A well furnished and equipped house ideally situated for exploring the devon countryside and within easy reach of the beach. To the rear of the property there is an enclosed garden with patio and hot tub offering far reaching views over Natiional Trust farmland to the exe estuary and the sea. Lympstone village is nearby with its delightful cottages, pubs and restaurants and Exmouth town centre and beach approximately 3km away. At the front of the house there is adequate parking for 4 cars. The property also benefits from a garage useful for storage of cycles, trailers etc. Inside, the hall leads into a fully equipped modern fitted kitchen and through to sun lounge with dining area and sliding doors to large comfortable lounge. Upstairs there is an attractive family bathroom with bath and shower and 3 bedrooms. I room with double bed and 1 with bunk beds at front of house and a third with 2 single beds overlooking the rear of the house with stunning views. Outside there is a large decked patio with hot tub, dining area and steps down to enclosed garden. There is a local shop a short walk away.

The West Country region
Exmouth is situated in east Devon and ideally placed for touring the West Country.
Historic Exeter with its cathedral and stylish shops is a 20 minute drive. Other nearby attractions include crealy adventure park, Paignton zoo and Dartmoor national park to name but a few. The National Trust property A La Ronde, an 18th century round house is a short walk from the property where they have a restaurant which provides excellent cream teas.
Exmouth is a popular seaside town with long sandy beaches and forming part of the Jurassic Coast. The seafront offers plenty to do with water sports, kite surfing, boat trips, children's play park and a newly built complex with ten pin bowling. Why not take the exe estuary trail and enjoy a walk or cycle ride along its picturesque path through Lympstone and Topsham.
The town centre has a variety of shops, cafés and restaurants as well as a cinema, sports centre and railway station.

"Lovely house and location"
Really nice house and location
The house is furnished to a high standard and has a stunning out look over fields and the estuary. It's clean, tidy and well kept and the owners friendly and helpful.
Although the house is on a busy road we never really noticed the road noise inside. The dinning area over looks the lovely view.
Would have liked the hot tub to be hotter (it was set to 37c - warm bath) and it was over looked by neighbours on both sides as is the garden. They do have a trampoline at the bottom which the kids loved.
The wifi connection runs off the owners property next door and on the whole it was good but I did find the signal weak in some areas of the house. Not sure if you would be able to watch / stream a film on your laptop.
Note - If you have very young children the patio area has no fence between it and the steps down to the garden and neither do the indoor stairs. So you need to be careful with babies & toddlers.
The owners provided dishwasher tablets which was great. There are also a few toys, games and DVD's
The location is really good. You are close to Exmouth and it doesn't take to long to drive to Exeter. Exmouth has some lovely walks along the coast.
Overall a really nice place to stay and highly recommended.

"Nicely decorated, comfortable and well appointed"
Breathtaking views of the River Exe from the rear of the house and a view of The National Trust's A La Ronde at the front were to be enjoyed from this newly decorated, tasteful and well equipped house. Despite the road noise at the front of the property we slept very well in the very comfortable king sized bed. We enjoyed eating our meals in the conservatory at the rear with views of the estuary. As we visited in February we didn't have a opportunity to try the hot tub on the patio.
