This charming self-catering holiday cottage is only a short level walk to:

• the beach, just 200m from the front door, with its two miles of golden sand

• the town centre (including good supermarkets and restaurants)

• the railway station for the Avocet Railway line (the most scenic public transport route to Exeter)

• swimming pool and bus stops

• Exe Estuary and Coastal cruises – and the ferry to Starcross (which takes dogs and bikes – and enables a complete circuit of the Exe Estuary trail)

• the Marina and all watersports (sailing, kite-surfing, paddle-boarding, power-boating)

• the Exe Estuary trail, great for walking, cycling and birdwatching

• the South West Coast footpath

This makes it an ideal base for a family holiday. The house looks out onto the town's Manor Gardens with its colourful flower borders and bandstand (and Summer season of Sunday music). Manor Gardens hosts the Exmouth Festival - normally in the last 8 days of May.

Parking opposite the house is free and unrestricted – but is not allocated to the house and is available only on a first-come first-served basis. You could park your car in Exmouth for a week (using a weekly parking permit for nearby car parks if required; ask Anna for details) – and have a holiday from driving! You could even come here by public transport – and walk to Park Cottage. You could bring your own bike/s – or hire bikes locally at reasonable rates.

Ground Floor: Fully equipped kitchen/diner with fridge/freezer, washing and dish-washing machines, oven and hob with extractor. Folding table with five chairs. Separate WC.

Comfortable sitting room with settee, sofa bed, TV / DVD player, games and books.

First Floor: Upstairs there are two double bedrooms and a bathroom, all overlooking the park. The master bedroom has a double bed with a great view out. The second bedroom also has a double bed with a single bunk above. Each bedroom has wardrobes and a chest of drawers. The bathroom has a large bath with an electric shower over, washbasin, heated towel rail, WC and illuminated mirror with shaving point.

Outside: There is a patio with an outdoor table and chairs (ideal for a relaxed drink) - with views to the park and bandstand .

Heating and electricity is included. Duvets, pillows and linen will be provided at no additional cost. For those with babies there is a stairgate provided, a high chair and cot can be provided on request -please ask for details.

For dog lovers

Well-behaved dogs are allowed at this property at the time of booking. There is an extra cleaning charge. The dog must never be left unattended.

There is:

• a dog-friendly park opposite the house (Manor Gardens)

• a 2 mile long beach (200m away) – most of which allows dogs all year round (but a section has summer-restrictions)

• dog walks along the promenade, in the nearby Maer Reserve and the Exe Estuary Trail – and woodland (via a short car drive to Woodbury Common)

• a secure patio at the front of the house

• a dog friendly pub-restaurant (within 200m; The Grove)

About this location

The Devon region

England's West Country is a temperate region where rural land is surrounded by sea. There are stunning beaches (both sandy and pebbled) and soaring cliffs provide spectacular walking. Along the coastline are many charming towns and villages - Exmouth is a vibrant seaside town with two miles of golden sandy beaches.

The town centre has pretty parks and gardens and there are numerous tea shops, pubs, cafes and restaurants. For nature lovers, the Exe Estuary is a haven for bird watching and Woodbury Common - an area of heather and gorse covered pebble heath - is nearby.

Exmouth

Exmouth sea front has two miles of flat walking, and there are cafes and kiosks for refreshments. Within a few minutes walk is the Exmouth Marina development with character waterside buildings, shops, a resturant and cafe. Boat trips and fishing trips leave from this location throughout the year. For walkers, the Jurassic Coast Path, Woodbury Common and Dartmoor are all within easy reach.

The new cycle track extends north alongside the River Exe, from Exmouth through the pretty villages of Lympstone, Exton and Topsham and onward to Exeter. It is possible to cycle round the Exe estuary to Dawlish (some stretches are on road). Bike hire is readily available in Exmouth.
