An exceptional 18th Century stone built family house standing within substantial garden grounds extending to just over half an acre. The property provides beautifully presented accommodation over two floors with retained period features and is ideally located within easy commuting distance of Edinburgh.
The Mill House is situated on the edge of Penicuik, within walking distance of the town centre. There is excellent shopping in Penicuik with restaurants.

The property is approached via timber electronic gates, a shared driveway leads to a parking and turning area to the front, side and rear of the house. A bright entrance vestibule leads to a spacious reception hall. The property is beautifully presented throughout and is ideal for modern family life and entertaining with a formal sittingroom, family room and separate dining room

There is a stunning decked area with mood lighting,within the secluded gardens which has a 15ft swim jet excercise pool, this is heated to anywhere between 32 - 38 degrees allowing our guests to have the use of this all year round, alongside this is a heated 6 person spa pool, log cabin with infra red sauna and stereo plus a changing room & relaxation area.

The Mill House also has a children's play area which includes a very large trampoline with safety net, swing, shoot & climbing frame.


The accommodation on this floor comprises master bedroom with en-suite shower room and three further double bedrooms. All of the bedrooms benefit from fitted wardrobes.

A spacious family bathroom completes the accommodation.

The Central Scotland/Edinburgh region

Penicuik is a lovely historic town 5 miles outside Edinbugh. The house is just 5 minutes walk from the town centre which has a Tesco supermarket, restaurants, pubs, shops, post office, petrol station, hairdressers, indoor children's play centre & laser quest, a newly completed 10 million pound swimming pool/health centre which has a fitness suite, health suite, library, computer suite & large games hall.

The Mill House has lovely views secluded gardens and is 2 mins from the park with children's play area and basketball court, the other is used for rugby, football and archery. Regular buses take you to Edinburgh in about 35 mins, the house is on the outskirts of Scottish Borders you can visit the beautiful town of Peebles, go fishing, hill walking or wind surfing on Saint Marys Loch.

Edinburgh is just 10 min by car, here you can find fabulous shops including Harvey Nichols, Louis Vutton, Armani etc, the castle can be visited all year round as can many other tourist attraction
The area is ideally situated for touring the stunning Scottish Borders as well as the Highlands, There are plenty of activities to be found from cycling, horse riding, skiing, golf, swimming, spas, shopping, fishing, hill walking and much more.
