The Marchmont House is an ideal base for up to 3 couples to enjoy the City & Festivals or friends to use as a base for golf, touring or for visiting students at the Universities. The world famous Princes Street is 10 minutes by cab or a 25 minute stroll. Edinburgh golf courses and the East Lothian courses are a few miles drive. Centally located, just 1mile SW of the Castle in Bruntsfield the Townhouse includes private car parking for two large cars. Within 50m is a swimming pool & gym if you feel like an early morning dip and stretch. After your swim a 100m stroll will take you to Marchmont with a selection of coffee shops and cafes for the breakfast of your choice.
Set in private grounds and off the street, the Townhouse is a quiet, peaceful haven from the bustle of the city. It benefits from 2 large double bedrooms, each with double bed, and a large spacious lounge/sitting room with plenty of room for 6-8 adults. A 42" TV and DVD enable you to watch Freeview & terrestrial channels to keep abreast of news and for Internet surfers there is 54Mb Wi-Fi and Broadband. The large breakfasting/kitchen can sit 4-6 adults, has full applicances; oven, gas cooking, microwave, washer/dryer, dishwasher, fridge & freezer as well as a coffee machine and toaster.
To facilitate privacy and comfort there are two bathrooms, one en-suite in the master bedroom, both with shower, bath and other necessities.

This Mews-style Townhouse is all on one floor with a private, main door entrance. Immediately inside the front door is space for coats, shoes, or sets of golf clubs. Upstairs is a spacious hall connecting all rooms. The rear of the Townhouse faces south and benefits from morning sun all year round. Decor is modern elegant with featured colour walls in each room, comfortable beds and sofas and soft carpeting in main rooms. Bathrooms and kitchen have quality floor-coverings that feel warm on the feet. Heating & hot water is provided by a gas-fired boiler & programmer, with wall-mounted radiators in every room. In addition, there is a feature electric bar fire in the sitting room.
Stylishly furnished, carpeted and decorated throughout, the Townhouse has a large 5m square lounge/dining room with plenty of space for 6 adults to relax in comfort. The large dining table is capable of seating 8-10 guests for dinner. The breakfasting kitchen is equally large 5m x 4m and has full self-catering facilities and all modern appliances. The master bedroom is 4m square with an elegant and romantic decor, has an en-suite bathroom with shower and has significant storage space for clothing. An iron bed is complemented by soft lighting and antique-effect wooden furniture.
The second double bedroom has a more modern theme with light wood double bed and furniture as well as a separate sofa with a south facing window for early morning sun. Close by is the separate bathroom with shower.

Communal garden available for BBQs or simply sitting relaxing. Plenty of room for kids to run off some steam in safety. Within 50m of the property is a public Gym, Swimming Pool, Sauna, Steam, suitable for kids. Paid entry required.

Non-refundable deposit of £150 is required to secure your chosen dates, full balance due 7 days before arrival. A refundable security deposit is required against breakage which will be repaid in full within 1 week of your stay provided no damage to property.
The Lothians / Midlothian region
East Central Scotland offers much choice for the visitor. History, countryside, sports, wildlife, walking and touring. For golf fans there are many championship courses within a few miles of Edinburgh & inside the City boundary there are a number of excellent courses. St Andrews is 50 miles north in Fife, while Gullane & Muirfield are 20 miles east in East Lothian. For hill-walkers and countryside folks Arthur's Seat and The Pentland Hills are immediately south of the city and within a few miles further south you are into the Scottish Borders. Head north across the Forth Road Bridge and the walking possibilities are endless.
This part of Scotland is full of history, much of it associated with the Royal Houses of Bruce & Stewart. Edinburgh, Stirling, Falkirk, Dunbar, Jedburgh and others are all within 1 hours drive. The castles of Edinburgh and Stirling are phenomenal vistas as are the Bridges at South Queensferry.
The Edinburgh / Bruntsfield area
The City of Edinburgh is famous world-wide for its Festivals and its Castle. Like many iconic cities, it is compact and is easy to walk around. The Castle acts as a landmark that can be seen anywhere. August is Festival time when the world focuses on the famous Fringe and International Festivals. June & July are also now home to the Film Festival and other, smaller events are popping up all the time. December sees the Christmas markets as well as the impressive annual Hogmanay Event. In between these times Edinburgh offers the visitor a fantastic range of attractions, shopping in world-class store like Harvey Nichols, and the best restaurants in Scotland with offerings from Martin Wishart, David Bann and many, many more.
Edinburgh is also a university town and has a large population of transient students. This means that as well as gourmet-style restaurants there is also a large contingent of well-priced local fare and many pubs and bars offering cheaper drinks and live music. There is something for everyone; from the chic bars in George Street to the attractions of Leith.
Bruntsfield is a young family village, just south west of the castle between Morningside, Tolcross, The Meadows, Marchmont and Fountainbridge. Like London or New York, these villages-in-the-city are self-contained and worth exploring in their own right. Most locals entertain themselves in these villages as the City Centre (Downtown) can be expensive. The Townhouse is located equistant from the villages of Bruntsfield, Marchmont & Morningside. All are within 500m walk in either direction.
Highlights in Bruntsfield; Peckhams Deli, Bisque (bar/restaurant), Papalinos (Italian), Montpeliers (bar/restaurant), Howies (restaurant), Cafe Grande (Spanish), Lee On (Chinese), Lemon Grass (Thai). Also a Tesco Metrol at Holy Corner.
Highlights in Marchmont; Earl of Marchmont (bar), Sweet Melindas (restaurant), Eddies (fishmonger), Black Medicine (coffee shop), Toast (cafe), Artista (cafe). A number of grocery stores for milk, bread, news, etc.
Highlights in Morningside; Waitrose (supermarket), many coffee shops (Nero, Costa), Merlin (bar), many restaurants (Nepalese, Indian, Spanish)

Rooms are not available for rental separately. The property is rented as a holiday home.
Minimum rental rates are based on 4 adults. Child cot can be provided on request.
Additional adults (above 4 occupancy), £50 per adult per night at all times, maximum occupancy 6 adults. Additional children, £30 per child per night at all times, maximum occupancy 6 people.
A non-refundable booking deposit will be take to secure the dates requested. In the event of cancellation of the booking, partial or full, the deposit will be retained as a cancellation fee. A housekeeping deposit of £300 Sterling required, against breakage, to be refunded to you 1 week after your stay provided there is no damage to the property.
Full payment of must be made 7 days before arrival otherwise the booking may be forfeit.
UK residents. Free BACS transfers are available for payments. Call for bank details. Credit card processing incurs a 3.5% fee.
Non-UK residents. Payment by credit card only via PayPal. No cheques, no cash. There is a 3.5% fee for PayPal processing. All foreign currency amounts will be converted to Sterling at spot rates.
All weekly prices shown here are for 7 night stay.
Weekends are Friday through Sunday.
All bed linen and towels are supplied. Flexible changeover day - vacate by 12pm, entry at 4pm.
