1. A LITTLE BIT ABOUT OUR HOME
We would like to take a moment to introduce you to My Ben Rye, our much-loved holiday home in Highland Perthshire.
For a number of years, we have enjoyed – and continue to enjoy - family holidays, walking weekends and short breaks in the area. Our colourful, detached cottage is functional, unique and comfortable, and we take pleasure and pride in the individuality of its rooms and furnishings.
As a family home, My Ben Rye has its little quirks (our antiquated but functional heating system, more keys than Fort Knox, and somewhat old fashioned doors). Our description takes account of these and provides, we believe, a very accurate reflection of the facilities and standards you can expect.
In 2012, we began redecorating and upgrading the facilities at My Ben Rye, without - we hope - loosing its cozy, comfortable and homely character. With beautiful gardens, spectacular views, loads of games, free wifi, logs, local knowledge, comfortable furnishings and wonderful housekeepers – there for you from the moment you arrive - we are confident that My Ben Rye is one of the most welcoming, relaxing, well-serviced, well-equipped and perfectly located holiday homes in the area.

2. YOUR ARRIVAL AT MY BEN RYE
Shortly after confirming your reservation, we will be delighted to email you with driving directions to My Ben Rye, information about where to shop en-route and in the area, our contact details and some suggestions of things to see and do.
It is important for us to know that you have arrived safely, to a warm house, a cup of tea, coffee and a biscuit, and have everything you need to settle in for your holiday. By letting us know your expected arrival time, one of our housekeepers, Pam or Karen, will be delighted to be there to welcome you to My Ben Rye.
As well as an opportunity to explain in person, the heating system, keys and other useful pointers about the house, having lived in the area for a number of years, it is also a good chance for you to seek some first-hand local knowledge.
We are always available, and we encourage you to be in contact if there is anything we can do to better make you feel at home.
3. THE HOUSE AND AMENITIES
My Ben Rye has three bedrooms: 2 double bedrooms and 1 twin bedroom. Two additional guests can be accommodated on a double sofa bed in the living room.
All double beds are standard UK double beds – not huge but perfectly comfortable! Single beds are standard UK singles.
LINEN & TOWELS
We make a concerted effort to ensure that all duvets and pillows are new and fluffy. You will always find the beds (and sofa bed where applicable) made up with fresh linen for your arrival. A clean bath, hand and face towel is provided for each guest.
One of the highlights of My Ben Rye is the sweeping view of Loch Tay from the living room. The living room seats 8 guests on three comfortable sofas and a winged arm chair. A traditional log-burning stove sits in the corner and you are welcome to make use of logs during your stay. On the coffee table you will find our own useful guide to the area, detailing our favourite bars, restaurants, walks, castles and museums.
The living and dining areas are open plan. The dining table can comfortably seat 8 people and a full matching dining service for 8 guests (mats, plates, cups, water-, wine-, and champagne-glasses, salt and pepper) is provided. A small serving hatch from the kitchen to the dining room makes for convenient serving.
In 2013, we replaced the kitchen at My Ben Rye. The new kitchen offers an electric, fan assisted double oven, 4 electric hobs, a large Frigidaire fridge and freezer, a kettle, toaster, dishwasher, plenty of workbench space, and (we hope!) all the utensils, pots and pans you could possibly need for your holiday.
A useful feature for longer stays – our laundry room has a functional washing machine, and a new tumble dryer. In the laundry room you will find an ironing board, iron, vacuum cleaner and boot racks.
My Ben Rye has one main bathroom, with a bath and electric shower. One of the double bedrooms also has a small water closet with a convenient toilet and washbasin.
We of course welcome bookings of up to 8 guests, but we do remind larger parties that there is only one bath/ shower. A water boost button provides additional hot water, so there is plenty of that. You might just need a good queuing system!
Our south-facing conservatory sits to the front of the living room with a spectacular view over Loch Tay. The conservatory is an amazing summer room that collects both heat and light during the day, and provides a wonderful place to watch the sun go down. With a large door opening onto the gardens, it is a brilliant place to observe family life and the movement of the Loch.
The Conservatory is not heated, so in winter, we tend to keep it shut, but it still draws a great deal of light into the living room, and provides an easy route for filling up the log basket.
My Ben Rye has vast private gardens to the front and rear, with a tree-lined driveway and closing gates. A small summer-house in the garden has an array of wicker furniture that guests are welcome to make use of in good weather.
GAMES & ENTERTAINMENT
We have a myriad of family games (from Monopoly and Scrabble to jigsaws, bouncy balls and two-meter long kids tunnels) available in the living room sideboard for your enjoyment. Our new HD –TV is HDMI ready (for guests wishing to bring HDMI input cables and games consuls). We offer a DVD player and the HIFI has an AUX cable for guests wishing to listen to their own music.
Unlimited free-wifi is available for the duration of your stay. Please note that wifi speeds are a little slower at My Ben Rye than in urban areas. Wifi is great for basic searches and video calls, however, for guests wishing to download or stream files, we suggest coming prepared and doing as much downloading prior to your arrival as possible.
We want to know that you have enough of everything to get started. Every booking receives 4 toilet rolls, a kitchen roll, a starter pack of shampoo and body wash, hand soaps, tea, coffee and milk, 2 dishwasher tablets and a laundry tablet. Our useful shopping guide, emailed to you shortly after confirming your reservation, details where you can top up on supplies you might need during your stay.
We know what its like to travel with children. Save a little space in the car! Please let us know if you would like us to arrange a travel cot and high chair, free of charge for your visit. We can also help to arrange baby sitting services should you fancy a night out or a day away.
We welcome up to a maximum of two dogs per booking and provide a dog bowl and dog towels for those who may have forgotten.
Please keep your dogs off the furniture at all times and wipe muddy paws before entering.
We love our pets, but we love a tidy house. Please don't make your four legged friends extra work for our housekeepers - your refundable deposit depends upon it! Thank you.
It would be our pleasure to help arrange pet sitting services for you, should you wish to make a longer day trip or a night away. Our wonderful housekeepers would be only too happy to walk and feed your pets. Please contact us for more information or to arrange pet sitting.
You are welcome to make use of logs during your stay.
You will always find a basket of logs available on arrival, and the housekeeper will point you in the right direction when you need to top up!
4. MANAGING YOUR RESERVATION
CONFIRMING A BOOKING
We ask for a deposit, to the value of 50% of the cost of your stay, to be made at the time of booking.
We ask that the remaining balance (50% of the cost of your stay) is paid at least 28 days prior to your arrival.
Guests will receive a 50% refund of the total cost (minus the booking fee) if they cancel at least four weeks before the start of their holiday.
OUR PRICES INCLUDE:
Heating, hot water, electricity, fresh bed linen and clean towels, wifi, being met in person on arrival, and a starter pack of useful essentials. There are no surprises and nothing else to pay once your booking has been completed (deposit and balance paid).
5. THINGS TO SEE AND DO IN THE AREA
My Ben Rye is surrounded by Scotland's most spectacular scenery (including the film sets for James Bond's Skyfall in Glencoe, and the famous Glenfinnan Viaduct, used in the filming of Harry Potter's Hogwart's Express Train). The house is surrounded by a wealth of great bars, pubs and restaurants, distilleries and hill walks, out door activities, nature trails and museums.

