Our charming French villa, located in the stunning hillside of Esperaza is the ideal retreat for people who enjoy visiting cities and tourist attractions but like to have somewhere quiet to come and relax at the end of the day.
Recently refurbished, our property now has a modern, stylish interior with high quality furniture and fittings, this villa is light, spacious and immaculate throughout. With everything you could need to make your holiday as pleasurable as possible, this villa is a real home from home with the added bonus of a swimming pool and large terrace with stunning views and wall to wall sunshine. This area averages about 300 days of sunshine a year so the odds of bad weather are minimal. The villa floor is stone tiled throughout making it very easy to keep clean. Choose to either dine inside or enjoy the weather and the view whilst you dine outside on the terrace or under the spacious pergola.
This villa has three lovely bedrooms (1 king size, 1 double and 1 twin room) each with stunning views and newly furnished for this season. Each room has a view of the surrounding hillside from the balcony which borders two sides of the house and ends on a large terrace. It has a large lounge with leather sofas and a new 46inch HD/3D TV. The lounge has an adjoining open plan dining area overlooking the pool. A new stylish kitchen with new dishwasher and oven/hob fully equipped to make your stay as enjoyable and convenient as possible.
The recently fitted pool is heated by the sun and so is only really useable May to October. The garden has it's own olive trees and fig trees which you are welcome to pick if you happen to be staying when they are ripe. The villa is set in 1000 sq metres of Mediterranean terrace/garden and is quite private, with access to our hillside at the rear of the property which if you climb with care, offers truly amazing views. I'm sure you will be very tempted to stay and relax at the villa each day but if you fancy visiting one of the many attractions nearby, you will find it a very useful base for beaches, the skiing, the mountains, the towns and the historical sites. In fact there is so much to see and do in this area, you may well find yourself coming back.
This property offers an addditional attached 2 bedroom gite with open plan kitchen/living room which is only available for rental in addition to the villa. This would be ideal for two families or family with grandparents perhaps - please request price for renting the gite in addition to the villa.

No facilities for babies and toddlers. Not suitable for children under 5 years of age due to unguarded stairs.
Rentals normally from Saturday to Saturday but this is negotiable.

A grocery pack can be arranged for a small charge.
Payment acceptable in £ or Euro by cheque, online bank transfer or Paypal (subject to administration costs).
Booking confirmed on receipt of 20% deposit, balance payable at least 2 months before arrival date.
A cancellation fee will be charged increasing in rate according to how close to arrival date cancellation occurs.
A breakages deposit of £200 should be paid with the final payment, this will be refunded on your return subject to property inspection.

Ryan Air have two flights a day going from Stansted to Carcassonne over the summer. Easy Jet fly to Toulouse and Flybe to Perpignon from certain UK airports.
Rental cars available from all airports - cheaper to book online prior to departure.
A breakages deposit of £200.00 is required on payment of balance.

The mountains of Languedoc-Roussillon reach heights of almost 3000 metres in the Pyrenees , with the peaks of Canigou (2784m) and Carlit (2921m), and more than 1500m in the Massif Central, topped by Mont Lozère (1699m) and Mont Aigoual (1565m).

Walking / Hiking
Aude en Pyrénées, crossroads of the Mediterranean, the Corbieres and the Pyrenees, is an ideal location to go hiking.
For riding, cycling and walking tours Europe has few better destinations than Languedoc-Roussillon. The varied landscapes of Languedoc-Roussillon make it one of Europe's favourite locations for hiking, mountain biking, pony trekking and horse trail riding.
Languedoc-Roussillon, renowned for the diversity of its agricultural produce, boasts a delicious and authentic cuisine.
Based on olive oil, garlic and basil, this cuisine is typically flavoured with herbs of the Provencal garrigue (scrubland) such as thyme, rosemary, bay, savory.
Cheeses, wines, honey and fruit complement the rural and coastal specialities. Sampling the cuisine of Languedoc-Roussillon is still one of the best ways to really discover our region.
Take a walk in to nearby Esperaza, a quiet village with many shops including a bakery, bars, restaurants and pizzeria as well as a dinosaur and fossil museum. Don't miss the Sunday market.
Take the train from Esperaza station to the beautiful medieval city of Carcassonne (40 mins drive. Famous walled city and castle. Many events held all year round including on 14 July the traditonal setting light of the walled city which includes a world famous firework display.
Visit the thermal spas of Alet-les-Bain and Rennes-les-Bain. Approximately 10km away these thermal spas dating back to the Romans are well-known for their health-giving properties.

Explore on foot or on bicicle. The Montagne Noir (Black Mountains) and Pyrennes, gorges, forests and rivers are all on your doorstep.
For wine lovers you have Minervois, Corbieres and Fitou which help make the region the biggest wine producer in France. You must try the French Champagne (Blanquette) which is made locally in Limoux.
Explore the market towns of Bram, Castlenaudry, Mirepoix, Revel and of course Carcassonne. Take a boat trip on the Canal du Midi from Carcassonne.
Canoeing and whitewater rafting available along the river Aude as well as fishing.
Beaches are just over 1 hour away. Narbonne (ideal for families) and Perpignon offer some beautiful beaches.
Barcelona is between 2.5 - 3 hours away if you fancy a touch of Spain.
Andorra is popular due to it's tax free status as well as it's ski resorts. Not far away but takes about 3 hours due to the nature of the roads.
If skiing is your thing, the nearest resort at 40kms away is Camurac, with 15 slopes, two of which are green, 8 blues, 2 red and 3 black. With 7 ski lifts, 13 snow canons and 14 km of cross-country ski tracks. Buses leave twice a day from Quillan (7kms) during the season.
