Coach house rebuilt on one level with 3 bedrooms, large oak beamed living area, separate kitchen in quiet Georgian residential area of Bath, 1.5 km from City centre, Crescents and historical sites. Secure parking, private patio, easy access to all amenities, public transport, shops, cafes, village pub, River Avon, Kennet Avon Canal, parks and recreational walks.Easy walking distance to bus stops covering 10 services to central Bath, Rail Station, main shopping area, and other notable city sights including the famed Bath Peregrine Falcons. .

Sleeps:

1 to 6 by prior agreement

Bedrooms:
Bedroom 1= Fitted with King-size double bed 1500x 2000;
Bedroom 2= Fitted with standard divan double bed 1350x 1900;
Bedroom 3= Fitted with bunk bed.

All rooms include wardrobes and drawer storage.

Bathrooms:
Single ample bathroom fitted with corner Bath and overhead shower.
Bedroom 3 has ensuite shower.

Kitchen:
Well laid out and fitted kitchen with gas hob, under top electric oven, Full height Fridge Freezer, washing machine and dishwasher as well as other essentials of Kettle toaster microwave and utensils.

Entertainment:
Digital 32” LCD TV, HiFi, books, games.

Outside:
Access to a secluded gravelled patio from the lounge via French doors. The front of the property has vehicular access directly off Lambridge Place, with space to park two cars in Tandem secured by a wooden farm gate (not Locked).

Parking Arrangements:
See above. Off street parking in Bath is particularly difficult and overtly keen wardens patrol the streets at all times of the day. Public area parking in Bath is costly and access to dedicated parking is highly desirable.

Nowhere in the property or the courtyard please

Children:
The property is suitable for adults and a small family. We do not provide specific facilities for toddlers or very small children, though they are welcome.

Pets:
Not suitable.

10 Duration and Times of Letting
Lettings are normally for a maximum of four weeks and commence at 3.00pm on the first day of the tenancy and end at 10.00 am on the day of departure, unless otherwise approved by the owner.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Vito (the owner) a message.

If Vito (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
