This wonderful villa is perfect for families holidaying together, with good sized private swimming pool, great garden areas to relax in the shade or sun and also a large sun terrace with fantastic Mountain and sea views.
6 bedrooms (bedrooms 5 & 6 are situated in its own private separate apartment attached to the villa, will not be rented separately).
Easy 15 minute walk to the beach, where you will find a good variety of restaurants and bars. Beaches are clean and well maintained. There are excellent restaurants and bars and also supermarkets nearby.
Approximately 5-10 minute drive will take you to Estepona Marina , where you can watch the fishermen or take a short pleasure cruise, dolphin watching is very popular. A 10 minute drive will also see you in the heart of pretty Estepona with its old town and many shops, restaurants and bars.
Have a coffee in Orange Sqare in lovely Marbella, 30 minutes drive or raid your piggy bank and enjoy the sophisticated bars, clubs and restaurants that surround the Marina with it's multi million pound yachts at internationally famous Puerto Banus, 20 mins drive.

This is a modern villa that has just been refurbished this year and we have put it on the market at a reduced price in order to capitalise on this summer market, the price will be considerably higher next year.
Excluding the large sun terrace the property is built over 3 floors, starting at the top there are three bedrooms, the Master bedroom which has a king size double bed and a en-suit bathroom, it also has a private circular terrace with a bistro set to drink a glass of wine before bed and watch the beautiful sea and mountain views.
Next is a further double room again with own private terrace and bistro set, on the other side of this floor is a double bedroom with one single bed and a built-in bed. All rooms have ample wardrobe space and are airconditioned.
On the Middle floor there is a further double bedroom with walk-in wardrobe, this bedroom has direct access to the swimming pool and upper garden area, just outside the bedroom is a shower room.
Also on this floor is the main lounge area that has a private patio area that is lovely for sitting out in the evening. Features Italian leather furniture in the lounge and for the winter a real fire.It also has a cozy intimate snug seating area for games etc.
The kitchen is spacious and has all the electrical appliances you will need, in the kitchen you also have a six seater table for you to enjoy breakfast.
On the lower floor is the studio area which consists of two bedroom areas both with single beds (4 in total) its own small kitchenette and walk-in wardrobe. the shower room is big enough to accommodate the four people and this room can be used perfectly as a family room, this studio also has direct access to the BBQ area and lower garden.

The villa is situated in a large ground area consisting of two levels, the lower level had nice glass & rattan garden furniture for dining Al-fresco,.
There is an area for BBQ's if you enjoy outdoor cooking, it is perfect for those balmy evenings.
The lower Garden area has plenty of room for children to play in a safe and open environment, there are also beach beds for the sun worshippers.
In the upper are to the front of the property is the private parking, suitable for 2 cars however there is further parking outside the property.
To the rear of the property (with the sea views) there is a large private swimming pool and garden set to lawn, also at the rear is a further small area for dining Al-fresco, just next to the swimming pool again with glass & rattan furniture.

Refundable breakages deposit of 250.00euros required prior to arrival, to be refunded within two weeks of your departure (subject to satisfactory property inspection).
Deposit 25% of rental fee, balance due eight weeks before commencement.
Due to the high maintenance costs, the property is only booked on a minimum of a week basis but we are happy to accept bookings of any combination of days or weeks after this.
Conditions
Should you require additional cleaning or laundry or maid service during your stay it is vital that you let us know at the time of booking and this service is very popular and will need to be scheduled.

The Costa del Sol region


Spain's `sunshine coast’ is one of Europe's favourite holiday destinations. With an average of 320 days of blue sky annually, it is perfect as a summer holiday or as a winter destination for golfers, walkers and those wishing to pursue out -door activities. Families are particularly well catered for, with myriad attractions, restaurants and of course miles of beaches. Children are not just tolerated but welcomed by the friendly Spanish people.
Despite the march of development, the area still has the ambience of Andalucía, the most `Spanish' of all regions and you do not have to venture far from your holiday home to encounter local ferias, fiestas and romerias - the scent of Jasmine is in the air, inexpensive wine is flowing freely- come and enjoy!
The Estepona / Don Pedro area
Estepona is a very pleasant town 16 miles west of Marbella, with along seafront promenade, perfect for those sunset strolls or winter walks. It has a wide sandy beach and a fishing port where you can watch local fishermen unloading their catch from their colourful boats.
The pretty main square has numerous cafes and restaurants amid remnants of old castle wall sand traditional whitewashed buildings with their balconies of scented flowers. There is a good mix of shops and the area is particularly popular with families and well heeled British retirees.
For those seeking nightlife, the exclusive bars and clubs of the world famous Puerto Banus are 10-15 minutes by car. Splash out in the designer shops or sip a cocktail while watching the millionaires on their yachts.
The beautiful white villages of Andalucía are well worth a visit and also Ronda with its breathtaking gorge and the oldest bullring in Spain, still in use!
Closer to home is the famous Estepona Marina, where there is just about everything available to make your holiday special.
Further afield, for the more adventurous Morocco, with its souks and third world charm is only two hours away.

Everything was good about this villa; when checking in make sure you call the agents on arrival at Malaga. We made this mistake (due to our own misunderstanding) and had to wait for the keys. The area is fairly typical of this part of Spain - not so inspiring - but it is at the end of the major built up areas so there are some lovely beaches to the south, mainly neglected by foreigners. There are some quaint villages/towns inland only a short drive away. The villa is everything it says and the facilities are amongst the best we have encountered - definitely a plus point. When we required replacements of gas, glasses etc. these were done with no fuss. Recommended!
