The property is superbly furnished with designer and antique pieces from all over the world.
The recently installed kitchen with granite work-surfaces provides every possible kitchen appliance, and filtered drinking water. A separate utility room accommodates a drinks fridge, washing machine and tumble drier, also ice-maker and bread making machine.
There is a formal dining area with working fireplace, as well as seating at the kitchen breakfast bar . A formal sitting room has working fire place and LINN sound system with iPod dock.
Upstairs, the TV gallery has a large flat screen HD TV, UK and European satellite links, a DVD player, several board games, and small libraries of DVD's and books. Complimentary WiFi access is also provided. Bedrooms (Master with super king-size bed; 2nd with super king-size/twin beds and en suite bath/shower room; 3rd bedroom with twin beds) are equipped with orthopaedic mattresses on all beds, and extensive cupboard and drawer space. Fans and/or Air Conditioning are provided in the summer. Winter-weight duvets, electric heating, and all-night heated mattress covers are provided in the cooler months.

The property offers total privacy and peace. It is entirely detached (nearest neighbours are on the other side of the road) and surrounded on three sides by countryside. Situated at the bottom of a no-through lane, there is minimal traffic on the adjacent road, and secure, private parking for 3+ cars behind electronic iron gates.
There are several terraces for outside dining (shady and/or sunny), and a shady terrace for reading and relaxing. One shady dining area is adjacent to the kitchen, and is equipped with a large Weber gas barbecue. All terraces boast stunning views.
The pool area is surrounded by lawn, and is amply equipped with sunbeds, a love-bed, and a hammock. The pool is cleaned several times daily by an automatic vacuum system, and the chemical levels are checked and adjusted regularly during all rentals.The pool area and all the terraces have mountain views beyond the almond orchards (which blossom in February/March). The garden is shady and well-stocked with Mediterranean flowering plants providing vivid colour all year round, and pomegranates, apricots, almonds, figs, oranges and lemons in season. The lawns and gardens are maintained between rentals to minimise disruption to our guests.
WE REGRET THAT OUR PROPERTY IS UNSUITABLE FOR CHILDREN UNDER THE AGE OF 12 YEARS OWING TO THE FINE QUALITY OF THE FURNISHINGS, OPEN STAIRCASES, AND UNGUARDED 3 METRE DROPS AROUND THE PERIMETER OF THE PROPERTY. GUESTS BOOKING WITH SMALL CHILDREN DO SO ENTIRELY AT THEIR OWN RISK, AND WILL BE HELD FULLY RESPONSIBLE FOR ANY DAMAGE CAUSED.
All rentals include a weekly allowance of 100€ of electricity. Consumption beyond this, if any, is charged strictly at cost + IVA, as per meter usage. An electricity monitor is provided to keep an eye on consumption. Pool and garden maintenance are included in the basic rental. Property Manager (speaks, French, Spanish, English & German) is available in case of difficulties throughout your holiday.
The maintenance charge includes 24/7 access to our property manager for any problems throughout your holiday; laundry and rental of all bedlinen, bathroom towels, and pool towels; pool and garden maintenance; full departure clean.
A security deposit of 500€ is held during all rentals, and returned, less charges for breakages,damage, and/or extra electricity use ( if any) within 14 days of departure.
The Mallorca/Majorca region
Away from the tourist hot-spots, Mallorca boasts magnificent scenery, stunning beaches and coastland, and fascinating history dating back to before the arrival of the Moors. The capital city of Palma with its quaint back- streets, stylish shops, shady courtyards and iconic cathedral are well worth a visit.
The hot Balearic climate generally provides wall-to-wall sunshine throughout the summer months, with temperatures reaching the high 30's. The higher than average rainfall during the winter months ensures the island remains green all the year round, resulting in swathes of spring flowers, almond blossom and poppies in the early months of the year, and perfect conditions for golfing, hiking and biking before the crowds arrive.
Es Capdella is a traditional Mallorquin village, which the local residents share with owners of second homes who have made barely any impact on the quiet village culture. Shops include a tiny supermarket, bank with ATM machine, a tabac, and pharmacy. There are several cafe/restaurants, including Bar Nou, which is famous on the island for its Barbecue King prawns, and Sa Vinya, which produces delicious traditional fare. There is a bus service Palma - Andratx, but a car is recommended for exploring further afield. Worthwhile excursions include drives along the spectacular west coast of the island, visiting Valdemossa, Deia and Soller en route, and Formentor in the north. There is a local market in the neighbouring village of Calvia on Monday mornings, and more traditional restaurants to visit here, too. Nearby Camp de Mar (good golf) and Andratx (typical spanish fishing port) are within a 15 minute drive, as is the more sophisticated marina of Puerto Portals, with its designer shops and vibrant restaurants.
