Mediterranean sea and the Etang de Leucate with the maginificent Mount Canigou as the backdrop. The apartment is on the ground floor.
There are fantastic views from the terrace and garden towards the Mediterranean and the 'etang' both straight ahead and to the right, and views of the hills and open countryside to the left.
This luxurious apartment is ideal for an adult couple, or a couple with one or two older children, or perhaps two couples holidaying together.
Being on the ground floor, it is ideal for those not wanting to climb stairs - however it is not suitable for wheelchairs.
The property comprises a large, light open plan living space with comfortable leather settees, a dining area and a well equipped kitchen. Sliding glass doors open onto a full width spacious terrace. This in turn leads down to an L-shaped garden with Mediterranean planting.
A hallway leads towards the bathrooom (shower, WC and wash basin), and two bedrooms.
Situated on the end of small 2-storey apartment block, this property benefits from additional side windows making it especially light and airy.
This elevated well-kept residential development is just a 15 minute walk from the ancient village of Fitou, with its AOC wine region, and its medieval castle which is illuminated at night.
This apartment has been furnished with style and care by the owners and it's ideal for discerning couples who like a little comfort and luxury.

Living Space: A large open plan living space (30 sq.m.) with wide glass patio doors opening onto a spacious terrace. Brand new quality furnishings comprising: 2 seater and 3 seater leather settes (the larger of which converts to a sofa bed with an upgraded mattress), coffee tables, lamps, TV unit with large flat screen TV, with satellite channels (CNN, Sky News etc) and French channels, DVD player, radio/CD player and iPod dock. WiFi internet.
Dining area - comprising a circular dining table and 4 chairs. Modern storage unit for dining essentials, wine rack and wine glasses.
Kitchen: fully fitted with fridge/freezer, dishwasher, microwave, oven, hob, electric kettle. A useful feature is an island unit for additional worktop space and storage. New crockery, cookware, glasses, cutlery, utensils etc. Clothes dryer, iron and ironing board. Hoover.
Bedrooms: Bedroom one - a bright and airy double room with large window, 5' king size bed, bedside tables and lamps with large built-in wardrobe with shelves and hanging space and full length mirror. Bedroom two - a smaller bedroom with side window, 4'6'' double bed, bedside table with lamp and sliding door wardrobe with hanging and shelves. Electric fans are provided for the warmer weather.
Sofa bed: in the living room the larger sofa converts to a bed for any guest wishing to sleep separately - the linen hire and laundry cost for the aditional bedding is £20 per week - please book in advance if required.
Bathroom: Modern, with tiled shower cubicle, WC and washbasin in new vanitory unit with lighting. Hairdryer. Washing machine. Opening window.
Hallway: With hall table and attractive mirror.
Welcome Pack: To welcome you on arrival you will find some tea, coffee, sugar and milk, a bottle of still water and a bottle of Fitou wine. There will also be a few tablets for the dishwasher and washing machine - sufficient for a few days.
Internet: A WiFi internet connection is available.
Telephone: There's no landline here, but mobile signals in the area are generally good.
Baby Facilites: Sorry there are no facilities for babies or young children.
Suitability Note: This apartment has been furnished with adult couples in mind and is not suitable for young children due to open terrace and steps leading to garden.
Winter heating: For stays of up to 14 days, winter heating is included in the rental price from the end of October to end of March.
Electric and Water: Are included in the rental price.
End of stay cleaning: Is included in the rental price provided that the apartment is left in good order and neat and tidy as found.
Bed and bathroom linen: Is included in the rental price for up to 4 people using both the double beds. If one of your party wishes to sleep separately and use the convertible sofa bed, there is a supplementary price of £20 per week. Swimming pool towels - available to hire for £5 per person per week, these must be reserved and paid for in advance when booking.
Taxe de Sejour: Is included in the rental price.
Damage deposit: The owners request a damage deposit of £350 or the equivalent in Euros. This is payable to Joie de Vivre Holidays at least 2 weeks before your arrival date by bank transfer, or by credit card authorisation. The damge deposit will be refunded to you as soon as possible after your departure (normally within 3-4 days) less the replacement cost of any breakages, damages, and any deep cleaning that may be required.
Short stays: Shorter stays may be possible outside of the period 28th June to 30th August - subject to availability and agreement and for a minimum of 4 nights. Please enquire for price and availability.
Change over day: Saturdays only from 27th June to 29th August 2015. Outside those dates, other arrival and departure days will be considered - please enquire.
Pets: Sorry - Pets are strictly not permitted at this apartment.
Smoking : sorry, strictly not permitted here.
Exterior: Spacious terrace equipped with lighting for the evening, directly accessed from the living area - sea views to the right and ahead, and open countryside and hills to the left. Outside dining table with 4 chairs and a parasol. Two sun-loungers. Steps down into a pleasant garden.
Swimming pools: Two large shared well kept swimming pools as pictured, one is heated in spring and autumn. The pools are never too busy even in August and are open from April to mid October according to local weather conditions. Additional sunloungers are provided around the pool areas.
Parking: This apartment has a private off road car parking space just near to the front door. Space for 2 cars possible.

