The Broughton Pied-a-Terre is a beautifully renovated and centrally located bolt hole in the city centre of Edinburgh. The apartment sleeps a max 2 people with one double bedroom and separate open plan sitting room/kitchen as well as bathroom with shower and bath. Quietly located in a traditional Edinburgh apartment block and on the first floor (only one flight of stairs up), the apartment is close to great local amenities in the Broughton Street/Canonmills ares of town just north of Princes Street- an 8 minutes walk to Broughton Street or the Botanic Gardens in the opposite direction or a 15-20 minutes walk to Princes Street and the train station. A west facing location towards the garden area (for which you have access) ensures lots of bright evening sunshine giving the apartment a warm and light ambience.
Facilities in the apartment are plentiful including cable television with lots of channel choice, DVD player, free wifi access, washing machine, well equipped kitchen, supply of fresh white towels and crisp white bed linen. Parking is free within a 5 minute walk of the front door- a huge bonus for such a centrally located property.
The immediate area boasts a large supermarket within a 5 minute walk as well as Broughton Street with its many cafes, bars, resaturants and speciality shops within an 8 minute walk.The many city centre attractions such as the Castle and Royal Mile are within easy walking distance or by a good local bus service.

The sitting room has a large and comfortable sofa with TV sitting area as well as a beautiful wing back chair for you to cosy into! Prints and original pieces of modern art hang on the walls as well as a huge gilt mirror above the fireplace area. There is also a dining area next to the kitchen breakfast bar area. The neutral dove grey colours of the apartment run throughout and into the bedroom where you will find a comfortable double bed with good quality pocket sprung mattress, fresh white bedlinen and wardrobe. A hairdryer is also supplied, the bathroom is again neutrally decorated with bath and power shower above. Crisp white towels are also supplied as well as toiletries.

Rental Conditions:
1) The hirer must undertake to vacate the property at the stated termination of let.
2)The number of people occupying the property must not exceed the number agreed
at time of booking unless subsequently agreed with us, the owners.
3) The hirer must leave the property in a clean and tidy condition, otherwise an additional cleaning charge will be incurred.
4) The hirer will be responsible for any damages, or breakages to the property and furnishings etc. All damage must be reported immediately and paid for prior to departure or we reserve the right to charge this to your credit/debit card.
5) All telephone calls must be paid for prior to departure.
6)We (the owners) shall be entitled to enter the property during the rental for all reasonable purposes- we are happy to give you adequate notice should we need to.
7)Note that by taking up a booking, the hirer enters into a legal agreement which binds you to abide by the conditions of booking, rental and cancellation policy.
Cancellation policy: All cancellations must be made in writing and acknowledged by us for any refund to be made.
Cancellations made up to 14 days in advance of arrival - half the total cost payable.
Cancellations made up to 7 days in advance of arrival - total booking cost payable.
However, this is the most that you would pay for cancellation at short notice. If we manage to fill the availability we will endeavour to reduce this as much as possible.
Please note that we strongly advise that you have adequate travel insurance in place for your trip before you arrive in case of unforeseen cancellation due to circumstances out with your control or our control (acts of god etc)- we cannot take responsibility for last minute cancellations and would have to charge the appropriate cancellation fee.
Conditions
Mininum three nights stay required over busy periods- holidays etc, minimum 7 nights stay during August (Edinburgh Festival). Otherwise minimum 2 nights stay.
The Lothians / Midlothian region
Edinburgh is a wonderful vibrant and historical city with many amazing roots attractions surrounding the dramatic Castle at its centre. the city is very multicultural and welcomes people from all walks of life with from its university roots to the bustling cafe and restaurant culture which abounds in the city. In August the wonderful arts scene which runs through the city all year round really explodes with the International Festival and Fringe Festivals (the largest arts festival in the world where you can see anything from music, theatre, comedy, dance, visual arts, jazz, the Book Festival- the list is endless- the fringe alone covers an estimated 3000 shows over its three week run). Come for afew days or come for longer but one thing is certain, you'll want to come back again!
The Edinburgh / Bellevue area
Bellevue and the Broughton area are a mixtrure of city centre residential living and bustling cafe and restaurant culture. The area is very much where the locals hang out as well as being the centre of gay life in the city. On your doorstep is a large supermarket as well as many smaller speciaility food shops and individually owned shops where you can browse for the perfect thing to make your life complete!
As well as this you are a short walk from Princes street and the train station as well as being close to the main visitor attractions (the castle and the Royal Mile as well as the Royal Botanic Gardens in the opposite direction).

From Edinburgh Airport- the apartment is a 30 minute taxi ride door to door, cost about £20.
Alternatively the airport shuttle drops you at Waverley Train Station from where the apartment is a 20 minute walk or short bus ride (or £5 taxi fare and 5 minute trip).
Driving from out of town the apartment is located north of Pricnes Street in the Canonmills/New Town area of the city.

My stay of 6 weeks in this first floor ( ie one flight upstairs ) modern one bedroom apartment/flat in a traditional Edinburgh apartment building was a pleasure with no downside.
