This beautiful architect-designed villa has accommodation on two floors. The main living area and the master bedroom with en-suite wet-room are located on the first floor with patio doors opening onto a large terrace with stunning sea, mountain and château views. The château is illuminated at night.
The outside area is not overlooked by the neighbouring properties and has been beautifully landscaped with a selection of Mediterranean trees and shrubs. There are two dining terraces, one on the first floor with a dining table and six chairs and one on the ground floor with a dining table and eight chairs. There is also a comfortable external snug area with fixed lounge seating.
There is an additional reception room on the ground floor with a double leather sofa bed and a kitchenette/bar area with fitted units, a small sink and fridge. All bedrooms have fitted wardrobes and cooling fans.

The villa is on two floors and has numerous terraces (both covered and open), a comfortable external lounge/snug seating area and a large private swimming pool.
The garden is beautifully landscaped with a selection of Mediterranean trees, plants and shrubs including lemon and olive trees.
There is a utility area at the side and rear of the property with a fixed washing line.
The Languedoc-Roussillon region
Languedoc-Roussillon is France's southernmost region and boasts everything from long sandy beaches, the Pyrennees mountains, rivers, lakes and gorges and of course the beautiful Mediterranean Sea.
The region has a long coastline of virtually uninterrupted white, sandy beaches and picturesque fishing villages and ports. Beach bars and restaurants spring up in the summer months where you can relax on large comfy hammocks, bean bags or sunloungers and eat amazing Mediterranean food whilst the sun goes down.
Watersports including wind/kite surfing, sailing, paddle boarding, canoeing, diving and water skiing can be found on the coast whilst activities such as cannyoning, mountain biking, rock climbing, horse riding, white water rafting, hiking and golf are also available nearby.
The ski resorts of the Pyrenees mountains are just a 90 minute drive away.
The local area offers lots of family activities and days out such as the underground caves at Ville-Franche (40mins), the little yellow train that travels up the Pyrenees mountains (40 mins), a fantastic African safari park with over 3000 animals (15 mins) as well as a whole host of adventure and water parks (20 mins).
The region is littered with historical monuments, abbeys and castles and boasts several UNESCO World Heritage sites: the Pont du Gard, the Canal du Midi, the medieval walled city at Carcassonne and the pilgrimage routes to Santiago de Compostela, which take in the abbey of Saint-Guilhem-le-Désert and the abbey church of Saint-Gilles. A short trip over the border in to Spain will take you to Figueres where you can visit the famous Dail museum and the region is famous for it's great painters like Matisse and Picasso who once found inspiration in the beauty and light of ports such as Collioure, Banyuls, Port-Vendres and Cerbère.
Perpignan, with it's strong Catalan influence is a 20 minute drive away where you will find a maze of chiq boutiques and busy pavement bars, cafés and restaurants.
The local culture is brought to life in carnivals and festivals, such as the traditional celebrations of the bull in the nearby Catalan towns and villages, the fishermen's festivals at Gruissan, Sète and Bouzigues; and traditional maritime jousting tournaments at Sète and Mèze. During July and August music festivals are held in most towns and villages.
Languedoc is an exciting region to visit at any time of the year. The climate is warm and sunny with over 300 days of sunshine each year.
Fitou is a famous wine village offering ample opportunity to sample the local wine in it's many village caves.
There are four great restaurants within a ten minute walk of the villa. All serve superb food and offer a unique French atmosphere. At the Vidal restaurant you can indulge in an amazing seafood and cold meats buffet whilst being entertained by the Grandfather on his saxaphone....a truly unforgettable experience! At Cave D'Agnes restaurant, a converted barn, the food tends to be traditionally French with options such as foie gras, oysters, goats cheese, steak rossini and seabass. Other restaurants within walking distance of the villa include Le Moulin, and Le Troit Vert.
There is also a medieval chateau within a 10 minute walk that has a bar where tapas is served. Live music is performed frequently during the mid and high season.
The village also offers some additional restaurants, a pizza take-away, a bar/ tabac, a boulangerie, a supermarket, a post office and a doctors surgery.
There is a football stadium, a hard surface football/basketball court with a small climbing wall, a table tennis table, a children's playground, a skate park, a bouladrome and a tennis court.
The village comes to life in July and August when you can experience regular musical evenings outside the local bar and the annual wine fete at the beginning of August.
Just ten minutes drive away you will find several beach bars and restaurants between Leucate Plage and Port Leucate including Le Poulpe where you can relax on comfy (fatboy) bean bags and hammocks and eat a selction of amazing local Mediterranean dishes throughout the day and whilst the sun goes down
Windsurfing can be enjoyed by beginners and pro's alike at the Wesh Center Crew, a windsurfing school, bar and restuarant located on the etang approximately eight minutes drive from the villa. There you can book lessons with English-speaking instructors, hire windsurfing and paddle board equipment or if you're already equipped, just turn up and get out on the water. After a session on the water you can then relax and make the most of the buzzing athmosphere of the evening Wesh BBQ's, sometimes with live bands, whilst watching the sun go down over the etang. (The Wesh bar and restauarant is open to all).
Additional water sports such as sailing, cannoeing, kite surfing, water skiing etc can be found nearby at La Franqui or Port Leucate.
