The large living room is comfortable and a great space for entertaining as it houses a 50” Plasma TV, and a Blu-ray DVD/CD player. It opens onto a contemporary kitchen which is built to provide a trouble-free cooking experience with a cooker/oven, microwave and new washer/dryer machine. The cupboards are even stocked with crockery, cutlery and those all important pots and pans.

The bedrooms offer the excellent respite, comprising of three twin bedrooms, which can all be converted into king-size beds and a double master bedroom with en suite. Each bedroom has been carefully designed and furnished to ensure you have the best night's sleep. There is also a sofa bed which can sleep an extra two guests. All home comforts, including towels, a robe (for the swimming pool) and bedding are provided free of charge. There is also a second bathroom with a full bathroom suite including a shower.

For the ultimate in relaxation after a long day discovering the very best sights and sounds in Edinburgh head straight to the spa, exclusively for James Square residents. It consists of a private swimming pool, sauna, basic weight machines and extra showers and bathrooms.

There is a rooftop terrace to enjoy Summer barbeques and the stunning views of Edinburgh, as well as a rooftop conservatory for those colder, Winter nights to have the pleasure of enjoying the majestic view all year round. Secure, private car parking is also available for a car.

* A refundable damages deposit of £250 is required on entry to the property

* Eight guests accommodated in the bedrooms. Guests using the sofa bed are charged at £20.00/person per night

* There is a 2 night minimum stay period

Cancellation Policy

* The 15% deposit is completely non-refundable

* If you cancel after the balance payment date the apartment will be remarketed

* You will receive the balance back less £50.00 or 10% (whichever is greater) subject to us re-letting your dates

* If we have to re-let the apartment at a discounted rate the difference will also be deducted from your balance + £50.00 or 10% (whichever is greater)

Edinburgh is the capital city of Scotland and as such encompasses a variety of areas and places of interest. There is the Edinburgh Castle, Palace of Holyroodhouse and Arthur's Seat all of which have great historic significance.

There is also Murrayfield Rugby ground which is the home of Scottish Rugby. For shopping enthusiasts there are many high-street and department stores such as Jenner's and Harvey Nichols.


Located within 10 minutes walk of Edinburgh’s metropolis, Princes Street, the flat is the perfect location to explore the delights of the Festival or just the vibrant nature of the Scottish capital at any time of year.

More locally there are plenty of shops and a diverse range of restaurants, excellent transport links with Haymarket Station in close proximity and bus routes to the Airport and Edinburgh’s surrounding areas.

In our original correspondence, you mentioned the toilet was not working to which we said the other toilet was fully functional. The toilet was working, it just was taking slightly longer to fill up. We did not feel this justified a full refund for 2 nights stay and 8 people. We did get a plumber to fix the minor fault in the small pump within 24 hours, which was as soon as we could. You said in our correspondence if you did not receive a full refund you would leave a nasty review on here, so this is no surprise. We are sorry this fault occurred during your stay with us, however, it is not an on going fault as you seem to suggest.
