Further details indoors: A beautiful and comfortable studio flat with a in a fabulous central location. The living room is bright and spacious. Large, mullion paned windows overlook historic roof tops and the view of the Castle from the kitchen is spectacular. There is a modern hideaway double bed with a very comfortable deep mattress offering a great sleep.The flat is at the back of the building and quiet, away from the bustle of main street. There is also a secure bike store.
The new bathroom is freshly decorated with 3 piece suite and power shower over the bath. Towels and hand made guest soaps are provided. The kitchen seats 4 at the table and is fully equipped.
Separate from the living room, the kitchen has a table and 4 chairs, washing machine, microwave, cooker, fridge, kettle, toaster, coffee press, full range of crockery, cutlery, kitchenware and glasses. Fabulous view of Edinburgh Castle are enjoyed while you eat!
The livingroom is bright and cosy with a 32" HDTV + freeview, DVD player + films, CD/radio/iphone/ipod player, telephone, free wifi. there is a comfy sofa and easy chair and ample cupboards. Lovely rooftop views towards Edinburgh Castle. Peaceful, quiet and relaxing.
Linen and towels are provided. The apartment cleaned, linen and bed changed at every changeover. An ample supply of extra bedding and towels is also provided. All utilities (electricity, phone, internet) are included. A welcome pack is provided and in the cupboards you will find tea, coffeee, sugar, milk, salt, pepper, condiments and various food stuffs.
Further details outdoors: There is a communal garden for the occupants of the block only. There is also a secure bike store. There is private parking, but this is not always available. However, the NCP car park is right next door and there is metered on street parking. The public transport is plentiful and superb.

Edinburgh is a beautiful and fascinating city; nicknamed "Athens of the North" and deservedly so. Edinburgh is unique in that it has two complete mountains in its centre and beautiful gardens in the main street. Flanked by the Forth Estuary to the North and the Pentland Hills on the South, the views are spectacular all around. There is much to see and do, from shop 'til you drop to walking hills so remote that you can believe you are in the Highlands.
Within Edinburgh there are historical "closes" and even an underground street, as well as museums, galleries, parks, theatre, cinemas and a multitude of places to dine from a porridge in the farmers market to cuisine from almost every nationality in the world. Edinburgh Castle is a must for every tourist and the flat is right across the street!
The flat is in the The Grassmarket which is an area steeped in history and has long been a place of entertainment from medieval times to the present day.
Edinburgh, being a port, also has many beaches and there is plenty of public transport to take you there. There are day trips available if you fancy exploring further afield to other cities, towns, lochs or the remote and beautiful Highlands.

“absolutly fantastic”
the best appt we ever stayed in it was warm and cosy with lovely vews and comfy bed the welcome pack was great. deborah and john were very accomidating as they do the changeover themselves the place was spotless. there is a wide choice of fab pubs and eateries 2mins away. i would definatley stay again and recomend it to anyone regards janet and terry

“Excellent holiday flat, lovely and cosy”

“Perfect getaway for a couple”
Lovely little apartment in a perfect location for the buzz of Edinburgh, stayed for 2 weeks wish it could have been longer, we will return. Very helpful owner and welcome food package was appreciated after a long and tiring journey.

“Great central location”
We spent a week at the Edinburgh Fringe Festival and found the flat to be in a perfect location next to the Grassmarket area, close to all bars, restaurants and mid-way between the Traverse Theatre and other venues. It is clean, well equipped and surprisingly quiet for such a busy area. An interesting experience in a traditional tenement where they wash down the walkways with a hose! The bed could be slightly bigger but all in all very comfortable and we would be happy to stay there again.

We stayed here for two nights and everything was perfect. The flat is very comfortable and has absolutely everything you need- even a washing machine! The owner, Deborah, also leaves you little extras-for example, we had fresh eggs,rolls, milk, chocolate biscuits, oatcakes. In addition, there is tea, coffee,etc in the cupoards.The flat is very clean,well maintained and the view of the castle from the kitchen window is wonderful! The flat is in the Grassmarket area of Edinburgh,which is a wonderful location. The main sights are all reachable on foot. We had a great weekend!

