The apartment is situated within easy walking distance of all major attractions; museums and galleries, shops and restaurants and yet is just a two minute walk to the delightful and private residential gardens on Queen Street (key supplied on request). It's also just a five minute walk to the nearest private gym and pool (Bannantynes) or ten minutes to to the nearest Virgin Gym in The Omni Shopping Centre.
The central location also provides very easy walking to all major Edinburgh Festival attractions and venues e.g. just 5 mins walk to The Edinburgh International Book Festival site, and has unprecedented views of the closing fireworks festival concert from Edinburgh Castle. The Edinburgh International Festival literally goes out each year with the most spectacular of bangs (45 mins), accompanied live from Princes Street Gardens -just across the road by The Scottish Chamber Orchestra (which can be heard live and aplified via live radio). Resulting in the most perfect venue for a special occasion or private party. This year in 2012 the firworks closing party is on the 3rd September, check the callender for avaiulability (at time of update mid-June) the week was still available!
The apartment has been thoughtfully renovated to the highest standard and although the building is of historic significance,one of the first to be erected by the architect of Edinburgh' s New Town in 1790 by James Craig, the decor is cool and contemporary, combining historic art work with extremely elegant furnishings and drapes.
The apartment consists of: large elegant lounge with two large windows, contemporary furnishings and decor with two comfortable sofas and a marble dining table and chairs for six with matching marble counsil table and coffee table. There is a large Sony flat screen TV with full Sky channel access, Apple TV and free high speed wifii throughout.
Two bedrooms - one master, with extremely comfortable super-king size divan, with stunning castle views from the bed!. One single bedroom, but just large enough for two, with a single bed that pulls out to create a separate single (Trundle bed).
Fully fitted contemporary, luxury kitchen, equipped to a gourmet standard. Large, family athroom with everything you would expect of a 5 star property - with lime stone throughout, double bath and steam shower, under-floor heating and limestone wet-room and steam shower.
The property is located on the second floor, just high enough to provide excellent views. The stairs are more winding than steep. The typical noise levels associated with city centre living, have been much reduced by tasteful secondary glazing throughout.
There is on street metered parking available or alternatively secure 7x24 parking is located just ten minutes walk away, or a new much cheaper service is located just 10 mins by car (ask for details). A full housekeeping service is also available on request.

Further details
Terms and conditions will be sent via email on confirmation of booking. A deposit of 50% of the total rental fee is required to secure dates with the remainder payable three months prior to arrival. A fully refundable security deposit is also payable prior to arrival via credit card, which is authorised but only processed in the unlikely event of damages (applicable for bookings up to ten days).
A surcharge of £50.00 is payable for unnotified or unauthorised late arrivals or check-outs and will be automatically deducted from the security deposit. Please be respectful of our mutual arrangements as we cannot be expected to wait around indefinitely, otherwise we would be a hotel - right?
A housekeeper is available for weekly cleaning and laundry at the additional rate of £75.00 per week.
Conditions
Special rates apply for longer term rentals and always open to the prospect of house swops for properties of a similar calibre.

The most beautiful unspoilt beaches can also be accessed either by car approx 30 mins or by train to North Berwick approx 25 mins.

The Edinburgh International Festival is the largest festival of its kind in the world! From "fringe theatre" by new and experimental companies and comedy, to the world's best from International companies in opera, dance and theatre. The Edinburgh Military Tatoo, staged within the shadow of Edinburgh Castle also attracts a universal audience and is booked up well in advance. The population of Edinburgh effectively trebles throughout the month of August and it's strongly recommended to book well in advance.

This rental was in a great area-the heart of Edinburgh and a fantastic view of the Castle. The facility was comfortable and the bathroom is wonderful. Kitchen had everything you need. The master bedroom was comfortable, but if you open the windows be prepared for a lot of noise-especially on the weekend evenings. My friends stayed in the other bedroom, which is very small. it had a 2 twin beds. They indicated they were very uncomfortable, the beds were very hard. The bathroom was fantastic with a large soak tub, heated floors and towel racks and a shower with great water pressure and jets. It was great after a long day of exploring. The only down side is that the apartment was on the 3rd floor and has a lot of spiral steps leading to the apartment. I did not know this before I booked or I overlooked it in the advertisement and my friend has a physical impairment which makes stairs difficult for her. So she had difficulty going up and down. The hallway into the building was dirty and rundown and does not make a good first impression. Otherwise everything else was wonderful. Response: Hi, Thank you for your fair review of my apartment. I agree with your comments and can state that this year all of these issues will be addressed; stair improvements - mainly carpet cleaning. The second bedroom will always be "cosy", which is fine for most partners and families, but we can improve on the comfort level by upgrading the trundle bed to the best possible standard. City centre living will always entail a certain degree of street noise and most agree that the location in unbeatable, but whilst we already installed secondary glazing in the bedroom areas,I plan to upgrade and noise-proof further. Of course there's nothing I can do (in the absence of an elevator) about the apartment being on the second floor within a building constructed in 1790, but actually the stairs aren't too many (naturally it's relative) or that steep, more winding - try Paris! The good news is that we now own the apartment below, on the first floor, with the same fantastic views of Edinburgh Castle and furnished to the same five star standard. This is also available for short term holiday lets and is obviously the preferable option for any of our guests with mobility issues. I would be delighted to offer you a discount for any repeat stay in the future to enable you to evaluate these planned changes taking place in 2013. Best wishes, Morris |

My family stayed in this great apartment for 4 nights over the Easter weekend (2 boys, age 11 and 13). It was extremely comfortable and well furnished, and in a fantastic location with a wonderful view of the Castle from the bedroom window. All amenities were as advertised. The bathroom was modern, with underfloor heating, oversize bath and steam shower (although we did not use this). The kitchen was well equipped, although again we did not really do any cooking. The master bedroom was very spacious, with very comfortable king-size bed and great duvet. The 2nd bedroom was pretty small - a single really, but was fine for my 2 boys to sleep comfortably. The black out shades in the bedrooms were fantastic. We were a bit concerned about potential street noise at night, as there were several bars nearby, but the secondary glazing in the bedrooms seemed to cut out the worst of the noise, and we weren't disturbed at all. We walked to restaurants every night - there were so many to choose from within a couple of blocks. We have rented a lot of apartments over the years and this was definitely one of the best in terms of comfort and location. It felt like staying at a friend's place. |
