.The villa is situated at the top of the development in an elevated position with uninterrupted views of the sea and the beautiful hilly countryside of this area. The pool area is very private and not overlooked, as are the majority of the terraces. There are six separate seating areas around the villa, so, as the sun moves, you can move round to stay in or out of the sun as you please, whilst enjoying stunning views from each one. In addition, there are comfortable sunbeds available. Strictly no pets and no smoking inside the property.

From the large upper sun terrace, there is nearly a 360 degree panoramic view of the sea, the mountains and the pine woods nearby. To go walking in the hills and woods, you only have to go out the gate or climb over the wall, and you are there! The stunning Besparmak mountains are right on your doorstep! The distance to the seafront is about 800 m as the crow flies, and roughly 1200 m to walk. There you will find a rocky beach in the Crystal Bay, with a natural pool in the West end, formed by the interesting geological formations in the area. The place is great for floating about on an air matress while enjoying the view, as it is protected from the waves coming in.

The villa has its own 12 x 6 m swimming pool that is very private. Next to the pool, there is a gazebo that allows for staying out of the sun or enjoying the evening outside.

The plot is very spacious (1600 m2), and allows plenty of space for children. It is ideal for small children as all terraces are fully enclosed by railings.

An orchard with many fruit trees, as well as lots of beautiful plants around the entire property, has just been established.

The house has a spacious entrance hall and kitchen area adjacent to the lounge with a separate dining area. The kitchen is very well equipped with everything you need, as well as a breakfast bar. All rooms have direct access to the outside terraces, including a shady pergola area for those hot days.

A modern 3D TV set with blue ray 3D DVD player is installed in the lounge. This allows Internet access via the remote control; and via USB connection or HDMI, music or videos can be played on the TV using smart phones, PC or other such units. In addition a portable I-Phone docking station is available. Wi-Fi is installed. A satellite dish provides access to some English Speaking TV channels.

The lounge has comfortable, purpose-built furniture, with a fireplace and sea views.

In addition on the ground floor, there are two large bedrooms, both with en-suite bathrooms, plus a large separate family bathroom with bath tub. Bedroom 2 is a double and is poolside.

Bedroom 3 can either be configured with 3 single beds or a double plus single bed; or for those who like it wide – a triple bed! If necessary a fourth bed can be located there as we have a spare matress and there is room for one more bed. We normally only have 3 to allow better space by the window.

The top floor comprises one double bedroom with an en-suite bathroom with bath tub. The rest of this floor is occupied by a huge (close to 100 m2) sun terrace wrapped around three sides of the property.

All internal flooring has a marble finish; all outside terraces have non-slip tile finishing. All bathrooms are tiled. All bed rooms and the lounge area have air conditioning, and for the winter season, central heating is available.

The house was built in 2009, is now refurbished in 2013, and appears like new. The interior has been carefully selected to give you a comfortable home feeling.

A garage allows for parking the car out of the sun all day.

Fishing and boat trips, water sports, scuba, paragliding and horse riding activities are all available nearby.

The nearby Korineum Golf and Country Club is an international standard 18-hole championship course with stunning views of the Mediterranean. The 72-par course was carved from the natural forest of umbrella pines and olive trees on the slopes of the Be?parmak mountains, and is designed to challenge all standards and ages. There is a fabulous driving range, 3 dedicated training holes, luxurious clubhouse that rivals any 5-star facility in the world, a pro-shop, restaurant, bar, spa and gym facilities. The Kyrenia region

All visitors from the Southern to Northern Cyprus will need to pass through TRNC immigration, which is totally painless. Citizens of the European Union, the US, Japan and most other industrialized countries get a visitor visa issued free of charge at the border or green line crossing point. No pre-application or approval has to be done.

Other passport holders have to apply at "representative offices" (the TRNC has no embassies outside Turkey) in London or Washington.

When passing a Green Line checkpoint between the Republic and TRNC (there are currently 7) or entering via air or sea, TRNC immigration will stamp either a piece of paper (which seems to be the norm at the Green Line) or your passport (which seems to be the norm at air and seaports). You can usually get the officer to stamp the other document if you so wish. As TRNC stamps are no longer a problem for later visits to Greece or Cyprus, at least for EU citizens, you may choose whether to have that souvenir stamp in your passport or not.

