Situated in the South West of the city, our flat is a traditional Edinburgh apartment, on the third floor (no lift) of a Victorian tenement building with superb views towards one of Edinburgh's seven hills. Entry is via a secure entry phone system. It has been recently modernised, with double glazing fitted throughout and equipped with gas central heating offering a cosy retreat to relax in after exploring this beautiful city.

Guests are provided with free access to the Internet via a superfast broadband connection using fibre optic cable providing speeds of up to 60Mb.
Accommodation consist of:
Spacious bright open plan lounge, kitchen and dining area. Flat screen TV (Freeview), DVD and iPod dock station. Small dining area. The Kitchen area includes induction hob, oven, grill, microwave, fridge-freezer, washing machine/dryer, toaster and kettle.
The flat has two bedrooms – configured as one double with king size bed and one twin, so it's suitable for up to four people.
Bathroom with bath/shower/WC
All rooms are attractively decorated, tastefully furnished and very comfortable.
All bedding and towels are provided and many other items like, washing powder and toilet soaps for your convenience.
In addition tea, coffee, sugar and biscuits are supplied with a pint of milk in the fridge for when you arrive.
All rental prices include council tax, reasonable use of gas and electricity.
Transport & Shopping
The Royal Mile/Edinburgh Castle and Princes Street are no more than 25 minutes stroll or if this seems too far, the flat is very close to bus services offering very frequent buses direct to Princes street and the Royal Mile.
Edinburgh has an excellent bus service at £1.50 per journey or £3.50 for a day ticket.
It is extremely handy for Haymarket, a 10 to 15 min walk, where you pick up the airlink airport bus which will whisk you to the airport in 25mins. There is also the option of using the number 35 bus to get to the airport, which you can pick up only 2 mins from the flat, which is a 50 min journey to the airport.
The nearest train station to the flat can also be found at Haymarket.
Handy for the rugby, with Murrayfield a 20 min walk away.

Nearby (5 min walk) Fountain Park complex - Cinema, Bowling, Kids Play, Virgin Active and with a good selection of restaurants.
Metered parking is available 8.30am to 17.30pm Monday to Friday. There is free on street parking 5 minutes walk away.

A meet and greet service is offered to help you settle in. If there are no guests departing on your day of arrival then early entry (prior to 11:00) can be arranged.
Bags can be dropped at the flat from 11:00 if there is a guest change over.

"Warm and welcoming"
What a fantastic apartment.
Well appointed, clean and a short walk to the main attractions of Edinburgh.
We stayed two nights with two boys. Derek had provided Lego for the boys to play with which was highlight for them!
Derek was a wonderful host who made sure that there were ample supplies of tea, coffee, milk and muffins! Importantly Derek was incredibly informative about Edinburgh and provided a wealth of written information.
Prior to us arriving Derek kept in contact with us via email to provide detailed information about Edinburgh as well as maps on how to get to the apartment.
We would highly recommend staying at Polwarth apartment.

"Best rental experience EVER!!"
Derek met us at the apartment, carried our two heavy suitcases upstairs, and even provided milk and a birthday cake for my son! He walked us through everything concerning the flat and even pulled up bus info on line! He answered all our questions and there was a ton of information in the flat about Edinburgh sights and maps. The flat was the cleanest place I've ever rented and truly felt like a home away from home, the dishes were spotless and so was the bathroom. walked in white socks and they didn't show any grime. Beds were fine and the Internet worked perfectly. Derek even had playmobile and leggo toys in the flat that my kids played with every evening. There were also plug adapters!! Bus 35 stops about a 2 min walk away and goes right to the sights and is cheap. We also discovered that a cab from the flat to castle hill was the same as two adults and two children's bus fares. There is a small grocery store about a 5-8 min walk away ( can't remember how far to be exact). Walked home in dark with kids and no husband and felt fine! I hope to return to Edinburgh and if I do I will stay here! You can't go wrong with this rental:) can't say enough good things about this place and Derek! Other owners should take lessons from him!!!
