Detached house in private and secure garden surrounded by fence and electric gates, but benefitting from sea views. The property has three double bedrooms, the master and second bedroom having ensuite and the third is next door the the family bathroom.
Downstairs there is a large entrance hall with storage for cloaks, and a downstairs toilet. The lounge is southfacing has ample comfortable seating and a large HD digital tv with dvd player. Large patio doors lead out to the extensive decking area where you will find outside seating and the well stocked garden beyond.
Next to the lounge is the dining area, with bi-fold doors opening out also to the deck area but with dining table and chairs and BBQ.
The kitchen is well equiped with large fridge, freezer, washing machine, double overn microwave, hob and dishwasher.
The property has views to the sea and the maer.

42 inch widescreen HDTV is provided with digital channels in the main lounge, the two main bedrooms also have digital tv/dvd sets. In the dining area you will find a radio/cd/ipod unit.
The facilities now include Wifi. 2014 this is £15.00 per wk, from 2015 this will be included in the cost of the rental.
The house has one double bedroom and two twin rooms. There are a further two fold away beds which can be situated in either of the main bedrooms. These beds are adult size and of hotel quality.
Cots and high chairs can be provided as an extra upon request

The property has ample parking is secure and private with electric gates. It has a large decked area with seating and a gas BBQ.
Changeover days are Friday unless by prior special arrangement directly with the owner.
Bed linen, duvets and pillows are provided for your stay, if towels are required they can be provided at an additional cost . Cots and High chairs can also be provided upon request.
During the months October to April there will be an additional charge of 25.00 pw to cover the cost of heating
Please note we allow 3 hours to clean the property which is more than adequate, if the property is left in such a state that it requires more time the additional cost will be charged to the holidaymaker.
From 2015 year bath/hand towels will be provided in the cost of your stay.

Exmouth is ideally situated just a short distance off the M5 and therefore within easy commuting distance from most parts of the UK. Being on the south coast of Devon it enjoys one of the mildest climates in the UK.
Exmouth is a vibrant town which has many varied activities throughout the whole of the year. It has two miles of golden beaches wonderful level walking and boasts the start of the Jurassic coast for the more active hikers. There are many and varied activities right on your doorstep including superb golf courses, tennis courts, watersports and much much more for the sporting minded. For those wanting a more relaxed approach there are many quality eateries, shops and National Trust properties within easy reach. For the ornithologists amongst us the Exe Estuary is one of the most important places in the UK for bird watching

"LOVELY RELAXING STAY"
Easy arrangements for collecting keys from a very helpful man. Found property easily as just off sea front. Lovely place, we made for the decking as soon as we arrived and soaked up the setting sun. Property clean, spacious and had everything we needed ,we loved it. Lovely area for walking from door to the sea and cliff top walks. Into town approx just over a mile walking through the park and a little bit more walking all along the sea front. Plenty of places for eating out to suit all budgets. We parked the car when we arrived and only used it again when it was time to go. Owner and agents very friendly and helpful.

"What a lovely house to relax in just sit on the terrace and gaze at the sea"
We are very lucky to have many holidays and have stayed in various properties. This house has everything you could want. All rooms are to a very high standard; lovely and comfortable. Spent many a happy hour on the terrace surrounded by the lovely garden. We did have some difficulty with the hob initially but soon sorted that. It is situated in the quiet part of Exmouth which suited us perfectly. Would definitely recommend and hope to return. Also would like to mention that the owners of the property, and also the agents, are so helpful and friendly. Would love to go back on a regular basis but oh we have to take the dog away for his holidays !!
We are so glad we contributed to your stay especially as it was most enjoyable, we hope to do this for all our clients and are happy to change or improve anything we can. Unfortunately at this time we are not able to take dogs which has been a drawback for some and we do apologise.
