Welcome to a new breed of self-catering apartment holidays in Cornwall - Water's Edge. Built in 2001, this modern apartment is located directly on the sunny south coast with spell-binding seaviews.From coffee at breakfast to the last glass of wine before bed,there is an everchanging vista of boats, sunrises, sunsets, seagulls and stars.
The apartment has the 'feel' of a boutique hotel but with all the independence of self catering.Leather sofas,flat screen lcd TV, recordable DVD, CD, wireless internet, ipod docking station and speakers, oak furniture, dvd library, board games, telephone, patio furniture, luxury tiled kitchen,diswasher,washing machine, sleeps 4 with 2 bathrooms.Private car parking space .Quality bed linen and towels provided. Situated on the coast overlooking Falmouth Bay, Water's edge is a 10 minute walk into Falmouth and is close to Pendennis castle, the Maritime museum, the seal sanctuary at Gweek, Trebah and Trevarno gardens, the coastal path and many secluded beaches including Gyllyngvase, Swanpool and Maenporth. Local restaurants range from locally-caught seafood to Portuguese, Italian and tapas. Internationally-renowned restaurants are within a 30/45 minute drive or a ferry ride away. In Falmouth you can catch crabs off the pier, hire a boat to go fishing or sailing, take the ferry to Flushing, St.Mawes or Truro, visit the bowling alley or the indoor swimming pool, or just sit with an ice cream and people watch.Sailing, scuba diving and cycle hire are all available locally.

• Waterproofs –just in case!
• And finally, a spirit of adventure and as sense of humour for driving around the Cornish lanes!
Further details outdoors:
There is a large patio which is set within the communal garden and directly overlooking the sea. There is a good sized table and 6 chairs and is a lovely suntrap - with the sun being on the patio all day. The garden is full of fantastic plants including camellias, hydrangeas, agapanthus, fuschias and roses.
There is also a garden box housing beach chairs and windbreak, buckets and spades, crab lines etc. A gate at the bottom of the garden leads onto the pathway alongside the coast and a 5 minute walk brings you to the sandy beach of Gyllyngvase.

Conditions
Bookings
All prices shown are in pounds sterling and includes electricity, bed linen, towels, use of the telephone [for all landline local calls - national, mobiles and premium rate numbers are chargable], use of the wireless internet. The apartment is non-smoking and unfortunately we cannot accept pets. Change-over day is Friday and whilst prices shown are for a weekly let, shorter stays are available. For details of deposits, keys etc please see below.
Short breaks
Short break holidays can normally be arranged outside of the main holiday periods at the following percentages of the weekly rate ; 3 nights 70% [Friday to Monday] 4 nights 80% [Monday to Friday] If you wish for a short holiday break that does not conform to these set days, please do ring as we can be flexible in most cases.
Deposits
We require a non-refundable deposit upon booking of 25% of the total rent. The balance is due 6 weeks [42 days] prior to the commencement of the holiday. If the booking is made within 6 weeks of your arrival then the full rent is payable upon booking. Payment can be made by cheque which must be made payable to Mrs T.Rist and sent to 11, Orchard Lane, Great Glen, Leics. LE8 9GJ. We also accept paypal online [although this does attract a small surcharge] or by debit card/maestro over the telphone. We also require a security deposit of £150 to be paid upon booking.
Cancellation
In the event of cancellation more than 6 weeks prior to the holiday start date there will be no refund of the deposit made, but the balance will not be payable. In the event of cancellation within 6 weeks there will be no refund of the deposit, and no refund of the balance unless the apartment can be re-let. The security deposit will be re-paid.
Occupation/keys/car parking permits
The keys for your chosen apartment will be sent to you by recorded delivery prior to your holiday.We include a return pre-paid envelope for you to send them back to us. Please do this within a week of your return. We will also send you a car parking permit which details exactly where in the car park you will need to park. A gate code will also be supplied for the gated car park at water's edge.
Friday is change-over day and the apartment is available from 3pm on the day of arrival and must be vacated by 10am on the day of departure.The apartment will have been thoroughly cleaned prior to your arrival and you are expected to keep the apartment plus all the fixtures and fittings clean during your stay, and when you depart to leave it in as clean and tidy condition as you found it on your arrival. We reserve the right to charge for any breakages/ damage or use of the telephone/internet for calling mobiles or premium rate numbers. The security deposit will be repaid within two weeks of departure as long as there is no damage etc. to be found and the apartment keys have been received back.
Termination of your holiday
We reserve the right to terminate your holiday in the event of any member of your party behaving in such a way as to cause a nuisance to other residents within either of the apartment blocks. Please note that this includes excessive noise after 11pm and before 9am. If we terminate the holiday no refund will be made nor will we be liable for any extra costs you may incur.

The Falmouth area
Falmouth lies at the entrance to Carrick Roads, one of the great waterways and the third largest, deep water natural harbours in the world. Sir Walter Raleigh first saw the potential for a port here and Henry VIII realised its strategic importance building Pendennis castle on the headland to protect it, mirrored on the opposite headland by St.Mawes castle. The port was further developed by the Killigrew family and it became the base for the Falmouth packets, which carried the mail to the colonies. The Port and harbour are renowed in the sailing world, with many famous sailing racing events starting and finishing here, notably Ellen Macarther.
Falmouth hosts the Henri-lloyd sailing week, has been home to the Royal Cornwall Yacht Club since 1872 and now also hosts an annual oyster festival. There are ever-growing numbers of pleasure boats enjoying the Fal estuary, which offers 12 miles of navigable water, reaching inland as far as the cathedral city of Truro. This increasing leisure boating market has resulted in tourism becoming Falmouth's main source of income. From Pendennis castle to bowling, learning to sail to a wildlife boat safari, visiting the art galleries to sunbathing on one of the three sheltered, south-facing beaches, visiting the seal sanctuary to taking the ferry to a good pub, there is plenty to do....