The Languedoc-Roussillon region
This part of the Languedoc has a sunny, Mediterranean climate. It can be hot in July and August, but the temperature is often tempered by a breeze. Now the 3rd most visited region in France by British people, the Languedoc offers something for everyone. Miles of long, sandy beaches, coastal lagoons, vibrant cities such as Narbonne and Perpignan, historical sites such as Carcassonne and the Cathar castles, fabulous scenery, great cuisine and vineyards, vineyards, vineyards.
The Domaines de Capitelles development, where this apartment is located, is a peaceful and safe environment with well maintained buildings, roads and pathways and landscaped gardens - all the properties here are maintained to the same high standards. This is not a typical local holiday residence as all the properties here have individual private owners - some live here all the time, and some use them as holiday homes. The owners of this apartment fall into the last category. The residents include many people from Norway, Sweden, Great Britain, Belgium and France - truly multi-national.
Fitou village is extremely characterful with the medieval chateau illuminated at night. There are numerous walks in the surrounding hills giving fantastic views of the coast and the sea, and the mountains - often snowcapped until late May. The coastal path from the lighthouse at Leucate plage towards La Franqui is a great and interesting walk.
Once more thing to point out if you are going to stay in this area - there's a big quite new commercial centre at Claira next the exit No: 41 on the A9 - there's a large Carrefour hypermarket, a cinema complex and a wide variety of fast food shops should you need them.

Fitou is just 10-15 minutes walk away or a couple of minutes by car. It has a small Spar supermarket for bread and daily provisions, a tabac, post office, take away pizza outlet, a bar, tennis courts, a boulodrome, and many wine caves.
There are 4 great restaurants in the village and a medieval castle which has a museum, a gift shop, and a tapas bar. Ten minutes away by car are the lovely villages of Leucate and La Franqui where you will find fine, sandy beaches.
The towns of Perpignan (25 mins), Narbonne (30 mins), Beziers (45 mins) and Carcassonne (50 mins) are all within easy reach by car. Perpignan has a real Catalan feel, visit the narrow lanes and unique shops, wide squares lined with palm trees and the Palace of the Kings of Majorca. Narbonne, once a Roman port, is a delightful town divided in two by the Canal de la Robine - it has a great indoor market in Les Halles. Beziers - visit the Cathedral St Nazaire, the long tree-lined promenades, cafes and great shopping. Carcassonne - a must see whilst you are here with its two rings of fortifications and 52 fairy-tale turrets.
Sport facilities: Golf at Saint Cyprien (27 holes), walking, cycling, rock climbing, bird watching, swimming, sailing, wind or kite-surfing, canoe/kayaking, ski-ing in the Winter at Font Romeu and Les Angles.
Sightseeing/days out: The area has a lot to offer - here are just a few suggestions: locally the Fortresse de Salses and the African Nature Reserve at Sigean, the very lovely Collioure, Ceret, Villefranche de Conflent and the border with Spain is only 30 minutes drive away, so a trip to Roses, for example, is an easy possibility.
Wine: The AOC wine produding area of Fitou is very famous. The grapes are grown either along the edge of the Mediterranean coast or on the slopes of the Corbieres hills. The grape varieties are: Carignan and Black Grenache blended with a little Syrah or Mourvedre to give the wine a rich, smooth taste. Wander along the main street in Fitou and try some for yourselves.
Markets: The local markets are full of fresh seasonal produce as well as jewellery, wine, clothes, basketware etc. Some of the best ones locally are Narbonne - Thurs and Sun; Collioure - Weds; Leucate Village - Friday; Leucate Plage - Weds; Port La Nouvelle - Weds; Perpignan or Ceret - Saturday.

"A lovely week in a beautifully presented apartment located in an interesting area of the south of France."
A lovely week spent in a beautifully furnished and very comfortable apartment. Everything you would expect was provided in the apartment. Good terrace with views to the coast. Pool complex was very well maintained and plenty of space for all users even in August. Apartment is located on the edge of a very interesting traditional French village, great for wine enthusiasts and has some outstanding restaurants. Good walks directly from the apartment. Ideally situated close to coast and mountains, nearby castles, fascinating cities of Narbonne and Perpignan very accessible.