“A home away from home”
very cozy and comfortable, very accessible and affordable The apartment is very neat, has all facilities in the kitchen, the owners provide a welcome pack too which includes tea, coffee, cereals, cake, butter, cheese, milk, juice etc. It is quiet, and the interiors are perfect. It is an excellent choice for 2 people, but for three people also no problem, as we were three in number. Moreover very approachable landlords deborah and John, They really make you feel at home

“Awesome, cozy, centally located flat with a great owner!”
First of all, the owner is fabulous! All emails were promptly returned and she gave us wonderful tips and directions. The flat is exactly as she descibes it and so much more! When we arrived, we had a welcome package of bread, jelly, milk, soap, etc waiting for us. Another plus is that the owners and other guests have left their "leftovers" in the flat. This was wonderful! We had enough tea, coffee, spices, etc to last us for several days and left our extra non-perishables for the next guests. Little things like that made the flat feel like home. We found plenty of dishes and silverware and was surprised that we had a washing machine in the flat. Th location was perfect for us. We enjoyed eating at a pub almost every night and the flat is about a block from the Grassmarket pubs. We also cooked in a couple of nights (the grocery store was right beside the pubs). We were able to walk to almost every attraction we wanted to see and the ones that were further away we took a taxi or a tour to see. Our favorite feature of the flat was the view of Edinburgh Castle from the kitchen window. Every morning we woke up and greeted the castle with a "good morning, castle". We loved it so much that we brought back a miniture castle so we could continue the ritual when we got home. The bed is a pull down murphy bed. We were scared that the bed would be incomfortable but were pleasantly surprised at how comfortable it was. Neither one of us are petite people and the bed was supportive and did not sag at all. I have to say that I had some of the best sleep I have ever had. The city itself was wonderful. There is no lack of things to do or see. Our favorites inside the city was the castle, the museums (which are FREE), and we loved afternoon tea at The Elephant House. The only negative I can say about the flat is that it is up two flights of stairs (which we knew before booking). It was not a problem for us but anyone with mobility issues needs to remember this, especially if you are carrying luggage up those stairs. The first time finding the flat was challenging for us because it is down an interior hall that we didn't even realize was there- but again, once we found the flat, it was great because it was quiet and felt safe even though we were in the middle of the city. We loved our stay here and hope to get back to Edinburgh in the next few years. We will definately be staying in this flat again.

“nicely furnished studio in great location”
We spent 6 nights in this attractive flat and enjoyed our stay very much. To be honest, when we climbed the stairs, we had our doubts, but when opening the door to the flat, we liked what we saw. It is very quiet, light and clean. The heating is super efficient. The kitchen is well equipped, the host provided essentials like milk, bread, butter, cheese and cookies (a very nice touch!) and the views are superb though the windows could do with a jolly good clean. The radio/CD player didn't work but we could get the radio via TV receiver. The bed was a touch small and a bit springy but we had worse. All in all a very nice spot!
Response: I'm sorry about the windows - we do clean them regularly but we have just come through an awful winter and being in the city centre, the dust is continuous! This will be seen to upon my next visit, however! I'm sorry that you didn't manage to work the CD / radio. We had it playing at the weekend so I know it's working. It is very new, still under guarantee and the instructions for its use are in the information folder. I'm sorry that you didn't get to use it because it will also play Iphones and Iplayers when using the appropriate adaptor. “Among the best of its kind”
The flat is furnished to a high degree, comfortable, and quiet. Arriving in a blizzard after a delayed journey, I found the welcome pack of food etc. welcome indeed - as was the warm bathroom and constant hot water throughout my stay. Handy for local attractions and shops (including several second hand bookshops). This is the best flat of its kind /price that I have come across in Edinburgh in the past five years.
Local tip: if you are heading for Princes St or New Town avoid the hill and punishing climb by making your way round the foot of the castle rock, over the tiny railway bridge and through the PS gardens. A pleasant and level route which takes 5 minutes longer but is not exhausting!

The Owners were very friendy and helpful. On my late arrival I was nicely surprised with some food and drinks for me to use. The flat was nicely decorated...very warm and inviting atmosphere. There was a towell, a hair drier to use and also some tourist information prepared. It felt like the owners really wanted me to feel comfortable...and I did so. The only down side of the property was that there was a bit complicated system of using hot water, not a big deal though.

“Fantastic city apartment, great location, excellent castle views & good value for money”
My stay in this apartment was extremely pleasurable and i would highly recommend others to stay, and even come back myself. Everything went so smoothly, from finding the apartment (thanks to the excellent directions) and arriving to a lovely, inviting and clean apartment which had all the amenities you could need plus little extras such as the welcome food that was thoughtfully provided. The location of the apartment was perfect, with everything you would need a short walk or taxi ride away. The apartment also being in a very secure, gated community away from the hustle and bustle of the city made it a great place to be able to relax and unwind after a day exploring the city or a night on the town....with the views of the castle being an exceptional bonus. Highly recommended and great value for money.

“A warm, cosy apartment, well located and well maintained.”
Instructions to find and gain entry to this cosy apartment were clear and easy to follow. I arrived in Edinburgh late on a Saturday night, never having visited the city before, and was relieved to find an apartment that was extremely clean, warm and convenient for the city centre, yet quietly located away from the crowds. The views from the flat were lovely, and the "welcome" pack of bread, cheese and milk were very welcome. I would certainly recommend the apartment, and hope to stay again.
