This beautiful three bedroom detached home is situated in leafy Colinton, providing guests with the best of everything in Edinburgh, from access to the stunning countryside of the Pentlands and Water of Leith, as well as proximity to all of the tourist attractions in the centre of the city.

Once inside, rooms are all on one level, and include a spacious open plan living space, with comfortable lounge area and separate dining area. The owner has left several books on the local area, including hill walks in Edinburgh, Scottish history and local wildlife, perfect for doing some planning while relaxing in the evenings, either out on the patio or in front of the fire. There are doors opening out to the garden, and large windows making the room lovely and light.

There are three double bedrooms, every one of them with windows out to the lush gardens. The rooms are each sunny, bright and fresh, and with ample storage.

This beautiful home is situated in the much sought after Colinton district of Edinburgh, an area about four miles south-west of the city centre, with tree lined streets and ample local amenities, such as restaurants, shops and sports clubs. Perhaps most appealing for some is the proximity to the Pentlands, offering lovely country walks, and other outdoor activities such as cycling and hiking. There are also several golf clubs near by.

The city centre is easily accessed either by car (approx 15 - 20 min journey) or by bus (approx 30 journey).

Colinton is one of Edinburgh's most exclusive areas, a place where many Edinburgh locals aspire to live. It's a picturesque community with tree lined streets, pretty historic buildings and some popular restaurants and shops. It is situated right on the Water of Leith, as well as next to the Pentlands, which makes it very popular with walkers and cyclists, who often make a point of stopping here to enjoy the area and restaurants.

This area is a wonderful base from which to explore the City centre, the countryside surrounding Edinburgh, and further afield.

The city centre is easily accessed either by car (approx 15 - 20 min journey) or by bus (approx 30 journey).

A quiet road, there is plenty of free parking directly outside the property.
