Tourist attractions are only 10-15 mins walk and close by are a concert hall, theatres, cinemas, bars, restaurants and cafes, as well as Princes Street Gardens and bus stops for the airport.
Minimum let is 3 nights, except Christmas & New Year when it is usually 1 week.

• Also provided: iron and ironing board, clothes airer.
BABY'S TRAVEL COT (& bedding), and HIGHCHAIR: available on request.
GROCERY PACK: can be provided on request, at cost price.
LINEN AND CLEANING: towels and bed-linen are always provided. (Washcloths/face flannels can be provided on request.)
If staying longer than 2 weeks we can arrange to change linen and clean the flat once every 2 weeks, at a time suitable to you.
The property is cleaned between lets, but it is appreciated if departing guests leave it reasonably clean & tidy.
NON-SMOKING: please note, the Grassmarket Studio is a "NON-SMOKING" property.
PETS: we will consider allowing a pet, if it is well-behaved.
SINGLE Z-BED: please note, the z-bed is not intended to sleep a 3rd adult, due to the size of the property. It is available for use when 2 occupants prefer separate beds.
TELEPHONE: the telephone in the studio flat is a "pay-phone" - use a Post Office phonecard for outgoing calls. Incoming calls operate as normal.
WiFi: free internet access is available via WiFi - the network name and password are in the apartment.

• Although on the 4th floor, it is reached by just 2 short flights of stairs (approx 20 stairs in total) from the main entrance gate which is at 3rd floor level.
Minimum let is 3 nights, except over New Year when it is 1 week.
ARRIVAL & DEPARTURE
• Please arrive after 3pm on the date of arrival, and leave before 10am on the date of departure. If this is not suitable tell us when you book, so we can arrange alternative times.

• 30% deposit required when booking over a month in advance, with 70% balance due 1 month before arrival.
• 100% payment required when booking less than a month in advance.

DIRECTIONS to the property will be sent after the balance is paid. They include directions from the train stations and the airport. With most bookings we can send a set of KEYS to you before your arrival.
