Situated on the corner of the tenement our flat has fabulous open aspects, looking out onto Calton Hill from one window & Arthur Seat in the distance in the other. Recently refurbished to a high standard, with new wooden floors and carpets. It has been tastefully decorated and furnished throughout, with individual touches added by work from local artists. The spacious living room / diningroom is a lovely place to relax after a busy day sight seeing. The 2 double bedrooms have all you would need for a great nights sleep with crisp cotton bedding & fluffy towels. We have a single fold down bed that can be used in the living room for an additional guest. The kitchen is fully fitted and well equipped. There is also a newly fitted shower-room with heated towel rail and separate WC. Gas central heating ensures the flat is never cold and the combi-boiler provides instant hot water when needed.

Edinburgh, the Capital city is a vibrant and exciting destination for a city break at any time of year. Offering a fantastic mix of stunning architecture, history, culture, as well as fabulous shopping, restaurants, pubs, bars, cafes and nightlife. Visit the spectacular Edinburgh Castle, the National and Modern Art Galleries, or simply lose yourself wandering around the fascinating cobbled streets of the Old Town steeped in history, dropping into local pubs, independent boutiques and antique shops along the way. Edinburgh area
Leith Walk is a thriving and vibrant area of Edinburgh connecting Princes Street with the historic port of Leith. It is a mixed and colourful community with many interesting restaurants and pubs, old and new to choose from as well as festival venues. At the top of the walk we have the Playhouse theatre & Omni Centre which holds numerous restaurants and bars, nightclubs and also a cinema. In the opposite direction down the walk you'll reach the trendy Leith Shore with a fantastic selection of cosy bars and excellent restaurants along the waterfront. Further on from the shore lies the Ocean Terminal with a large shopping centre, more cafes and bars and also where the Royal Yacht Britannia is berthed. Buses run frequently throughout the day and night connecting Leith with the centre of town.
How to get there
BY AIR: Edinburgh Airport is 6 miles from the city centre and flat. Taxi'sare easily available to take you into town and there is a regular bus service into the centre of town running until after midnight. Budget airfare available through Easyjet, BMI, BA Connect.
BY TRAIN: Waverly Station is approximately 15 minutes walk from the flat or 5 minutes in a taxi.

Further details outdoors: Free on street parking available outside the flat. The flat is very close to Leith walk which is well serviced by many bus links to the rest of the city.
Conditions
Deposit of 25% of the total charge required to confirm booking. The deposit is non-refundable in the event of a cancellation. Balance of payment due 6 weeks before arrival. A security deposit of £100 is required on arrival. This will be refunded 1 week after the property has been vacated following a satisfactory property inspection.
