Our apartment has unrivalled views across the city centre and beyond. A superb panoramic view from a penthouse and a city centre, world heritage location - what more could you possible wish for?!

We are only a few minutes walk from Waverley train station (the city's main train station) and the airport bus stops near to the apartment.

Many of the main attractions are within easy walking distance and departure points for all tour busses are also close to the apartment.

When you book with us I can send you an information pack so that you can have a very enjoyable and memorable stay in our penthouse and in Edinburgh. Also, if I can help in any way, please let me know. We have excellent local knowledge and years' of experience to draw on.

In advance of your stay we can send you a specially produced information pack on Edinburgh containing information on everything you may wish to do. Complementary tea, coffee and sugar accompanied by traditional Scottish shortbread awaits your arrival.

We endeavour to meet any other requests you may have in order to make your stay more enjoyable. For instance, allowing us to arrange for a taxi to collect you from the airport, or recommending walking guides of Edinburgh, sight-seeing tours or booking a restaurant for special occassions could all enhance your experience.

This category A-listed 18th century building on the Mound in Edinburgh's Old Town, has architectural significance and is within the UNESCO World Heritage Site. It is thought that David Hume, the renowned Scottish philosopher, lodged here. No doubt the house's superb outlook proved inspiring - may you be inspired too!

THE VIEWS from the penthouse apartment are stunning, with panoramic vistas over Princes Street (the main street of Edinburgh) and historic buildings such as the Scott Monument, the Royal Scottish Academy Museum and the National Gallery of Scotland. The views extend beyond the New Town of Edinburgh, across the estuary of the Firth of Forth and onward to the Kingdom of Fife.

Included in your tariff is all electricity; taxes; 24 hour Wi-Fi broadband internet access; clean duvets, pillows, bed linen and towels; cleaning of the apartment before you arrive and after you leave; and an information pack sent to you prior to your arrival.

You can choose the length of your stay - from 2 nights upwards.

Normal check-in time is 4pm and guests normally check-out by 11am on the final day of their stay - although please contact us for alternative times to suit your travel arrangements.

Minimum stay is for two nights (except at New Year = 5 nights).

Certain nights are charged at a higher rate - eg for International Rugby weekends and Bank Holiday weekends (please contact us for details)

A deposit of 30% is due on booking to secure your rental.

Any balance is due in full at least one month before your stay.

For bookings made for the Festival period (August) full payment is due in May; and for bookings made for the Christmas and Hogmanay weeks (end of December) full payment is due in September.

A refundable deposit of £300 is payable with your full booking fee to cover any accidental damage.

Cancellation fees:

1. More than two months before - full refund*

2. Between two months & one month before - 50% returned*

3. Between one month and two weeks before - 25% returned*

4. Less than two weeks before - no refund is possible.

*All cancellations are subject to an administration fee of £30 or 10% of the total booking, whichever is greater