By plane

As the state is not recognised by any international organisation, its Ercan Airport is not recognised by the IATA. This means all flights (including charters) must touch down in Turkey before continuing to Ercan. Scheduled flights on Turkish Airlines, Atlasjet and Pegasus connect via various destinations in Turkey.

It is also possible to fly to airports in southern Cyprus (Larnaca or Paphos ) and take a taxi to the north, crossing the Green Line near Nicosia. We can book these for you. We can also arrange car hire for you. (Please note that you cannot drive a hire car over the border from the Greek side to the Turkish side, for insurance reasons.)

Heaven for hikers, a treat for wildlife spotters, a hiker's paradise; those words are used about North Cyprus, but the 143-mile trail through the Kyrenia mountains of North Cyprus is still one of the Med's best-kept secrets. The trail runs along the top of the knobbled spine that divides the country's extensive coast from its harsh, dry interior. The rugged coastline stretches for more than a hundred miles, unspoilt by the Med's usual high-rise international hotels and sprawling tourist villas.

Formed by earthquakes centuries ago, the ridge has kept the rain that sweeps across the Mediterranean from falling any further south. Consequently, the landscape on one side is considerably more verdant than that on the other, and as the trail dips down each side it offers two strikingly different landscapes, both harbouring a wide variety of wildlife. Hares and foxes are common on the trail, as are partridges (at least in the spring, before shooting season begins). Pigeons are very common too.

Its walking credentials are still relatively unknown, but 600 km of trails are now marked.

The village of Esentepe, has shops, supermarkets, bars, restaurants, a petrol station and a patisserie and a very friendly, village feel. The area surrounding Esentepe has also been marked by the Government as an area of development which means that a lot of public and private money has been invested into the area to improve infrastructure, such as roads, water pipes, electricity cables, etc.

Combined with the natural beauty of the surrounding pine and Cypress tree forests, olive groves and carob trees, and its close proximity to stunning beaches, is helping to rate the area as one of the most soughtafter in North Cyprus.

Korineum Golf and Country Club

Just a 10 minute drive from the villa is the Korineum Golf and Country Club - an 18 hole, international standard golf course designed by Arne Van Amerongen which also features an additional 3 training holes. The Golf and Country Club has a private club house, public restaurant, bar and hotel facilities. The golf course, is without doubt, one of the most stunning courses in the entire Mediterranean region because it offers both dramatic views of the coastline as well as the Besparmak mountain range. On Sundays, they offer a buffet brunch from 11:30 - 15:00 that is worthwhile trying. The charge is about 15 GBP per person, and the good value for the money is evident from the presence of the local population going there for celebrations and such with the whole family.

Sea Turtles

A 10 minute drive away is the famous Alagadi (turtle) beach where Loggerhead and Green turtles lay their nests, which is the location of the Marine Turtle Conservation Project, a group of volunteers who monitor and assist with nesting. It is possible to watch nest excavations that may be taking place and also to find out about overnight camping on the beach to monitor the turtles as they come in to lay their eggs. Our website has more details. The beach is a popular bathing spot and has a restaurant, showers and is also a base for the North Cyprus Scuba Diving club.

Scuba Diving

With its great dive sites, lack of tide and one of the longest dive seasons in the world (April until Christmas), scuba diving in North Cyprus is a 'must do, activity. There are a number of places to learn or hire equipment, but the one we recommend is the North Cyprus Scuba Centre based at Alagadi Beach.

Boat Trips

There are many boats in Kyrenia harbour offering daily boat trips and evening sunset sails. They all essentially offer the same service, either a days sailing with stops for swimming and snorkelling and lunch, or an evening cruise to watch the sunset over dinner.

The old coastal main road

The new main road was opened in the 90s, and since then the old main road is left pretty much unused for transportation. It runs along the shore past the Esentepe area, and is perfect for biking or walking. You can drive on it if necessary, but biking or walking is more fun. It will take you past many nice locations and interesting geological formations. It can be accessed from the new main road on many locations. From Sunset Valley the closest access point is just across the new main road by going through the developments located there.
