This bright Victorian villa offers spacious accommodation comprising two living rooms, a dining room, a kitchen and a toilet downstairs, with three bedrooms (one with en-suite shower room) and a family bathroom upstairs. There is plenty of private secluded free parking, and the proximity of excellent bus services means that this property is suitable for guests arriving by public transport or by car.

There are half a dozen or so steps to the front door from the driveway. You enter the house into a spacious lobby and then hallway. The first sitting room is to the right, leading through to the second sitting room, with a beautiful bay window that has a green outlook. To the left and through an archway is the dining room, which has a large mirrored sideboard. The first sitting room has a large flat-screen TV/DVD with the full range of Sky channels, and a gas-fired wood-effect stove. The well-equipped kitchen is to the left of the front door. There is also a downstairs toilet.

Upstairs there are three bedrooms (one with en-suite shower room) and a family bathroom:

= a family bedroom with double bed plus double sofabed providing a sitting area with TV; there is an en-suite shower and toilet

= a second bedroom with double bed

= a third bedroom with a double bed

= a family bathroom with a large walk-in shower, a bathtub, hand basin and toilet

The house has gas central heating and there is a ready supply of hot water. There is a gas-fired wood-effect stove. The price of gas, electricity and local taxes is included. For the comfort of future guests, the house is non-smoking and pets are not allowed.

There is a garden for guests' use at the front of the house.

Churchill and Morningside Road are 2-3 minutes away on foot and offer a good selection of local cafes and shops. The local bus stop gives very frequent bus services (every 5-10 minutes), taking you to the city centre within minutes. Walking through this leafy grand Victorian area of the city, across to Bruntsfield Links and The Meadows, brings you to the Old Town in 20-25 minutes.

This house is an ideal base from which to explore the city. You can leave your car in the private parking space (there is room for several cars) and at the end of the street hop on one of the many buses in to town, which in a few minutes take you to the heart of the city. We recommend that you buy day tickets (buy one on your first bus of the day) so that you can take as many buses as you like over the course of the day. Or if you feel up to it and want to experience more of the city, you can easily walk to town via Morningside Road, Bruntsfield Place and The Meadows. The Meadows were originally under water: the Burgh Loch, which was drained in 1740, was one of Edinburgh's main water supplies. The area is now one of the city's biggest green spaces, ideal for jogging, walking and other sports. There are public tennis courts, a children's playpark and Bruntsfield Links Golf Course, one of the oldest courses in the world, where you can have a round of pitch-and-putt.

Albert Terrace lies between the areas of Morningside and Bruntsfield, both well known for their village atmosphere. There is a great variety of independent and specialist shops in the area, and a stroll down Morningside Road (turn right at the end of Albert Terrace) or Bruntsfield Place (turn left at the end of Albert Terrace) will let you discover them for yourself. There are many cafés, restaurants and bars to choose from (click here for some suggestions). The Canny Man's at 237 Morningside Road, with its Victorian interior crammed with curios and antiques, is one of the best-known pubs in Edinburgh. On the way to Bruntsfield you'll pass Holy Corner, so called because of the churches that stand on each corner of the junction, the famous Luca's gelateria and chocolatier and the Edinburgh Iyengar Yoga Centre (which offers drop-in classes).

Albert Terrace is a great location to enjoy the city's cultural life: on the way in to Princes Street, you pass the King's Theatre, Cameo Cinema, Filmhouse (home of the Edinburgh International Film Festival), Lyceum Theatre, Usher Hall and Traverse Theatre; just round the corner on Morningside Road, the Church Hill Theatre (a former church building) has local amateur theatre companies put on productions throughout the year and is a Fringe venue during the Edinburgh Festivals. Further down Morningside Road on Newbattle Terrace is the Dominion Cinema, a small independent cinema with allegedly the comfiest seats in the country in its Gold Class lounge. Many of these venues serve the Edinburgh International Festival and Fringe.
