IMPRESSIVE RESIDENCE EXMOOR NATIONAL PARK WITH GAMES ROOM AND PONY RIDES

This substantial period home is in the heart of Exmoor with its own gated entrance and shared driveway to the livery yard. The area is renowned for some of the most picturesque countryside in the South West with excellent, walking, riding and shooting.

There is a public footpath down a track next to the horses barn which is a great short cut to the pub a 5 minute stroll away, a torch is necessary in the evenings. The property is a short drive from the seaside towns of Lynton, Lynmouth, Porlock and Minehead, all waiting to be explored. Excellent coastal walks especially through the Valley of the Rocks, from Heddons Mouth to Woody Bay and along the top of Countisbury Hill. Attractions close by include the National Trust properties at Dunster, Arlington Court and Knighthayes Court and at Minehead, Somerwest World (Butlins), West Somerset Steam Railway and nearby the pretty town of Dulverton. Farm activities: pony rides are available at an extra cost and can be arranged on site. Games room: with TV/DVD Wii games console, Sonos Bridge, books and board games.

The spacious accommodation adjoins a small annexe where privacy is assured. The well-proportioned rooms are spread over three floors and offer SEVEN bedrooms: on the top floor 1 zip-and-link made up as king–size (singles on request) with additional single bed. 1 double the bed is reached on one side  and 1 single. The middle floor has a spacious landing area with seating. 1 super king-size with dressing room with ample space for a Z bed (provided) and en-suite bathroom: with spa bath, separate shower and WC. 2 2ft6 zip-and-links (which can be made into 1 double on request), 1 double with en-suite shower room and WC and 1 triple bunk bedroom. Bathroom: on the top floor, bath with shower over and WC. Shower room: on the middle floor, with WC. 2 WC's on the ground floor.Lounge: on the ground floor with, woodburner (logs included) and great country views TV/DVD, Chromecast and Wi-Fi. Dining room: with wood panelling and ample seating, sofas and open fire (logs included). Kitchen: with Aga and electric oven and gas hob, large fridge/ freezer (ice maker/dispenser) dishwasher, microwave. Breakfast area opening out to terrace. Utility room: washing machine. Outside: Gardens can best be seen from the terrace with its balustrades and steps leading down to the extensive lawns. Amenities: ample parking. Bed linen, towels, electric, central heating and wi-fi included. Regret no smoking. 2 dogs welcome. Additional info: the property is on a working livery yard which is set away from the house. Location: beach 13 miles, Post Office and pub 1 mile.
