The property is located just five minutes drive from the hilltop village of Montauroux, on a quiet hillside and set in an acre of landscaped grounds with beautiful views over the surrounding hills and nearby lake. It is 25 kms to the north-west of Cannes and 15 kms west of Grasse so all the Côte d’Azur resorts can be quickly reached.
The local area, the Pays de Fayence, offers all the main outdoor pursuits you could wish for, including golf and gliding, as well as numerous ancient villages, vineyards and cultural activities. Nearby Lake St. Cassien is a 5 minute drive and is excellent for swimming and a range of watersports.
The villa grounds are very secluded with a private pool and outdoor BBQ kitchen. There is also a shared tennis court. The property comfortably accommodates 11 people in two double, three twin and one single bedrooms. There is a large open plan lounge/dining room, indoor terrace, two kitchens, three bathrooms and a separate WC.

The Provence Alpes Cote d'Azur / Var region
THE COTE D’AZUR has been known since the early nineteenth century as Europe’s leading playground. As a holiday destination it is unsurpassed in the world, offering a beautiful stretch of coastline backed by the jagged peaks of the Alps, superbly maintained top class resorts, magnificent promenades and gardens, as well as a plethora of historic towns and ancient hilltop villages amid fabulous countryside, and with an exceptional climate, cuisine and wine.
The coastline is an ever-changing series of glimmering bays interspersed with rugged rocky peninsulas and dramatic cliffs falling straight into the sea. The coastal towns are renowned the world over. Cannes is a marvellous resort, to be visited not only for the superb location and star-studded Croisette, but also for its old town of narrow, cobbled streets leading up the Château and a fabulous panorama over the bay and offshore islands.
Nice’s Promenade des Anglais, old town and perched castle are equally enticing and, if boats are your passion, Antibes, complete with ancient ramparts, is the largest leisure port and home to a stunning array of yachts. Further south, there’s quaint St. Raphael, lively Fréjus, chic Port Grimaud and Ste. Maxime and, of course, glitzy St. Tropez, with its endless bay and picture book port.
The coastal drive on the famous “Corniche” roads between Nice and Monaco will have you gasping at the spectacular views around every bend, while the impressive coast road from La Napoule to St. Raphael is full of dramatic scenery backed by the red, craggy mountains of the Esterel National Park. It is here you will find our nearest coastal beaches (25-30 minutes drive) with a choice of sheltered coves or long sandy bays around Fréjus/St. Raphael.
Fayence / Montauroux area
In the countryside behind the coast you will discover breathtakingly scenic routes winding over hills and mountains and through gorges, past ancient hillside villages with their labyrinths of narrow streets and stairways, invariably leading to the fortified château at the top and commanding an impressive view of the surrounding area.
Fayence, Seillans, Bargemon, Callas, Claviers, Mons, St. Cézaire and Cabris are amongst many to be explored. You can also take a trip into the Alps or visit one of the spectacular gorges - Gorges de La Siagne, Châteaudouble or the renowned Gorges du Verdon, the deepest canyon in Europe with its 500 metre sheer cliffs.
The area where Montauroux is located is known as the “Pays de Fayence”, Fayence being the largest local village, while the “département” is The Var, boasting some of the finest scenery Provence has to offer. The countryside is predominantly wooded hillsides dotted with picturesque, perched villages and interspersed with luxuriant valleys and deep gorges sparkling with fast flowing rivers and crystalline rock pools. The clear waters of nearby Lake St. Cassien are excellent for swimming. It is also famous for carp fishing and offers a range of watersports. The nearest lake access is located a short drive down the road and there are many beaches and swimming areas dotted around the lake.
You can also take a trip into the Tanneron hills and enjoy marvellous views over the lake and the Esterel Park, an area of outstanding natural beauty and spectacular peaks. Most outdoor activities are available in the area, including golf, tennis, horseriding, canyoning, gliding, watersports, climbing and hiking.
How to get there
The property is located 35 minutes from Nice airport, just over 1 hour from Hyères/Toulon airport and under 2 hours from Marseilles airport.
All the main airlines operate at these airports with frequent budget flights available.
Car hire can be arranged through all the main operators as well as the global consolidators such as www.holidayautos.co.uk.
If you prefer train travel, there is a high speed TGV train service departing from London Waterloo to Marseilles, with one quick change in Lille. You can then carry on to St. Raphael or Cannes if you wish and hire a car there.

On the ground floor, there is a double bedroom opening onto the lawned garden with fully tiled en-suite bathroom (with shower, washbasin and WC), two twin bedrooms (one of which opens onto the garden and pool), kitchen and fully tiled bathroom with bath/shower, washbasin and WC.
On the first floor there is a large open plan lounge/dining room opening onto the dining terrace, a brand new, very spacious and fully fitted kitchen, indoor terrace with dining area, double bedroom, twin bedroom, bathroom with shower, bath, two washbasins and a separate WC.
On the second floor there is a mezzanine bedroom with a single bed, leading to the upper terrace. The property has just been renovated and redecorated throughout.
Further details outdoors: The ground floor opens out onto the lawned garden with views over the surrounding hills and lake.
The garden is very secluded with lots of mature trees and flowers, two fish-ponds, a pool terrace with garden furniture and parasols and an 8m x 4m tiled pool, benefiting from a thermal cover to enable swimming early and late in the season as well as a child safety alarm.
The villa and grounds are South-West facing, enjoying day long sunshine throughout the year. There are outdoor dining terraces on all levels plus a fully equipped, covered garden kitchen/barbecue area next to the pool. The upper terrace affords magnificent views over the Esterel hills and the lake.

We provide free to air satellite channels, including all BBC channels, ITV, Channel 4 & 5, 24 hour News and French channels. Internet access is available via a 3G wi-fi key provided for your portable PC. There is central heating for winter lets and cooling fans for the summer.
We provide all linen and towels except beach towels. The linen is changed once a week and the accommodation will be thoroughly cleaned prior to your arrival with a briefer weekly clean during your stay for bookings of two weeks or more. Pool and garden maintenance is provided twice a week.
Conditions
Pricing is fully inclusive of gas, electricity, linen and cleaning prior to and after your stay. All arrivals and departures are on Saturday although this may be flexible out of season. Babies under 18 months are not counted in the occupancy figures. Pricing in Pounds Sterling, Euros and US Dollars can be found on our website.
A 20% (non-refundable) deposit is required to book. The balance is due 12 weeks before arrival, when we also require a refundable damage deposit of £300.
The maximum occupancy is 11 people plus a baby. We will accept a well behaved domestic pet. The property is let to groups with small children or elderly people but you should bear in mind that is it on three levels and located on a hillside, so not all the land is flat.
