Beach Cottage sleeps 4 and is a fisherman's cottage in a quiet unspoilt part of Devon in the lovely village of Lympstone. Situated down a narrow alley leading to the water and overlooking the Exe estuary complete with sailing boats and Powderham Castle directly opposite. Idyllic and tranquil, the cottage has everything you need for a wonderful week away from it all
The cottage has a comfy leather 3 seater sofa and armchair, wood burner and flat screen TV with Free view, Sound Surround, DVD, CD and iPod player.
Views across the estuary just by looking out the window! The kitchen is fully equipped with double oven, microwave, induction hob and dishwasher. Washing machine under the stairs. Lovely shower room downstairs. Wi-fi provided.
Upstairs is a comfy double with king size bed - ideal place to lie in bed and watch the boats and sea birds. Also a twin room with small wardrobe and views across the estuary towards Topsham.
Beach Cottage is a great place for a family or a couple to relax and enjoy Devon. Well equipped and comfortable, you can explore the village and Exe estuary along the new cycle path between Exmouth and Topsham or walk along the many coastal paths nearby. The train station in Lympstone runs between Exeter and Exmouth enabling easy day trips to explore the cathedral city of Exeter with new shopping centre or the beaches of Exmouth.
Lympstone is a pretty and remarkably unspoilt village between low red-stone cliffs beside the Exe estuary (sailing boats, windsurfers). Harbour, estuary shingle beach, church, several pubs and shops, railway; stunning views. Exmouth (sandy beaches), 3 miles; Exeter, 8; two good golf courses within 4 miles. South West Coast Path from Lympstone to Exmouth (walk/cycle). Topsham 2 miles, Exmouth 2 miles, Exeter 6 miles.

The cottage has retained many original features like the huge wooden beam and the oak flooring. It's located down a tiny fisherman's alley leading from the High Street to the estuary so you will have a high degree of privacy just to enjoy the view across sailing boats and listen to the birds wheeling above the estuary.
Parking is limited in the village so you will need to park in the main village car park - £18 for a week. 300 yards away. You can load and unload at the top of the alley so save your legs!

Table, folding chairs and BBQ provided. If you have bikes or a kayak or inflatable boat, you can leave them outside the cottage safely. Lympstone is on the new cycle path between Exeter and Exeter.
Dogs are welcome but please check first - additional cost of £35 per dog. The cottage is not suitable for large or very active dogs.
It's a 'shoes off' house to keep sand and dirt off the carpets upstairs!
The West Country region
Devon is famous for its beaches and laid back way of life. And also the cream teas - widely available and delicious! Beach Cottage is 6 miles from Exeter (lovely cathedral, quay, cinemas and new shopping centre) and 3 miles from a 2 mile sandy beach. there are loads of cycling and walking routes from the cottage. Cycle hire is at Topsham and Exmouth. Woodbury Common is 2 miles away. National Trust properties abound. Not to mention water sports - Exmouth has wind surfing, water skiing, sailing all available.
Devon has a mild climate with the best weather usually April - September.
Exmouth is great for beaches and water sports. Lympstone is a relaxed village with 3 pubs, 1 well stocked shop and a Post Office. There is a big Tesco in Exmouth, banks and shops.

This lovely cottage is tucked away from the street and right next to the estuary. It is well furnished and extremely cosy with a woodburning stove for that extra ambience. The bedrooms are nicely decorated and furnished. My husband stated the double bed to be one of the most comfortable holiday beds he has slept in. Lympstone itself is a lovely friendly village with a very useful train station which gave us lovely day trips to Exeter, Totnes & Paington. If you like running, cycling or walking the Exe Estuary Trail is excellent. It runs through Lympstone and you can go south the Exmouth or north to Topsham, Exeter or even round to Dawlish. I would recommend this cottage to anyone looking for a nice relaxing holiday that has good access to all the sites around the Exe Estuary & beyond.

We all enjoyed our stay at Beach Cottage so much we intend to return next year. The service we experienced was good with a convenient system for key collection allowing flexibility for our arrival time. The cottage had everything we needed and was furnished in a comfortable yet practical style so staying there with two little boys was relaxing. The bedroom overlooking the estuary was lovely especially the comfort of the king size bed. My only worry was the stairs which my youngest son fell down! Lympstone is a great village with train and cycle options for travel up and down the exe. The cottage is in a very quiet spot right beside the water, but just metres from the centre of the village with it's shop,cafe and pubs serving some delicious food and a drink to enjoy as the sun sets over the estuary.

A fantastic, well equiped cottage in a superb location within a delightful Devon village. Everything and more was provided to make this a wonderful and memorable holiday. We couldn't fault anything and will definitely be returning.
