The cottage is in the centre of the village with parking immediately outside. A pub serving hot, home-cooked food is one minutes walk away and open all day. There is also a shop open 7 days a week, a doctors surgery and a hairdressers. Originally a farm building, Primrose Hall was converted in 1860 as a meeting place for The Primrose League, but during the middle of the 20th Century it lapsed into dis-repair. In 2007 the current owners completely renovated it, converting it into the wonderful holiday cottage it is today. Original features remain including an Ancaster Arms Crest imbedded in the stone fireplace, a highly unusual oak block floor in the open plan living area and exposed beams are displayed in every room.
Empingham lies half way inbetween the historic market towns of Stamford and Oakham. The quaint alleyways and hidden corners in each of the towns are home to some exquisite independant retailers. Stamford, with its Georgian townhouses is widely regarded as one of the finest stone towns in England and is home to Burghley House, one of the most magnificent stately homes in the country.
Rutland Water is home to The British Birdwatching Fair and perfect to enjoy an active or relaxing holiday. Go sailing, windsurfing, canoeing, fly-fishing, birdwatching, rock climbing, take a cruise or just enjoy the wonderful views with a gentle stroll around its footpaths.
Three miles from Empingham is Barnsdale Gardens, a theme park for garden enthusiasts. Built by Geoff Hamilton for the BBCs Gardeners World, it contains over 30 individually themed gardens and provides courses and events throughout the year.
Rutland may be the smallest county in England, but has two Michelin starred restaurants and many with one or more AA rosettes and is home to The Good Pub Guide's "Pub of the Year" 2014. Good quality food is a passion, and the cottage contains a folder with sample menus from over 30 local eateries, as well one with infomation on the numerous things to do in the area designed to cater for every taste and budget. Both folders are constantly up-dated so you can easily find out "what's on" when you stay.

Attention to detail is an absolute priority to the owners of this property who go to great lengths to ensure your holiday is as fuss free as possible. So the kitchen is well stocked with condiments, cooking oils, herbs, tea coffee fresh milk and sugar, as well as foil, cling-fim etc. The living room has fresh flowers, DVDs and games for all ages. There are numerous small details like torches beside the beds so you do not wake your partner by switching on the light while staying in an unfamiliar room, cotton wool balls on the dressing tables etc.
There is a baby bath, high chair and travel-cot.

Dog owners may be interested to know about the Rutland Water Dog Walking area situated on the approach to Rutland Water on the out-skirts of Empingham.This is the most popular site for dog owners in Rutland as it is completely enclosed allowing dogs to run through the woods and socialise together off the lead in complete safety.
The Rutland region
Rutland is the smallest county in England whose motto is Multum In Parvo (much in little), is just 16 miles across at its widest point east to west and is bordered by 5 counties. So should you wish to visit (for example) Althrop House Northamptonshire (home to Diana, Princess of Wales), The National Space Centre, Leicester, the University town of Cambridge, or Bletchley Park, home of the code-breakers in Milton Keynes, they are all within one hours drive of Rutland. Even going further afield does not have to be time consuming due to the excellent train link with London, so a trip to Paris and back on Eurostar can easily be done in a day.
Rutland has a rich heritage with many Castles and Stately Homes to visit. The magnificent Burghley House, built beween 1555 and 1587 lies on the outskirts of Stamford, and Grimsthorpe Castle, Rockingham Castle, Belton House, Belvoir Castle, Broughton House, Deene Park and Kirby Hall are all close by.
The Watersports Centre, Fishing Lodge, Cycle Hire Shop, pay and play Golf Course, Rok Blok, Sailing Club and Bird Watching centre are all within 5 miles of Primrose Hall. The picturesque village of Exton is 3 miles away with its excellent pub and bakery, a Falconry and Owl Centre and is home to the famous Barnsdale Gardens.
For those who want to just "chill", Barnsdale Hall Hotel, 3 miles away provides wonderful spa treatments whether you want floatation therapy, a make up lesson or an Indian head massage!

I deeply apologize if you found the cleanliness was not as good as it should have been and would like to assure you that the standard we provide is normally extremely high. However, as you are aware I broke my ankle a couple of days beforehand and was not out of hospital until the evening of your arrival when my husband and I visited, and you assured us you were more than happy with everything.
As your arrival day was a Monday, my husband had to take unexpected time off work to get the cottage ready in my absence, and in his rush may have overlooked something. So again, my apologies.
We would like to thank you for your lovely note left on departure and are delighted you enjoyed your stay.

"Beautiful holiday home!"
We found this accommodation only a few days before our trip and the owner couldn't have been more accommodating! Everything was arranged in a couple of emails and absolutely no fuss!
It's amazing how this property has been renovated and the owners have done a fantastic job down to the tiny details!
We had fresh flowers and fruit waiting for us on arrival as well as high chair and travel cot which made travelling with a baby a lot easier!
The village is beautiful and really close to Rutland waters (5 min drive) where there's plenty to entertain you for the day!
Would definitely go again!

Catherine & Simon made us so welcome especially Cracker our rescue dog. This village hall conversion is stunning Catherine & Simon must feel very proud, so comfortable cosy and short of nothing. A very welcome bottle of wine also the special touches fresh fruit and flowers and choccies pure heaven thats all I can say and many thanks for a great stay. We also found all the information about the surrounding area very useful.

From the moment I booked this property up until I left everything was perfect. I arrived to the most wonderful welcome of fresh flowers, tea, coffee, milk which I was desperate for a cuppa after a long drive. On top of that the most amazing bowl of fruit and some treats for my dog. This was so thoughtful of the owner and nothing I have ever received before.
The cottage was amazing, clean, spacious and every piece of equipment needed in the kitchen and more than I had expected. Too many little touches to mention but you will not be disappointed.
The beds are extremely comfy and I had some of the best nights sleep especially being away from home. I cannot fault this propery in anyway.
The location was also perfect I was looking to do some biking, and walking and I was able to bike to Rutland Water from the cottage and take the dog to the enclosed part for a safe run of the lead and having a springer spaniel he needed to run free so only being 2 mins in the car it was perfect. Some beautiful walks around and the owner has a folder packed of things to do, places to eat and lots of laminated walks for you to try so if you are stuck for things to do, you will be able to find something.
I can't wait to go back and was very sorry to leave. It was one of the most relaxing holidays I have had in a long time and a lot of that was the accommodation and location. Thank you for renting out your beautiful home.

"Comfortable and Cosy Cottage in a lovely location"
My wife and I stayed here for 4 nights on a cycling/walking visit to Rutland. The cottage was very clean and comfortable and superbly equipped with everything you could need plus nice touches such as wine, fruit, coffee tea and milk to get you started. The owner was very accommodating and helpful and was happy to squeeze us in at short notice.
The cottage is located in a lovely village close by Rutland Water and was ideal for us as it was just a short hop on our bikes to view and enjoy this picturesque area. With the towns of Stamford and Oakham closeby it is in an ideal location to explore this delightful part of the country.
