The Old Dairy is a charming and luxurious Grade II listed cottage, located in the peaceful rural village of Cleeve Prior. The cottage is next to the village green and is close to the village pub and the church of St Andrew, the origins of which date back to the 12th century. Cleeve Prior is less than 10 miles from Stratford-upon-Avon, the birthplace of William Shakespeare, and is on the northern fringes of the Cotswolds, making the cottage perfectly located for exploring the entire Heart of England region.

Built in the 18th century and, as the name suggests, originally a dairy, the cottage boasts a wealth of character features, not least of which is the beautiful stone cheese press in the bedroom. The many other character features include oak beams, exposed Cotswold stone walls, flagstone floors and a wood burning stove. Complementing the period features, the cottage has modern facilities, including wireless internet access, a TV and DVD player, and a well equipped kitchen. A stable door from the living room opens onto steps down to a large, tranquil garden area, with a summerhouse. The Old Dairy is the perfect location for a couple looking for a relaxing break in the heart of England.

The cottage sleeps two people, in one bedroom, with a luxurious bathroom and a separate cloakroom.

Description

The Old Dairy has two off street parking spaces, quietly located off the village green. A path leads to external stone steps up to the front door, which enters the cottage onto a half way landing between the ground and first floors. The Old Dairy is an “upside down” cottage and the stairs lead up to:

•Kitchen: A well equipped kitchen, containing a four ring gas hob, grill, gas oven, dishwasher, microwave, kettle, toaster, fridge with freezer compartment and washer dryer;

•Living room: A beautiful room, in the eaves of the cottage, with exposed oak timbers, exposed stone walls and a cosy wood burning stove. The living room contains a large sofa, a dining table with seating for up to four, and a TV with DVD player. A stable door from the living room leads out to stone steps to the garden;

•Cloakroom: Contains a toilet and a wash basin.

Returning to the front door, the stairs lead down to:

•Bedroom: A breathtaking room, full of character, including flagstone floors, oak beams and an original stone cheese press, dating back to the cottage's role as the local dairy. The room contains a king size bed. A door from the bedroom leads out to the garden;

•Bathroom: The traditional, yet contemporary bathroom, with flagstone floors and wooden panelling, contains a bath with overhead shower, toilet and wash basin.

The peaceful, mature garden is to the rear of the cottage, with a mixture of lawn, patio area and flower beds. There is a summer house, an outdoor table and four chairs, as well as a barbecue. The cottage garden is a private area within the owner's large garden and guests are invited to use all of this garden, including a delightful orchard.

Arrival and departure days:

Standard arrival days at The Old Dairy are Fridays and Mondays, with standard holiday durations being:

•three night weekends commencing on a Friday;

•four day mid-week breaks commencing on a Monday;

•week long breaks commencing on either a Friday or a Monday.

Arrival and departure days are flexible, however – please contact us to discuss your requirements.

Security deposits:

Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).

Occupancy:

The maximum occupancy of the property is two guests. Please consult us prior to booking if you intend to have more than this number of guests at the property at any point during your stay, as additional charges may apply.

Pets:

Regrettably, pets are not accepted.

Bed linen and towels:

Bed linen and towels are provided for guests.

Arrival and departure times:

Arrival time is after 3pm and departure time is by 10am.

If your arrival will be delayed beyond 9pm on the start date of your rental period, you must contact the owner, or you may not be able to get into the property.

Bed sizes and configurations:

The bed in The Old Dairy is a king size bed.

Bathrooms:

•Main bathroom: Bath with overhead shower, basin, toilet, plus underfloor heating and a heated towel rail;

•Upstairs cloakroom: Basin and toilet.

Heating, fuel and logs:

The property has a gas fired central heating system.

Electricity and gas are included in the rental price. An initial supply of logs, firelighters and kindling are provided for the wood burning stove and further supplies can be purchased locally.

Services provided:

The property has free wireless internet access and a TV with DVD player.

There is no telephone available, however, mobile phone reception is generally OK.

