The 12-acre estate of pasture and woodland rich in wildlife with red squirrels, deer and many varieties of birds including barn owls, and many places for you to go climbing, cycling, strolling along the river or simply relaxing in the tranquillity of the garden, the property makes an excellent holiday base. Visit Muncaster Castle with beautiful gardens or Ravenglass where you can enjoy the beach or board the miniature steam train and hop on and off exploring the Esk Valley. Wastwater, voted Britain’s Favourite View in 2007, is 6 miles away framed by the magnificent fells of Great Gable and Scafell Pike - on a sunny day a truly unforgettable view. Ideally located for a golfing, fishing and walking break.
To the north lies the historic port and marina of Whitehaven with a variety of shops, restaurants, museums and water sports. Shops, pub and restaurant within 3 miles.
Bookings are from Friday to Friday in high season with the option of part week bookings Friday to Monday and Monday to Friday in low season.

The property is compised of two halves the snug tradtional cottage and more open-plan house, with a connecting ground floor doorway that can be opened on request for separate lettings. The beds are made up with warm duvets and towels are provided. There is a no-smoking policy.Pets are allowed
The ground floor of the House has a spacious well appointed kitchen and dining area with a separate utility room and toilet. There is a large open-plan Living/dining room with comfotable sofas, woodburning stove and Sky television. A good selection of books, games and maps are available. The Kitchen and living room open onto a slate patio and picnic area and spacious enclosed garden/lawn.
The first floor of the House has 4 bedrooms: 2 double and 2 single, one with additional pull-out single bed. The bathroom with shower over the bath a sink and toilet. The property has gas central heating. DVD. CD. electric cooker. microwave. washing machine, dishwasher, fridge freezer. Wi-fi and paid telephone. A shared tunble drier is available in an outside barn
The ground floor of the Cottage has a comfortable living room with a wood burner, a good selection of books, games, sky television, Wifi, DVD, CD and pay telephone. There is an adjoining dining room and a separate Kitchen with an electric cooker, microwave, washing machine and dishwasher. The first floor of the Cottage has 3 bedrooms: 1 double, 1 twin and 1 single. The bathroom has a shower over the bath, a toilet and an airing cupboard.

Hinning house is set in 12-acres of pasture and woodland and has a natural water supply from a spring. There is ample parking and a games barn with table tennis and football table. The property has several stone barns and outbuildings which provide a lockable bicycle store, drying room and woodshed. Stabling for horses is available by arrangement with owner. A stream runs alongside the barns and can be accessed through a gate. There is a large patio terrace alonside the house facing a large lawned garden.
The Cumbria/Lake District
Hinning House lies in a 12 acre estate of pasture and woodland within the Lake District National Park in the valley of Eskdale and provides a very special location for exploring the beautiful Western Lakes region which unspoilt by tourism.
It is a short drive to the dramatic scenery of Wasdale and access to the high peaks of Scafell, Great Gable and Yew Barrow. The valleys of Ennerdale and Coniston Water and Windermere are within 45 minutes driving distance. There are dramatic cruises available on Coniston and Windermere; sailing and motor boats are also available for hire.
There are wide range of attractions in the Cumbria region including an Iron Ore mine in Egremont, Country Houses of Holker Hall, Sizergh Castle, Levens Hall, Wordsworth's Dove Cottage and Museum and Brantwood - former home of John Ruskin. Other Attractions include the South Lakes Wild Animal Park near Dalton in Furness, the Lakeland Sheep and Wool Centre near Cockermouth, the Cumberland Toy and Model Museum in Cockermouth and the Lake District Coast Aquarium at Maryport.
There are beautiful Sandy Beaches nearby at Haverigg, Seascale and Drigg where the dunes are also a nature reserve. 30 minutes up the coast are the cliffs of St Bees where the bird sanctuary is home to puffins and other seabirds.
Hinning House lies in a 12 acre estate of pasture and woodland within the Lake District National Park. A footpath adjacent to the House provides walking access to the Fell and nearby Devoke Water which provides good fishing.
The village of Boot a few miles up the valley lies at the foot of Scafell and provides many additional walking options as well as the famous Ravenglass and Eskdale narrow gauge railway. This narrow gauge railway, opened in 1875 to carry iron ore to the Furness Railway and is now carrying passengers from the old Roman port of Ravenglass seven miles along the Eskdale valley to Eskdale with both steam or diesel engines.
Nearby Muncaster Castle with it’s gardens, café, owl and heron sancturies provides a dramatic view of Eskdale. There are several very good pubs that do good food in Eskdale and a café in Boot. The village shop, Eskdale Stores also sells a comprehensive range of goods, including groceries, fresh fruit and vegetables, food to go, alcohol and newspapers.
There are a range of good swimming locations on the nearby River Esk and a dramatic 18 hole golf course on the opposite side of the valley. You can always find a beautiful quiet spot in the Lake District and nowhere better for that than Eskdale.

"Excellent accommodation for a large group of walkers"
As a group of 14 keen walkers we were impressed with the accommodation provided. The lounge was cosy but still large enough (just about) to seat 14. There was plenty of wood provided for the log fire. The kitchen also had the capability to cater for 14 comfortably. There was a drying room for all our (very) wet walking kit which was more or less dry by morning for another day of walking. My only complaint would be that there were only 2 showers, which made the bathroom queues quite long! Overall though I would thoroughly recommend this house for large groups.

I have read the previous review and yes i agree the water is not inviting, but this was highlighted in the booking information. We bought bottled water for our stay and found this not to be a problem. The cleanliness of Hinning Cottage was OK, although it have not been hoovered when we arrived. The bed were spotless and I loved the fresh white bedding on all the beds. All the towel were also white and fresh. There was also fresh laundered dressing gowns on the bed's which I have never had before on a cottage let.
We did have a few cobwebs but what whould you expect of a property built in the 1700's
The Electric lights are not good and there needs to be attention here,especially as we are now into winter, and getting the lamps to work was a work of art.
The advert said share games room, I was disappointed as this was mearly a table tennis table and football table in a out building, with no door, not much use on a cold wet day. The wi fi was hit and miss depending upon where you were in the cottage. but we soon found to good spots and that was fine.
The Kitchen was clean and a welcome package of water, cereal, coffee, bread, spread, marmalade, suger milk plus a bottle of wine was a nice touch, the fridge needs replacing as the ice compartment is broken and we wasted to units of ice cream KIds not happy !
There was lots of logs for the fire and this gave a good cosy feel to the evenings.
Overall we enjoyed our holiday, clean bed, warm comfortanle environment & good food (home cooked, no takeaways here)
I have rated this above average due to the comfort factor and lovely weather we also enjoyed
