We are 10 minutes' walk away from Exeter's historic Quayside where you can hire bikes, pedaloes and canoes, browse in antique shops, take a boat ride or explore the wide variety of outdoor adventures available at Haven Banks activity centre. The canal path is beautiful to cycle or walk the dog, ending up at the Double Locks Hotel for lunch alfresco! Riding stables are close by, as is the Riverside Leisure Centre offering a newly-refurbished gym, swimming and fun pool. Catch a bus or take a leisurely 15-minute walk into the city centre where you will find the farmers' market every Thursday, guided tours around the Cathedral and Underground Passages or visit the Museum and Art Centre. Explore the historic estuary town of Topsham, take the nature walk or cycle path and swim in their beautifully maintained outdoor pool. The award-winning Darts Farm, home of local West Country food and drink shouldn't be missed!! Hire a mountain bike at Haldon Forest; cycle trails for all abilities, dog walks and adventure playgrounds, or visit the great Crealy Adventure Park - the children will love it!

Centrally heated and double glazed, Tree Tops consists of :
Ground Floor - small entrance hallway leading to downstairs toilet, bidet, wash hand basin & heated towel rail.
Lounge - Leather sofa's, Cable Tv with Dvd / Video player and Playstation 2 with a selection of games, CD's, Dvd's and Videos, large selection of books.
Kitchen/Diner - All mod cons inc radio, gas hob, double electric oven, microwave, washing machine, tumble drier , large fridge & freezer, coffee machine and Juicer. Breakfast bar seats 4, inc 2 seater leather sofa and chair in dining area, wall mounted 32" LED TV with Freeview. Patio doors leading onto large first floor decking area with gas BBQ, Large oval dining table and seating for 8 people. A real sun trap in the morning!
Upstairs - All bedrooms have polished wood floors ,rugs, bedside cabinets, radio alarm clocks, bedside lights and a selection of books. 2 Double bedrooms, 1 single and 1 with 2 single beds. All with good quality bedding. Fantastic views over the city from the 2 back single bedrooms. Double front bedrooms with built in wardrobes and lots of storage space. Bathroom and seperate shower room with wash hand basin, toothbrush / shaving socket, heated towel rails in both.
WiFi avaialble in all rooms.
Good quality Linen and Towels provided.
Cots, highchairs, stair gates, are all available at no extra cost, please just ask.

The house appears to be on 2 levels from the front, but is on 3 at the back .The decking area is on the first floor and is accessed through the patio doors in the kitchen diner. This area is a real sun trap in the mornings. Nothing nicer than taking in the sun, drinking freshly-brewed coffee and reading the paper. The ground floor at the rear has been converted to an independent, 1 bedroom self- contained flat, lived in part-time by the owner and friendly Spaniel. Through the back door, or via the side gates and down 6 steps, there is a large patio area furnished with table and chairs leading onto the 100ft garden, with trampoline, garden furniture and sun loungers in the warm weather. The garden is ideal for both children and pets.

Home from home - so many little touches too numerous to mention but here's 3 we've never found anywhere else:
1. slippers waiting at the door,
2. every possible kitchen utensil
3. as well as the home made carrot cake and lemon curd
On our next trip to Devon – we know where we'll be staying".

Arrival time 4pm onwards. Departure by 10 am please. Happy to be flexible if bookings allow, please ask.
A basket containing basics, tea / coffee etc plus a home-made cake or scones, home-made jam and clotted cream will welcome you on your arrival.
Pets will find a bed, food and water bowls, towels to wipe mucky paws and treats. We don't charge for pets but please respect the property by keeping pets clean from muddy paws and do not allow them on the furniture. We also ask that the garden is regularly cleared of dog waste. We will provide an initial supply of waste bags.
We welcome everyone, but ask that holiday makers respect the property and pay for any accidental damage.
Sorry, no smoking inside the house, but ashtrays are provided on the decking and in the garden.
A 20% deposit is required to secure booking please and full payment within 4 weeks prior to arrival.
Unfortunately, we need to ask for a security deposit of £200 to be received at least 5 working days before arrival which will be refunded within 3 days of departure, once the property has been cleaned. Full details will be sent with the booking contract.
Payment can be made by BACS, Cheque or Paypal.
The Devon region
Devon's climate has cool wet winters, and warm changeable summers. We cater for all eventualities, so
whilst visiting the South West its worth making the 24 mile trip to Dartmoor or Exmoor, walking the Tors, rock climbing and hiking. Cream Tea's at Widdicombe in the Moor. The children will love the River Dart Country Park or just playing / picnicking in the vast open spaces.
Beaches are never far away, 11 miles to Dawlish Warren, 9 miles to Exmouth with cycle routes to both.
Exeter is an up and coming City, with a population of approx 119600. It has increased in popularity with the new shopping centre in Princesshay and the weekly farmers market. The Car boot sale on Sunday mornings at Exeter cattle market is very popular whilst Rougemont gardens often hold the vintage fair throughout the year. The Devon County Show is held on the 17th, 18th and 19th of May this year.
If you are into music then Aeon Festival is a must go, held in Credition during August. Other music venues in town include The Lemongrove, Mama Stones and The Phoenix catering for all tastes.

