New on the market, this is an amazing opportunity to be at the heart of the action for both the largest arts festival in the world, The Edinburgh International Festival and Edinburgh's Christmas & Hogmannay celebrations. Just minutes walk from the main venues and cultural/historical attractions, German markets, ice rink and big whee etc for the festive hols, and surrounded by the best shopping, bars and restaurants, this is all about location, location, location! Pleasant walks can be enjoyed nearby along the Water of Leith walkway, Inverleith Park and the Royal Botanic Gardens while there is convenient road access to the west leading to the city bypass, Edinburgh International Airport and central Scotland's motorway network. Waverley Train Station is also within a short walk.

The apartment opens into a square reception hall providing access to all rooms. To the front of the flat and with a southerly aspect from its twin sash and case windows is a magnificent drawing room featuring a gas fire with iron grate and pretty timber mantle, dado panelling and delicate plaster work. A glazed door provides secondary access from the drawing room into a striking breakfasting kitchen fitted with an attractive range of painted timber units topped with thick granite surfaces and incorporating a full range of integrated Baumatic appliances including a recessed range cooker set within a bespoke pediment, oven/grill, and microwave as well as a AEG washing machine and full height fridge/freezer. The second double bedroom has full working shutters and is served by an equally well fitted bathroom off the hall. The second bedroom has the option of separate twin beds or can be pushed together with a luxury memory foam mattress to create a "super-king size divan. There is also the option of a very comfortable pull-out bed ( with a spring mattress) for a fifth guest or over night visitor ( rates vary depending on total groups size and time of year).

"Perfect location in Edinburgh city centre!"

The location was so central to fabulous shops and restaurants. The flat was beautiful, comfortable and had stunning views from all of the windows. The owner was accessible and flexible with arrival & departure times, and very pleasant to deal with.

"Huge Beautiful Flat in Central Location"

My husband and I stayed here in May 2013 with our 8-month old daughter. The pictures don't do the flat justice--it was so large and lovely. Nicely decorated, spotless, with a cozy gas fireplace and magical view of the castle. We didn't want to go back to our flat in London! The location was very central and walking distance to everything. Morris met us at the flat and was very friendly. There was even a cot for baby.

Thank you so much for your postive review, "kicking-off" what I hope will be many more to come. It's been quite difficult to encourage people generally to fire over some feed-back from their stay and I hope you will have set the ball in motion. As you can appreciate, it's such a help and useful reference when you're trying to make up your mind at the booking stage - especially trying to seperate out the myriad of mediocre options currently available from the great ones :) We hope to see you again soon!
