Beautiful spacious townhouse with 4 bedrooms, 4 bathrooms, large dining kitchen, utility room with washing machine, large living room, 2 balconies and back garden. Ample free parking directly outside house including a private driveway for one vehicle.
The ground floor comprises dining kitchen with French doors out to garden, utility area and wc.
The 1st floor of the house has a spacious master bedroom with a super king size bed and ensuite bathroom (toilet, sink and shower cubicle) plus french doors on to a balcony. The livingroom is also on the 1st floor and has french doors on to a balcony, seating for 8, a 42" LCD TV with freeview and DVD player.
The 2nd floor has a family size bathroom (bath with shower over, toilet and sink). There is also 1 double bedroom with 1 double bed, a double wardrobe with drawers and an ensuite (toilet, sink and shower cubicle). The 2nd double bedroom can have either 1 super king size bed or 2 single beds (twin beds) plus there's drawers for storage. The single bedroom has 1 single bed with a wardrobe.
There is a well kept private back garden which can be accessed from the kitchen french doors or the back door via the utility room. There is also an enclosed communal court yard.

Within 10 mins you could easily find yourself boarding the Royal Yacht Brittannia which is moored at Ocean terminal. For day to day living you will find major supermarkets on your doorstep to stock up during your visit. If you are looking to dine out there is a great range of restaurants in the shore area of Leith including 2 Michelin star restaurants; The Kitchin and Martin Wisharts for some fine dining. The charming village of Stockbridge is also on the doorstep (10 minutes by car, slightly longer by bus) and has a vast selection of shops, cafes, restaurants and bars.

"A very good choice for staying in Edinburgh"
On our 2013 trip to UK we spent 3 nights in Edinburgh at Kingsburgh Townhouse having a perfect experience.
The house was perfect for us, we are two families (4 adults and 4 boys from 11 to 14 y.o.) and so the 3 double bedrooms and the bed-sofa in the living were perfect for us, and then we had a 4th single bedroom we used as "storage" for our suitcases.
Also the 4 bathroom (of which 2 en-suite to 2 of the bedrooms) played a substantial role in managing the needs of 8 people!
We really appreciated the good taste of the owners in decorating their home: everything was elegant, clean and well thought of, so living in the house was really a pleasure.
I received the security deposit after a couple of days via PayPal without any hassle.
I definitely recommend this house and their owner to whoever wants to spend some time in Edinburgh, just keep in mind that tha house is not central, but the area is well connected to the center with a bus that can get you to Princess Street in 15 mins so I don't think this is an issue.
If you have a car the house has a parking place and this is definitely a bonus!
Last but not least I would like to mention the warm welcoming and the helpful indications we received by Elaine and Ross when we arrived in Edinburgh.
(the kids required me to mention the fast wi-fi internet connection...)
I don't add any picture of the house since the pictures we found on thebooking website are simply true (or maybe the house is even better than the photos!)
