Anglers Cottage is a charming cottage set in a stunning location on the millpond in Emsworth. The property has magnificent sea views and a short walk along the harbour wall takes you into the village where there is a wonderful selection of restaurants, traditional shops and pubs. Situated at the top of Chichester Harbour, a designated area of outstanding natural beauty, Emsworth is a stunningly beautiful waterside market town, popular with sailors, walkers, cyclists, artists and tourists.
Emsworth is full of history, with a long established reputation for oyster fishing and boat building. It remains a bustling village with independent shops and some interesting pubs and great restaurants catering for all tastes and budgets. A gentle walk around the village with superb harbour views, gives a genuine feel for the past.
Chichester Harbour is a safe and varied sailing area with waterside pubs and extensive wildlife including a seal colony and there is a large variety of wading birds. The harbour is a mecca for water sports of all kinds.
There are many beautiful walks in and around Emsworth, including Solent Way, Sussex Border Path, Wayfarers Way and the Chichester Harbour Walk.
Both Road Cycling and Mountain biking in the South Downs are extremely popular.
As is Golf with a choice of excellent courses to play.
Portsmouth is in easy reach to the west – approx 15 minutes by car or train.
Chichester is a similar distance to the east. It is an historical Cathedral city surrounded by beautiful countryside and the South Downs. It has a thriving shopping centre and world famous Festival Theatre. Goodwood on the South Downs above Chichester hosts Horse racing and motor racing alongside classic car events.
The Cottage is in excellent condition. The kitchen breakfast room has full width sliding doors, opening out onto the back garden which is sheltered and south facing, a perfect suntrap to enjoy a glass of wine until the sun goes down.

The ground floor consists of a cosy sitting room with sofa bed and TV/DVD, downstairs toilet, utility room with washer/dryer, a large fully equipped open plan kitchen with a sunny breakfast/dining area and seating for 8. This area includes a digital TV and has full width sliding doors, which open out onto the patio area and charming garden.
On the first floor are two bedrooms one with double and one with king-size bed, the master bedroom has gorgeous water views. The bathroom has a bath and separate shower, there is a small cot room/study where an infant can sleep or you can sit and work looking at the millpond and its diverse and magnificent wildlife. A child's stairgate is at the top of the stairs, high chairs and toys are available on request.
On the top floor is a generous third bedroom with twin beds.
The garden is sheltered and south facing, a perfect suntrap with garden furniture, until the sun goes down.
There is wi-fi and freeview box.
Parking is readily available.

There is a beautifully planted front garden with picket fence and gate adding to security from the mill pond. The west facing back garden is totally secure with lockable back gate, a patio area and garden table and chairs. The garden is really an extension of the kitchen/breakfast room with the full width sliding doors. There is a wendy house and a selection of outside toys for the younger guests.

Shopping can be delivered by arrangement.
Conditions
Prices range from £495 - £950 per week. Change over day is Friday, Weekends by arrangement. As a guide, the peak season runs from July to August to mid September, Christmas, Easter and New Year.
A non-refundable deposit of 30% is required at the time of booking. The balance is payable at least 6 weeks prior to the letting.
A security deposit of £150/week is payable 2 weeks before. This is refundable no later than 2 weeks after the end of the booking.
The rental period commences at 2pm on the first day and finishes at 10am on the Friday of departure.

Emsworth is an beautiful historical oasis on the coast between Chichester and Portsmouth. There is a huge amount to do in and on the water but also in the South Downs National Park just a few miles up the road. There are some spectacular walks and mountain bike trails in the Southdowns.
You could always include a stop in one of the many historic pubs in the downland villages along the way!
Portsmouth is in easy reach to the west – approx 15 minutes by car or train.

BY CAR
From London – junction 2 off A3M then A27 towards Chichester then follow *
From East or West – * take the Emsworth turning off the A27 between Chichester and Havant. Take the A259 signed posted Emsworth. After passing the second Texaco fuel station on your left indicate right. Turn right down Bath Road with the millpond on your left. No 30 is half way down Bath Road on your right with a picket fence and front garden.
BY TRAIN
Emsworth Station is 10 minutes on foot. Services to London Victoria, London Waterloo changing at Havant (approx 90mins), Southampton (approx 40 mins) and Brighton (50 mins).
Havant Station – 2 miles away with fast links to London Waterloo (70 min)
Portsmouth & Chichester– approx 15 minutes by car or train.

We really enjoyed our short family break and found the cottage to be very comfortable and the owners very helpful. It is in a lovely peaceful spot,( great looking out on the water watching the swans in the morning, ) but only a quick walk to the local shops for bread+ milk etc. Would recommend this holiday home! |
