About the home
A detached and very comfortable recently renovated house ,with three double bedrooms,two ensuite on the ground floor both with french doors onto the garden ,and a third bedroom with a shower room on the first floor . The Kitchen is fully fitted with a rayburn ,electric hob, fridge freezer ,microwave and dishwasher .The utility room has a washing machine and storage.
The sitting room is well furnished with log burner , oak floors ,and Bi-fold doors to the Balcony where there is a table and chairs for those long summer evenings to just relax and absorb the views. Large peaceful garden sloping down to the river Barle , The bottom of the garden is left to its natural habitat as is is a site of special scientific interest rare orchids flourish.The house benefits from off road parking,and is approached down a no-through lane. Withypool is a lovely village with good shop and Public House ,there are also tea rooms during the summer .
Exmoor provides endless walking and scenery , The Two Moors way footpath passes within a few metres of the house . there are walks in all directions either over the Moor or along the river bank to Tarr Steps or Landacre Bridge in the other direction. Minehead ,Porlock ,Woolacombe and many other seaside places are all within an hours drive. Local towns like Dulverton,Dunster Porlock & South Molton are all worthy of a visit. Ormrods welcomes well behaved dogs (Maximum of two), there is an outside kennel for them to dry off in. We request that you keep the dogs off the beds and furniture , the utility has under floor heating so is ideal for your dog to enjoy the warmth through its bedding. Please clean up after your dogs in the garden.They are not to be left alone in the House.

The one acre garden faces south and slopes down to the river Barle , Decending involves a series of steps and paths , there is a garden seat on the lawn and a walk through the natural area which is a site os special scientific interest There is also a terraced area with a stone seat built into a newly constructed wall from which you can enjoy views of the village,river, and Moor. There are two sheds one contains the logs for the wood burner the other has some garden tools and the barbeque set. A dog kennel with two separate kennels and runs is available (bring your own dog beds and feeding bowls etc)
Conditions
There is a refundable breakage deposit of £100.00 ,when completing the booking form please contact the owner on 01295 738121.
The key is held by the house manager, clients are required to vacate the property by 10.30am on the day of departure and not to arrive before 3.30pm on the day of arrival. The house is cleaned on each changeover , any variations to these arrangements will need to be agreed with us before your visit

Exmoor is one of the National Parks in England, The area has wonderful scenery and wildlife. it is quite probable that you will see Exmoor Ponies, Red Deer and birds of prey on you ventures over the Moor. The area has a lovely network of rivers where salmon can be seen on their journey to spawn.
The hedgerows are full of wild flowers in spring .Places of interest include Dunster Castle, Dunkery Beacon ,Tarr Steps ,Porlock Weir, Wimbleball Lake ,Landacre Bridge,Exmoor Pony Centre, Exmoor Owl & Hawk Centre and Red Deer Safaris The nearest beach is at Minehead 16 miles away but the north Devon coast is full of seaside places of interest with lovely beaches for children such as Woolacombe , Saunton Sands and Braunton Burrows with its Sahara like sand dunes.
The Exmoor / Withypool area
Interesting local towns include Dulverton, South Molton Dunster and Bampton. each village usually have local craft shows that involve the community, pony and horse shows are regular features of the area in the summer , hunting and shooting are popular activities in season .Fishing with the appropriate permit can be done from the garden or further afield fly fishing lessons are given at Exbridge which is circa 16 miles from the cottage.
Horse riding is very popular in the area local riding stables are more than willing to hire their horses or escort you over the bridleways.Sailing and canoing is available at Wimbleball Lake or of course you can sail on the sea.

Well laid out property with wonderful viewa across to the moors large garden running down to the river banks and visited by local wildlife our party loved the living area as it gave us ample space to socialise and play games, or for those that wanted to watch a bit of TV The accommodation was clean & comfortable and the specification was high If eating at local pub at the w/e then booking is a must. Great location for seeing the area, so even in our short stay the days where varied |

We stayed at Ormrods for a week mid-Feb (3 children plus dog). The house has been beautifully renovated to a very high standard, was very clean, has all the mod cons, a lovely wood burner, and being "upside down" allows great views of the river and moors from the kitchen and living room (v comfortable sofas). The house has a large garden leading down to the river and is in a very quiet traffic free lane, yet only 2 minutes walk from the village. Withypool has a great pub / great food and village shop, and what made our holiday so enjoyable was being able to forget about the car as you have great walks in any direction from your doorstep. The children weren't always up for a long trek but the house had all the things they need to stay happy ie, Sky+ HDTV, wi-fi, games etc. It is true what they say about the stars at night over Exmoor - a real shock for us light-polluted citifolk. We've stayed in many cottages over the years but this was by far the nicest and the village and local area a real find. We'll certainly be going back. |

A refundable breakage deposit of £100.00 is payable with the balance of holiday funds. Payment can be made by cheque or on line to our account details will be provided upon request Payment should be to Mr or Mrs A Prickett.
A booking form will be supplied preferably by email which needs to be returned together with a deposit of £150.00 . only when those funds have been cleared and the booking form received will the booking be confirmed