Loch Tay sits at the (geographic) heart of Scotland, 10 minutes from Aberfeldy and only 90 minutes from Edinburgh and Glasgow. Its an easy drive, yet a world away from the city. Explore highland Scotland without the long drive to Aviemore and Inverness. Enjoy the beautiful views of Loch Tay, Tummel and Loch Rannoch. Visit the historic towns of Perth, Dunkeld and Aberfeldy and stroll in the villages of Kenmore and Killin. There is a wealth of activities to do in Highland Perthshire, from outdoors activities to theatre and museums.
Take advantage of the winter beauty, the autumn colours or a beautiful summer sky. It really is the best of Scotland!
Whatever your interests, Loch Tay has a world of activities to discover.
For the active, there are Munros within easy reach of the house (starting with Lawers and Schiehallion, and on to the the Tarmachan Ridge). For bikers, fishermen or lovers of watersports, Loch Tay is a paradise destination with loads of rental companies in easy reach. Spend a day white water rafting, canoeing, absailing or visit the pool in Aberfeldy.
A FAMILY STROLL
For those who love a strole, we have a list of beautiful walks in the cottage - walks down the River Tay, or to Black Rock View Point, high above Kenmore with panoramic views of Loch Tay. Stroll in the grounds of Taymouth Castle or take one of many nature trails.
HISTORY, MUSEUMS and OUTINGS
Visit the Crannog - Scotland's only reconstructed water based iron-age dwelling, a really fantastic experience. Tour the distilleries of Aberfeldy and Famous Grouse. Visit Menzies Castle and take a day trip for shopping to the house of Bruar. Drive to Glenfinnan to see the Harry Potter Hogwarts train viaduct, or drive through Glencoe, home of James Bond's Skyfall. Visit the local pottery, horn carver, or the famous Ewe tree of Fortingal. Sample local whisky, chocolate and stroll Aberfeldy's antiquities.
Are you a golfer? Why not take advantage of My Ben Rye's location and play in Aberfeldy, Fortingal and Kenmore?
Fancy a bout of winter skiing? My Ben Rye is the perfect place to take advantage of Scotland's main ski fields in Glencoe and Glenshee. We are about an hour's drive out to each field.
DINING & PUBS
Loch Tay boasts a world of wonderful local pubs. From the Fortingal Hotel's wood cladden walls and open fire, to the relaxed welcome at the Lawers, the great bars of Taymouth and the Kenmore Hotel, Waterfront and Marina there is no shortage of places to drop in for a local ale. Many of the pubs are family friendly!
Restaurants abound on Loch Tay. From fine dining to relaxed pub meals, you will not be disappointed. Our favourite restaurants are listed for you in the house on arrival.

"Beautiful location and comfortable."
Had a nice couple days break in my ben rye. Location great and plenty of places to walk or hike if you prefer. Cottage needs a bit up dating. The owners have already started but some of it looking really tired, especially the bathroom. We had no hot water the 2 days we were there but didn't spoil our stay. Log fire was great and view from sitting room window fantastic.
Thank so much for taking the time to review our home. We are so glad you enjoyed your time at My Ben Rye, the views and the location. We were absolutely mortified to hear about the hot water. After having it checked over, we cannot see any glitches, but cannot apologise enough that you had only hot water from the electric shower and not in the bath or kitchen. We have printed a useful card on how to operate the (somewhat antiquated) hot water system and have asked our housekeepers to explain the hot water setup to all arriving guests from now. We are indeed slowly upgrading many things at My Ben Rye, but really hope you found it to be accurately described, value for money, and above all, a most comfortable place to enjoy Loch Tay.
