Set in the tranquil grounds of Kincaple House, a private estate, and comprising part of an impressive mansion house, dating back to the 18th Century. The Garden Flat offers comfortable, flexible accommodation, comprising 3 bedrooms, lounge, kitchen/ dining room, and family bathroom.
Kincaple is a small hamlet just 2 miles West of the historic town of St Andrews and is a fabulous setting to enjoy and explore everything that the East Neuk of Fife has to offer (golfers take note!). For the more adventurous, Kincaple is also a perfect base to explore further - Edinburgh, Scotland's capital, is just one hour away while Perth, the gateway to the Highlands, is just a 45 minute journey.

The Central Scotland/Edinburgh region
Kincaple is close to St.Andrews and is the perfect holiday location in itself. But for the more adventurous, there is so much to see and The Garden Flat is the perfect base from which to explore everything that Scotland has to offer. Locally, the East Neuk of Fife is an area of outstanding natural beauty while Edinburgh, Scotland's capital city, is a little over one hour away and is a must see (home to the world famous castle and the renowned annual international festival). Tunring North, Dundee is a 15 minute journey while Perth, the 'Gateway to the Highlands' is only 45 minutes away.
Fife / St Andrews area
While St. Andrews has built its name on golf, the town is steeped in history (www.saint-andrews.co.uk). The town also boasts outstanding beaches and numerous leisure opportunities. It is also the home of Scotland’s oldest University founded in 1411, the Byre Theatre, the magnificent ruins of the castle and cathedral overlooking the rocks and beaches and a wide variety of specialist shops and restaurants.
How to get there
Kincaple is easily accessible by road and we will be happy to provide precise directions to The Garden Flat when bookings are confirmed. Leuchars railway station is only 5 minutes from the property - from here, a short taxi journey will bring you to our doorstep. If travelling by air, the nearest airports are Dundee and Edinburgh (Edinburgh offers the best range of flights) - we will be happy to advise on the best methods of transfer from any airport.

£100 (non-refundable) deposit is required on booking. The balance is due 2 weeks prior to the entry date. The property will be available for entry after 3pm on the day of arrival and must be vacated by 11am on the final day.
