This is a new listing - taking bookings between March - 31st August 2014 only; therefore reviews will only be posted from March 2014...

Situated on the first floor of a traditional Edinburgh stone tenemental style building, this property enjoys beautiful original wood sash & case windows; a real working fire with ceramic fireplace; ironmongery, ornate wooden doors with antique brass plates; cornicing; and newly polished wooden floors throughout.

It is under a mile (1.5km) from the train station and the beginning of the tram line (...ending at the airport); seconds from the airport bus stop; and served by plentiful regular buses, making travelling by public transport an ease. It also has free on-street parking.

Surrounded by stone tenement buildings typical of Edinburgh architecture, and in walking distance from Arthur's Seat, Holyrood Palace, the controversial Scottish Parliament building, and the bottom of the cobbled Royal Mile (with the castle at the top) - Edinburgh beauty is only steps away.

A delicious french patisserie, quality wine merchant, 2 large supermarkets (both delivering to the property), exceptionally good Indian and Thai takeaways, and a number of independent restaurants, cafes and bars satisfy the palate locally.

The Playhouse theater, large Omni cinema, and Ingelby Art Gallery are all in walking distance.

The property itself has:

- beautiful wooden floors and large windows

- a double bedroom with king-sized Japanese style bed, wardrobe, drawers and blackout blinds. A large sash & case wood window streams light into this room, and the floors are newly sanded and varnished. Please note, in the photographs this room is set up as a nursery.

- large kitchen with larder. It houses the dining table, gas cooker, washing machine, large fridge/freezer and quality crockery, glassware and cooking utensils. Please note that in the photographs this room is terracota. It is being redecorated in March 2014 - with antique white walls and newly sanded and varnished floors.

- the living room adorns the large, period-style sofa, which is exceptionally comfy; and the real working fireplace.

- bathroom has a three-piece suite and electric shower above bath

- fast fibre optic wifi (up to 50Mb) & TV with 60 channels + TiVo box

- Gas central heating keep it toasty warm in the colder days and the working sash & case windows open wide on sunny days.

For younger guests a travel cot, high chair, and Stokke pushchair are available if you require. Please advise us when you book.

Please contact us 7 days before your arrival (phone number will be supplied after booking) to confirm the arrival time so we can arrange to meet you at the apartment to hand you the keys. You will be met at the apartment for a 'meet and greet' where we will handover keys and show you around the apartment.Check out is by 11am on the day of departure.

Later check out times or early arrivals may be catered for if arranged in advance.

Duvets, pillows, 100% cotton bed linen and towels are included in the rental.

Please note we are strictly a non-smoking accommodation.

Breakfast is not included; however there are plenty of places locally where you can get freshly squeezed orange juice, croissants, fruit, yogurt; or a full Scottish breakfast.

Owned by born & bread Edinburghers, who are both foodies, with one an avid golfer, the other sampling the live music scene and boutique bars - insider's recommendations are on hand to wanting guests.