Parking:

The property has two off street parking spaces.

Housekeeping:

Where a letting exceeds seven nights, a mid-stay bed and towel change are included in the price. Additional housekeeping services may be available on request.

Child friendly facilities:

The Old Dairy does not accept children, however, guests with one baby are welcome. A travel cot (without linen) and high chair are provided.

Initial consumables:

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety:

This is an old, Grade II listed property and has many character features, including low beams and external stone steps to the front and back doors (with handrails), which may be slippery when wet and could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

Smoking:

No smoking is permitted throughout the property.

The Central England/Cotswolds region

Cleeve Prior

Cleeve Prior is a beautiful village located between Evesham and Stratford-upon-Avon, on the Worcestershire/Warwickshire border, close to the east bank of the River Avon and the northern edge of The Cotswolds. The name cleeve comes from the Saxon word for cliff and the prior was a medieval monastery which was destroyed during the Reformation.

The use of local blue lias stone and local detailing through all building types and periods gives the village a strong character and local identity. Its early origins are as a farming community, within a wider area of Saxon and Medieval settlement. The continuing significance of agriculture throughout Cleeve Prior's development is clearly illustrated in the presence of numerous farm buildings and farmhouses from the 16th, 17th, 18th and 19th centuries. These are present throughout the village and are a significant element of its character and special interest.

Cleeve Prior benefits from an excellent local pub, the Kings Arms, a village hall and the local Church of St Andrew, the origins of which date back to the 12th century.

Shakespeare Country

Shakespeare Country is a loosely defined region, centred on the world famous town of Stratford-upon-Avon, home of William Shakespeare. The region is located in the centre of England, also known as the "Heart of England", and is well connected by road, rail and air. It lies just two hours from London and there are direct train services from London Marylebone to Stratford-upon-Avon.

With magnificent castles, glorious gardens, stately homes and a historic palace, Shakespeare Country offers everything you need for a relaxing short break or a longer holiday. Visit historic Warwick and Kenilworth with their magnificent castles, enjoy regency Royal Leamington Spa and step back in time in Stratford-upon-Avon, or delve a little deeper into Shakespeare Country and you will discover some delightful smaller towns and villages.

Shakespeare Country and the neighbouring Cotswolds are also home to some of England's most enchanting gardens, from almost every period of English garden history. From landscaped to cottage, exotic to herbal, these gardens are a delight to explore.

The Cotswolds

The Cotswolds are a range of hills in west-central England, sometimes called the "Heart of England". The name Cotswold means "sheep enclosure in rolling hillsides".

The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

Cotswold towns include Bourton-on-the-Water, Broadway, Burford, Chipping Norton, Cirencester, Moreton-in-Marsh, Northleach, Stow-on-the-Wold, Stroud and Winchcombe. The town of Chipping Campden is notable for being the home of the Arts and Crafts movement, founded by William Morris at the end of the 19th and beginning of the 20th centuries. William Morris lived occasionally in Broadway Tower, a folly, now part of a country park. Chipping Campden is also known for the annual Cotswold Olimpick Games, a celebration of sports and games dating back to the early 17th century.

Food and drink

Cleeve Prior is fortunate to retain a traditional village pub, The Kings Arms, which is at the heart of village life and provides high quality food and drink. The menu is diverse and seasonal, with locally sourced food, cooked to perfection. The staff and locals are friendly and make everyone feel comfortable. With its range of draught bitters and wide wine selection, The Kings Arms is definitely a local favourite.

There are many excellent places to eat and drink in the wider Shakespeare Country and North Cotswolds area, with the major towns of Stratford-upon-Avon, Warwick, Royal Leamington Spa, Stow-on-the-Wold, Bourton-on-the-Water, Moreton-in-Marsh, Chipping Campden, Broadway, Burford and Chipping Norton containing a wide variety of tea shops, pubs and restaurants, catering for most tastes and budgets. There are also many traditional pubs located in the lovely villages throughout Shakespeare Country and the North Cotswolds.
