The apartment is appointed to four-star standard with high quality furniture, furnishings, crockery and kitchen equipment, including a dishwasher.
There is a dining area in the kitchen and a small dining area in the hall. The sitting room has a sofa and a sofa bed. The double bedroom has a brass double bed and is very spacious with a large wardrobe and bedside cabinets.
The flat provides a comfortable, and quiet location for a pleasant holiday in Edinburgh for sight seeing and dining out or eating 'al fresco' in the garden.

The Central Scotland/Edinburgh region
Edinburgh has a surrounding area of hills to the South and the River Forth to the North. The climate is mild, wet and windy in the winter and warm to hot in the summer. Winter, normally varies between -6C to 10C, and summer can be 18C to 26C.
The City is steeped in History and has many places of interest, galleries, the Castle, Holyrood Palace and many museums. The surrounding area has many other places to visit.
Edinburgh / Edinburgh New Town area
Visitor attractions include museums, historical buildings, galleries,restaurants, various types of conducted tours,and parks and the Royal Botanic Garden. The Royal Yacht Britannia can be visited in Leith. The Forth Bridges are to the North of Edinburgh and give access to Fife, Perthshire and the North East of Scotland.
There are always music performances of all kinds at the many theatres and concert halls in Edinburgh, but the main International Festival is in August. The castle hosts the famous Edinburgh Tattoo and other venues attract performers from all over the world.
How to get there
All flights to Edinburgh Airport. Air link bus/taxi from airport to central Edinburgh.
Train to Waverley station. Bus to bus station, St Andrews Square.
Flat is 10 mins Taxi ride from Waverley and bus station.

Further details indoors: The flat is appointed with all items necessary for a comfortable, convenient and relaxing visit to Edinburgh. Having its own entrance gives privacy and convenience to tenants.
Tenants will be met at the flat to be given keys and tea, coffee,milk, sugar, bread, butter and marmalade will be provided on arrival. Other groceries can be supplied if a list is provided two days before arrival. Lets of more than 7 days will have the flat cleaned and linen changed.
The bathroom has a full sized, shower bath, toilet and wash hand basin.
Further details outdoors: The parking space has room for two cars but one space is required for servicing the flat. The flat is only five minutes walk from a bus stop which gives access to the Old Town and Princes Street in to the South and The Royal Botanic Garden and Leith to the North. A car is not necessary in such a central location, if sight-seeing in Edinburgh.
The garden has facilities for eating out and a barbecue area is provided for single use barbecues. The garden is for the exclusive use of the flat. There is a small public park 5 minutes from the flat at the end of Royal Crescent.
The availability of a private parking space in such a central location avoids the cost of metered parking, and would be of great value to someone on business in Edinburgh.

Access to the flat is at the end of a very quiet lane and there are two sets of steps down to the front door from the parking space ,and this would not be suitable for anyone with a disability.There is no wheelchair access. Smoking is not permitted inside the flat.
Bookings for 'Stag' and 'Hen' nights will not be accepted. mobile phone reception possible at the siting room window area. no land line available to tenants. Sundays are not available for arrivals, only for departures.
Conditions
50% of payment required two weeks before arrival with remainder due on arrival date.
£100 deposit for breakages due on arrival and to be refunded two weeks after departure after full inspection of the property.
If required, groceries can be supplied, at standard supermarket prices, if a list is sent two days before arrival.

Everything was perfect, we can't wait to come back and stay again. Enjoyed the relaxed nature of the flat experience rather than a hotel, great area too. Superb apartment, wonderfully done and we would highly recommend it to any! Lovely apartment, had a great time and even the weather was good! I had a lovely stay in Edinburgh and the flat was perfect-it had everything I needed. Hoping to come back some time soon.
