Set within its own substantial grounds, the back garden is completely secluded and extremely safe to let young children run about. The property has ample unrestricted on street parking.
The entrance hall leads to the beautiful dining room and from there you can access the modern lounge and kitchen. The lounge is a new addition to the property and boosts floor to ceiling glass covering most of 2 walls. The massive glass panels open to create a fantastic interaction between the house and the garden -bringing "the outside in."The kitchen is fully equipped with all modern appliances.
One the other side of the entrance hall downstairs is the guest wing which consists of 2 a joining rooms. The first room is the "snug" which has a day bed which converts to a double bed. This leads into the main downstairs bedroom which has a huge patio door which opens onto the back garden. This bedroom has a double bed. There is a fantastic bathroom on the ground floor which has a great power shower and full size bath.
Upstairs there are 2 principle bedrooms both with en-suite shower rooms. Both these bedrooms have double beds. The third upstairs bedroom has good quality bunk beds large enough for an adult to sleep comfortably.

Smokers welcome but must only smoke on the outdoor patio areas.

Refundable breakages deposit of £250 required before arrival, to be refunded within one week of your departure (subject to satisfactory property inspection).

There is a bedroom on the ground floor for an guests struggling to manage stairs to the upper floor.

The Edinburgh area
For those not familiar with Edinburgh, "Duddingston village" is actually situated within the heart of the city about 2 km from the castle and on the boundary of the Queen's park which surrounds Holyrood Palace. It is best to access the "village" from the Queens park-the house is directly opposite the Duddingston Kirk manse. Duddingston village is also home to Edinburgh's oldest pub-The Sheeps Heid. Also within 200 meters of the house is Edinburgh's best kept secret-Dr Neil's garden-this is a wonderfully tranquil,beautifully maintained and well stocked garden possessing many secluded and romantic picnic spots.

Absolutely fantastic accommodation in a beautiful and quiet part of Edinburgh. The sun room and garden were great for sitting out and chilling with wine during the day and the evening. The children loved the garden and all the space for running around in - plus they made the most of the decking catwalk! It was really easy to stroll into Edinburgh along the beautiful paths under Arthur's Seat. Craig's hospitality was superb. I would thoroughly recommend the accommodation to anybody who is staying in Edinburgh.
The Coast and Castles cycling gang from Yorkshire.
Fantastic accommodation ....clean and well stocked ( we had the ' brunch package ' ) everything new and comfortable , cosy too.....Mood lighting a nice touch....garden private and pleasant for a morning coffee or evening wine !...Great all round for families or a group of friends .

One member of the party must be over 25 years old.
To secure the booking, a 25% deposit is required and the balance is due 6 weeks before arrival. If your stay is less than 6 weeks from the booking date you will be required to pay the full balance value when you place your booking. There is a £250 refundable security deposit.
[1] There is no charge for payments made through our website when you place your booking. If a remaining balance payment is due at a later stage, there is a 2.5% credit and debit card charge.
