"Excellent Holiday Let in good quiet location"
Stayed for a week at Half Term in October.
Owners are really nice, helpful and friendly. there if you need them but they leave you alone if you want.
Accommodation is tidy, clean and well presented. The Kitchen is well stocked with all that you need, they even supply washing powder and dish washer tablets!
Pates, cutlery etc. all fairly new and good condition.
Linen, pillows and bedding clean, new and duvets warn. The whole place was warm and didn't really need the open fire, but we used it for the effect and novelty of having one.(logs or coal available at supplier nearby).
All the Sky channels, icl sport and movies on the TV unusual and very welcome, likewise the broadband which worked well and without any hiccup.
Our little boy loved the games room, even though it was cold, he played table tennis, darts and air hockey whenever he could. The weather wasn't good enough to enjoy the garden, but it was big and lovely (likewise the patio).
The bathroom isn't new but is perfectly fine for a holiday home. It is clean and everything works. The saniflow toliet is a little noisy and does every now and then start up, which you get used to but is noisy in the night sometimes, not a mjor problem unless you are an ultra-light sleeper as the bedroom is some way away.
The only hanging space is in the hall, so you can't hang clothes in the bedrooms which might be a problem for some. Not us as we were all one family / kids but two couples might not like it!
On the subject of numbers, this is a 2 bed that sleeps 6, I don't think it can realistically sleep 6, it should be marketed as sleeping 4. The extra beds is a sofabed in the lounge. The lounge is small and with the sofa bed up you couldn't move I'd imagine and the dining area can only seat 4 properly so I would not recommend it for a party of more than 4 (which it is perfect for).
The location is good to Bury St Ed, several NT properties and like. Nothing is minutes away, but we wanted the slightly more remote and quiet property. the local roads are ok and it doesn't take long to get to an A road if needed.
Overall this is an excellent rental and would totally recommend it.

"Very nice place"
We spent 3 busy and very exciting weeks in the bungalow. It was very clean and quite spacious (3 children in the room was a maximum, but they could let steam off in the garden or in the big playroom if the weather turned rainy). The landowner was friendly and the place is really quiet, the trains were a most for the children and not at all noisy, from the bedroom you could only hear a very light swish as they ran along). The children were delighted by the rabbits and the hens and the trampoline....
The aera is full of nice places to visit, right between Norwich and Ipswich and we were both busy and entertained.

"Very enjoyable stay."
We stayed in this property for 4 nights and found it to be very pleasant and comfortable. The accommdation was spacious and very clean. The kitchen was very well equipped and the bedrooms of ample size with comfortable beds. The lounge and dining area were very pleasant to relax in and the added little touches of books, magazines and games was a very nice thought. There is a lovely big garden and patio area which is nice for sitting out in the good weather. The owners are very friendly and were very helpful and we would be happy to stay there again.

Very spacious annex next to owners property, nice kitchen and comfortable beds. Huge garden next to a stream and footpaths. A great base for exploring the local area. Sky TV including movie channels was a real bonus and we felt at home.

"Review on Abask"
We are a professional couple in our fifties who have many spent years travelling, so we feel our feedback is a true reflection of the accommodation
Date of occupancy 5 to 13 August 2011
The property is in a very nice location, the village store, and pub are within five minutes drive.
We found the accommodation to be in very good condition throughout.
The lounge is of a L shape which leads into a small dining area, which would be suitable for four.
The lounge consists of a single chair, sofa, and corner sofa, the TV is small by today's comparisons, but the addition of sky movies and sky sports is a bonus, providing you can get comfortable on the sofas which became slightly uncomfortable after about an hour
The bedrooms are average, but they do not contain any wardrobes for hanging your clothes, but the owners supply you with a mobile clothes rack.
The kitchen is spacious and well equipped
The bathroom, is starting to look a bit tired
The Garage has been turned into a games room containing table tennis, air hockey, Xbox with dancemats and darts
There is a rather large garden which consists mainly of shrubs and lawn, with a small patio area which is accessed from the lounge, a nearby railway track proved to be disturbing when relaxing in the garden with the sound of trains passing by; this is not mentioned in the advert
The house keeper Tracy was very helpful, and would go the extra mile to make your stay more enjoyable.
As quoted on the web site £100 security deposit required with final payment. This covers insurance excess and is returned on departure if not required, but the booking form states that the £100 security deposit will be returned by post after inspection of the property. The inspection should have taken place at 10.00am on the day of departure, and then the deposit refunded, we found this difficult to accept, as no proof of an inspection prior to our occupancy or check list is supplied so you are at the owner's discretion, but are fears were put to rest when the cheque dropped through the door two days later.
Overall an enjoyable stay, but we do not agree with the final inspection taking place after we had vacated the property, we would have preferred the inspection to take place in our presence, and deposit retuned on the day of departure as stated on their web site.
Many thanks for your review, with reference to inspection we have found in the past that the timeliness of inspections upon departure becomes limiting for those wishing to leave early and can make some guests feel intimidated, awkward or embarrassed. We do not inspect for minutia,we expect things to get broken, it is simply substantial damage such as fire damage or smashed windows which we hope guests will report. Security deposits have so far always been returned in full. However it is useful to know that some guests may prefer an inspection upon departure and as such we have added this to our departure documents - guests may now request an inspection upon departure.
For clarification to those reading, the television has a 36" screen and suits the size of the room, the railway track is over a mile away and there is a large closet in the hall with substantial hanging space.