"Excellent accomdation, Really is a home from home"
We had a two week stay at Tree tops and this was a very enjoyable stay too. Upon arrival the accommodation was found to be extremely clean and well presented with a delicious welcome cake (this went down a treat) This house has everything to offer as a home from home, with things ranging from books, DVDs to board games and even a games console for young children and teenagers, the genre of DVDs/Books caters for all ages too.. two separate TV rooms are here one in the lounge and one in the kitchen/diner. The kitchen is lovely and spacious with all the mod cons, it also has patio doors leading out to a lovely sun trapped balcony, with a great view to spend time relaxing...Even comes complete with a BBQ. Kathy who owns the House is lovely and very welcoming and on hand for any queries or questions you may have, although every care has been taken to provide you with things you may need to know i.e bus time tables, event planners, things to do in and around the area and any local numbers you may need. This house is located in a good area, with shops very near by for all your needs, including a good range of take away`s. Upstairs The two double bedrooms are a good size with ample storage space and the two single rooms are cosy with great views to wake up to. There is also a bathroom with a toilet and bath and a seperate shower room, these are all complete with all the toiletries you may need in case you haven't got your own. Everything is thought of for your stay and needs in this lovely holiday home. We had a great stay here and would definitely stay again.

Kathy's place is simply magical. It had everything we could possibly need and was totally immaculate. The homemade goodies were delicious and made us feel so welcome. I would go back in a heartbeat!

"More than Excellent!"
We stayed there for 2 nights with our family members. The owner, Kathy, is really friendly and helpful. She has placed everything for your daily use (slippers, medicine, retractable pet leash etc.). All the kitchenwares are modern and even have a tumble dryer! She even put the welcome carrot cake, which was amazing and delicious. Overall, my family were so happy to be there and we surely recommend this holiday home to everyone who is going for holidays to Exceter or near Exceter area.

A wonderful and very well equipped home from home, perfect for a group of professionals working near by. The owner, Kathy, was very friendly and helpful. Would definitely recommend.

"Everything thought of."
We are group of mates who were visiting the Exeter area and don't need very much, but it has to be said that the owner Kathy had thought of everything and we had a very enjoyable stay. The house is very comfortable and the cake that was left for us was delicious. I would recommend this house to any group of people visiting the area.

"Could not have wished for better"
Warm welcome from owner Kathy, who supplied food basics and a superb cake on our arrival. House very clean, homely and comfortable. Lots of games, discs, tv Xbox etc in case of rainy days. All necessary equipment needed for babies supplied. My Family and I couldn't have asked for anything better and it made our holiday even more memorable. Thank you , Kathy

"Lovely home from home with great friendly service"
We stayed at Tree Tops in February for a long weekend and were greeted by the lovely owner who had baked us a cake as a welcoming gift. The house is lovely and clean with all mod cons and facilities and perfect for a family or just a couple. Everything you could possibly need was there including a coffee maker, food processor( if you're inclined to do some cooking) and all utensils etc. I can honestly say it was like being in my own home but probably cleaner!! There is plenty of parking and we walked a fair bit as its a nice stroll into the city or along the canal. Beds were comfy and we slept well every night. The house was warm and cosy which was great as it was freezing outside and slippers were provided for those of us who forgot out own! Overall a lovely stay in a warm and welcoming home. "Fantastic accomodation with a personalised service"
I booked this accommodation for a 7 week block booking for a team of my staff working in the area. I received nothing but thanks from all members of the team who were so pleased to have avoided the usual hotel option and were very impressed with both the quality and the comfort in which they were looked after. Kathy (owner) was a pleasure to deal with throughout and has certainly set the benchmark by which my staff will judge future working stays away! This will certainly be the first option if we have further work to carry out in Exeter.

"Clean, spacious and convenient for town centre"
I stayed with work colleagues during the Exeter Festival of Food and Drink and we were very impressed with the property. Kathy was welcoming and very accommodating. The town centre was a 20-30 minute walk away or there is a bus stop just around the corner. Taxis from the centre cost around £5-£7 depending on where you were returning from. I would definitely recommend this property for groups of friends or for families.
