The property has been extended and modernised to a high standard to make a comfortable family home. Many rooms have original Victorian fireplaces, and ceilings adding character to the wooden floors. Large windows let in light to each room.

Walking and Cycling: Over 90Km of coastal paths surround Emsworth - to the west the coastal path leads to Langstone Harbour where the marshes are a haven for wildlife. To the east, walkers can divert around Thorney Island for sandy coves and seascapes or carry on through Chidham and historic Bosham (where King Canute sent the waves back!), enjoying spectacular seascapes along the way.
Inland are a huge variety of dowland walks where you can enjoy wonderful views. Butser Hill and the Queen Elizabeth Country Park offer a variety of forest and downland trails. The South Downs Way is a chalkland path offering views from Portsmouth to Brighton.

Emsworth area
Emsworth's long history has given the town distinct characteristics. IOnce a thriving centre for oyster fishing and boat building, the town still has two tidal mill ponds which support birdlife and are surrounded by mills and other historic buildings.
Emsworth Harbour offers many opportunities for sailing, windsurfing, fishing, crabbing and paddling but if you want sand and waves, The Witterings and Hayling island are a favourtie barbeque spots with long sandy flats at low tide.
For a day trip consider the Isle of Wight, a charming island with beaches and many other attractions reached by a ride across the Solent by catamaran, hovercraft or car ferry.

From London: South on A3 then A27 east to Emsworth.
Arriving in the village along the A259 ithe look for Texaco garage on left.
Beach Road is second on right after. Sandpipers is halfway up the road on left hand side.

Further details outdoors: This as an ideal location for an active holiday or a restful break. For the energetic there are excellent facilities for sailing and windsurfing in Chichester Harbour. Hiking and biking routes are also plentiful, following coastal routes and in the South Downs Area of Outstanding Natural Beauty.
Those wanting a slower pace can enjoy interesting walks along the shore, take a solar powered boat trip through the harbour, watch the huge variety of wading birds or enjoy a meal in a waterside pub.
Emsworth village centre is 10 minutes walk along the shoreline with butchers, fishmongers and greengrocers as well as a bookshop, an art gallery and antique shops. There are a variety of cafés and restaurants on or near the harbourside, catering for all budgets up to Michelin star rating.
